About this house rental
We are one of the highest rated properties in Punta Mita because we deliver an unparalleled turn-key experience to our guests. Steps from the St. Regis, our neighborhood of Porta Fortuna is a high end development within the gates of Punta Mita.
The Villa has just completed an 18-month renovation including new granite countertops, appliances, outdoor kitchen, fixtures and every furnishing.
This is not a "Key Handoff". At the time of booking you will be connected to your own concierge, Max. He will provide a welcome packet that will include a request for guest information for ID cards, airport transportation info, grocery list, etc. During your stay he will coordinate any activities, reservations and anything else to make your trip awesome.
Your daily housekeeper, Alma, will prepare a hearty breakfast or brunch. Joel heads the maintenance staff, Charro cleans the pool & spa daily and Daniel manages the gardeners & landscapers.
With your "Premier Membership" you will have access to all five beach clubs including Kupuri, Pacifico, El Surf Club, Sufi/Sufito and Sea Breeze at the St. Regis. Sufi is a 30-second walk down the hill. Additionally, you have access to the Four Seasons Golf & Tennis Club--Tail of the Whale.
A six person cart is included to take you all over the resort in comfort.

We have a great relationship with our adjoining neighbors and can rent both units simultaneously to accommodate up to 20 people.
Our property is approximately 4,000 square feet of indoor/outdoor space that has 3-bedrooms, 3.5-baths with ocean views from all over the property. The finishes are unparalleled and your stay here will be one to remember. The sliding glass walls make the home a true indoor outdoor living experience.
The home sleeps 10 guests (two kings, two queens and two twin bunks) and has a private pool, as well as a private hot tub on the upstairs lanai .

There are big screen TVs with premium satellite service, full home stereo system (with zones all over the house and outdoor space), & Sonos., High speed internet, programmable safes.
The stylish kitchen features imported Italian cabinets (Scavolini), commercial stainless steel appliances, and granite counter tops, making it a true chef's delight.
The wet bar features a KitchenAid under-the-counter ice machine that holds 35lbs of ice. The cubes are Regular (3/4" x 3/4" x 1/2") . There's certainly a place for Flake, Nugget, Half cube, Cube and Gourmet but the Regulars are the most versatile. Regulars are a strong compromise for poured, shaken or blended drinks as well as throwing a few scoops in the cooler. If you're going to have only one ice machine, Regular is the way to go. Of course, guests of our stature wouldn't consider consuming bagged or freezer ice.
The outdoor kitchen features a Weber charcoal grill and a gas grill that are built into a granite countertop.
In Porta Fortuna, Villas X1 through X8 face the ocean and have VIEWS OF THE OCEAN.
You will have access to all amenities of the Premier Club Membership:
3 world class golf courses -- two Jack Nicklaus signature golf courses (some holes viewable from the villa). Additionally a driving range and golf lessons; the private members-only tennis club with 10 courts (hard and artificial turf); the Four Seasons Tennis Clubs four courts (hard and artificial turf); tennis clinics or private lessons; kayaking; swimming; snorkeling; SUP, sailing (Hobie Cats) local or deep sea fishing; boating; hiking; riding ATVs; yoga, in-villa spa treatments (massages, facials, etc. all in the privacy of your own villa); days at the St. Regis' & Four Season's Spas, strolling through the nearby village or beyond to Sayulita (a 15-minute car ride)... the list goes on.
You will schedule any or all of these activities through your personal concierge. He will help facilitate any of your requests and is available at all times. They can stock the fridge before you arrive with all of your favorite foods and can also take advance menu orders ahead of time, do all applicable shopping, deliver the food to your villa and arrange for a chef to prepare each meal and menu item you have requested. The level of service that you will receive in our villa is truly excellent. You will be able to custom craft each day as you see fit and all with the help of an unbeatable staff of hospitality professionals.

We had a fabulous experience in this beautiful home. The view is spectacular! We especially enjoyed watching the whales at breakfast on the outdoor patio. Tony our concierge was super helpful. The community of Punta Mita is lovely too and the golf courses have gorgeous views, similar to Pebble beach. Highly recommended this home and we’ll be back for sure.

Amazing property and experience!!
Highly recommend this home for your next punta mita vacation!! It was way nicer than I expected. Beds were very clean and comfortable. We had cooks that made amazing breakfast and lunch every morning and then stayed to clean after which really made it a nice relaxing vacation. Nice having a pool and hot tub there too! Golf cart was fun and made it easy to get around. Roy the owner and Tony the concierge were both a delight! A+ experience all around!!

Amazing Home in a perfect location!
Everything about our stay was incredible! The home is inside the Punta De Mita gated community and gives you access to incredible high end beach clubs. The home is gorgeous! Open and airy, beautiful ocean views, high end decor, wonderful heated pool and an outdoor grilling area. We felt as if we were staying at a five star resort with daily housekeeping and access to golf, tennis, and beach clubs! Tony, the on site property manager was incredibly helpful and was there whenever we had a question or needed anything at all. I would highly recommend this property! Perfect in every way!

Great Family getaway!
This property is so clean and beautiful. Property is updated and very well stocked kitchen. The layout perfect traveling with our college age kids and could have room to bring a couple of friends. We loved the location near Sufi beach club and could walk if we wanted or take the golf cart to so many great beach clubs and into town for restaurants. The owner Roy is so helpful and Tony the on site concierge was amazing. We will definitely look forward to going back!

Punta Mita Perfection
Porta Fortuna X 3 is the perfect Punta Mita vacation rental . I can only agree with all of the previous reviews. The views, location, and decor are beautiful. The kitchen is very well stocked though we did not cook. We had the chef make breakfast one day and it was amazing…. And enough for several days.
The owner and concierge were very accommodating and in great communication! We are ready to return!

Fantastic Punta Mita rental
My husband and I rented this Villa for a long weekend and had a fantastic time. Roy, the host, was really helpful and responsive with questions and Oscar, the concierge at the property, offered incredible service. The community has lots to offer and the Villa is beautiful and has great amenities. Food was fab and getting a covid test to return to the US was very easy and convenient. Highly recommend!

We managed to have a good time in PuntaMita, despite the house was in very bad shape: The pipeline didn’t work, therefore we had sewage smell all over, bathrooms not working, the pool was too hot, couldn’t use it for 3 days. The shower was broken, the golf cart had bad breaks and a nest of wasps, we couldn’t use it a lot, it had almost no breaks. We couldn’t use the kitchen and the garden for many days due to a really bad sewage smell that we think was related with the pipes being clogged by bamboo roots. A lot of workers were coming in the Propriety all day long to fix things every single day for 2+ weeks , we didn’t have any privacy at all. not mentioning the very loud and close by construction (right below the house: 2 houses next to each other), which we were not warned about, having a teen ager we were uncomfortable letting her sunbathe and use the pool only feet away from the workers. The doors kept breaking, we had to learn to fix them by our selves to avoid having more people coming in. many other things not worth mentioning as a broken umbrella, a door that never opened, the water disposal etc. We rented for one month and we wanted to change propriety after 12 days, but the concierge didn’t want us to leave or to give a refund, and they kept us thinking that they would respond for all the inconveniences at the end of the vacation, maybe with some extra time but at the end, they didn’t care and they did nothing but lie to our faces. They said we broke things, (unable to prove, obviously). We are very respectful family and we didn’t break anything, we tried to be away from the house most of the day due to all the problems, one of us had to be there and wait for workers which really ruined our time. actually we are not used to complain at all, but this was too much! Everything was broken before we got there. (being a very scared italian due to covid we had been in a strict quarantine before we got here) We wanted to spend a quiet vacation away from people, we rented a house (full price, not a monthly rate) with a pool for this reason, but we were forced to leave it almost everyday. Actually we would like to have a refund, or at least have the owner take some responsibility. The emails, finally responded to us (4 weeks after), were unacceptable and a joke. I feel bad for the concierge that was trying to do his best. And on top of everything, the owne kept the deposit To replace the broken umbrella, which broke during a heavy night storm.

Zen Casita X3- Porta Fortuna/Punta Mita
Cliché perhaps but pictures don't do the property justice. Beautiful property. Immaculate Style and upkeep. Great location. It was our first time in Punta Mita and I can't say enough good things. Concierge and housekeeping were top notch. Access to the three beach clubs was also spectacular, each with a different vibe. I would return in a heartbeat.

If you could design your own place and have it just how you would like it, this place it it! Fantastic layout and beautifully modern yet totally warm and inviting. All you will wish for is one more day befroe you have to leave!

Much needed Moms getaway
The breakfast cook was super sweet & talented -- we loved starting each day with a big authentic Mexican meal. The housekeeper did a nice job and was virtually invisible (conducted all chores when we were out & about). The concierge service was top-notch -- followed thru with every request in a timely and accurate manner. The only downside was the new construction happening just behind the unit (which wasn't made super obviously going in) but if staying over a weekend (they don't work then) and planning to be at the beach, town or enjoying other excursions for a good chunk of the day, it barely a concern.

Truly Amazing Experience!!!
Wow, just wow. We rent a home in Punta Mita every year for the last 8 years and this was by far the BEST experience we’ve had with any owner on VRBO. I’ve been in the hospitality business for 27 years and these owners have got the customer experience figured out better than most hotels. From the moment we booked to the moment we left, we were given white glove service. When we arrived, the owners welcomed us with a large bottle of Casa Azul, chips and guac- talk about starting off on the right foot! The condition of the home was perfect and it was very well outfitted with everything we needed for the week. Our house manager, Brenda and concierge Danny, were so professional, polite and hospitable and tended to our every need and request, no matter how small. Waking up to views of the water every day was pure bliss and having a chef prepare elaborate breakfasts spreads for us a few mornings was a real treat (try the homemade juevos rancheros menu, it was delightful). Our search for the perfect Punta Mita vacation is over. We are going to return to this lovely casita every year for the foreseeable future.

Beautiful House in Fantastic Setting
We loved this house which was perfect for our two families (4 adults, 5 kids). It has beautiful views of the beach and is a short golf cart ride to the beach clubs and activities in Punta Mita. Immaculate, amazing home, incredible value, our best VRBO experience yet!
We can't say enough about this extraordinary property, but we will be coming back year after year. The experience with the owners and the managers and the concierge were extraordinary, and professional beyond what our other VRBO stays have been. The staff for the house was outstanding and was available to us for any of our needs. They handled all of our grocery shopping, set up babysitters, rented us cribs and made all of our reservations for dining and excursions. The property itself it immaculate. You can tell the ownership takes pride in this property as it is very well maintained. The views! Wow. Also, being in this community in Punta Mita was the right choice. Porta Fortuna (this neighborhood) is really stunning and quiet. WE've stayed in other neighborhoods previously, like El Incanto, Hacienda de Mita and Las Palmas, all of them were inferior to Porta Fortuna. It really is on another level. Their beach club was fantastic, they have the restaurant Sufi in their neighborhood and they have the only pier in Punta Mita, which made our whale watching trips very easy to access. If you're debating between this place and somewhere else, you shouldn't, this place is golden and incredibly well stocked.

This was our favorite place in Punta Mita that we have stayed in. It was perfect in every way. The views from the house are spectacular, the kitchen is perfectly stocked, the beds are comfy. Not a complaint!

Punta Mita Perfection!
This was our third trip to Punta Mita, but our first stay in Porta Fortuna. The home was beautiful and very well maintained. The layout worked perfectly for our family. Our staff was amazing --Gaby , our concierge, helped us out with so many things from booking restaurants to arranging a wonderful cook who made the best meals. The location next to the new Sufi beach club was ideal. The pool area is gorgeous and so peaceful. Of course, we also took the golf cart to Kapuri Beach Club, which has so many wonderful amenities. All in all we couldn't have been more pleased with this home and the service we received here. We hated to leave this wonderful place. We will definitely be returning!

We stayed in this BEAUTIFUL home during our son's birthday. Not only was the concierge lovely and helpful, but the staff made the stay comfortable, warm and welcoming. Everything from the chips, salsa and guacamole when we first walked in the door, to the flower "Happy Birthday" sign on my son's bed the night of his birthday. The Kapuri Beach Club, the grounds, the town of Punta Mita, EVERYTHING is AMAZING!- there is nothing more that I can say other than BOOK THIS HOUSE!! We WILL be back again and again and again...

Loved the location and loved the vacation!
We have been renting in Punta Mita for several years and this was our first time in Porta Fortuna and this house. The pictures of the home online are what you will see upon arrival. The home and the views are outstanding. Our concierge, Gaby, was there to help us at anytime with anything we needed. We had a small issue with the AC upon our arrival and by the time we returned from dinner it was all fixed! We enjoyed many relaxing days and nights by the pool and hot tub and also being able to order from Sufi and pick up and eat in the comforts of your own home. The golf cart available for our use made going to the beach clubs a breeze. We had such an amazing vacation we have already booked a return trip this summer. This home will not disappoint!

Amazing stay, incredible staff, perfect vacation
The vacation we had here was incredible. The property is set up perfectly and staffed with the most gracious, welcoming and professional staff we have encountered anywhere. Easily rivals the St. Regis and in fact I would prefer to stay here over the St. Regis for many reasons. The quality of the craftsmanship in the property was incredible. Being able to walk to Sufi, the best restaurant in Punta Mita was especially important to us as was the easy access to the pier and the best break in Punta Mita. I would highly recommend staying here.

Amazing Holiday Vacation
Highly recommend this lovely property. It is magnificent with a five star WOW factor. Beautiful views, clean and "zenful". All the amenities and details of this amazing Villa make it stand out above the rest. Activities, attractions & restaurants all within a short fun golf cart ride including access to multiple beach clubs. FUN! The customer service is top notch; anything you want just ask and it is there. I took my niece for her 18th birthday and my mother for a 3 generation beach get away and all 3 of us had a blast. Our concierge, Soledad, went over and beyond coordinating transportation, boat tour, restaurant reservations and more. She even coordinated with my airline to find and deliver my lost luggage. I never had to worry. This Villa is exceptional from the moment you set your eyes on the outside to every perfect detail inside. Cannot wait to return. Thank you!

18th birthday
The 2 villas were a perfect way to be both separate and together. We celebrated an 18th birthday. The location was beautiful. The new Kupuri Beach Club was very nice. The concierge was super accommodating. Anything we needed he made sure that we had. The chef was very good. I wish she cooked for me at home. I definitely plan on going back and staying here. We have stayed at the 4 Seasons and Las Palmas and we enjoyed our stay at Porta Fortuna the most.

The house and pool were amazing, as were the surrounding areas. It was an ideal vacation setting for our family with two young children. Having the golf cart was ideal as well so we could explore the entire area. We'd definitely stay there again.

As great as expected!!
We travelled 3 families (6 adults, 2 x 18year olds, 5 x 11-13 year olds) and it was great from the time of booking. As soon as we booked the house, they guided us with everything that was required prior to the trip. The villas were great, the concierge very helpful when needed and chef Mario was outstanding. It was our first time renting a villa and we would do it all over again and would probably go to Punta Mita again and stay at the same villas. The new Kupuri Beach Club was amazing. This trip was great from start to finish as much for the adults as the kids. I strongly recommend Punta Mita and Porta Fortuna.

We rented this condo and the condo next-door for a 70th birthday party. There were 14 of us and accommodations were perfect. Both condos had 3 bedrooms and 3.5 baths. The location was stunning and views amazing. We had use of a private beach club that had exemplary service and a wonderful beach for our kids to swim in. We had the use of golf carts that we drove everywhere. They were in perfect condition and easy to use. Our concierge was beyond helpful and scheduled all of our dinners, massages, zip lining, golf, grocery service, and personal chef. She did an amazing job and all of our services surpassed our expectations. I would highly recommend this trip and condo for any celebration or just for a perfect getaway.

Loved it here! I've been to Punta Mita before but & stayed other places but from now on - this is the only place I will stay. The owners & staff have thought of everything. You must have the chefs prepare food at the house - we did several times & it was so delicious! Make sure to check out the sunset while dipping in the pool least once. Everything is just so beautiful & easy - which is exactly what we were looking for on our getaway. You MUST take advantage of the concierge services - he hooked us up with restaurant to choose from & lots of different activities. We will ABSOLUTELY be back!!!!!!

First time to Punta Mita and couldn't have selected a better place. Rented both houses for a large family getaway and was impressed on all levels. Not only were both homes beautifully designed but the amenities and convenience of location made our stay most enjoyable. Five star catering, professional housekeeping/concierge services, easy access to great restaurants, and close proximity to sightseeing and water sports (all accessible by golf carts which come with the house!). This was like staying at the Four Seasons/St. Regis but on your own terms and in a MUCH better, private environment. If you go to Punta Mita, this rental will keep you coming back...we can't wait to return!
