We have done this trip for several years, and this was the best house that we have stayed in with our large group yet. House is set up nicely for a large group, but families can have quiet and privacy.
Having only one washer/dryer was a challenge, but we made it work.
The walk to the beach is so close, and it was nice and easy to walk back and forth as needed.

Beautiful Property…clean house
4.0
Property was terrific and fit our family group of 27 just perfectly! Location was great, the view was beautiful, and the house exceeded our expectations. The only negative is that it could have been a little cleaner - overall, it was clean and in great shape, but looked as if it had been cleaned in a hurry and a few minor details were overlooked. The check-in process was easy, with no problems during our stay. We would stay here again and I highly recommend this property!

This house was the perfect place for us to stay together as a team. Plenty enough room for all of us. Easy access to the beach as well

We had 4 of our kids and their families with us for a wonderful beach vacation. There was plenty of room for all of us. The large kitchen / living area was ample for all of us (16 total). Our only complaints are minor: 1) the kitchen garbage disposal was inoperable when we got there. I was able to find the reset button and get it to running 2) the kitchen sink faucet is very loose and wobbly and needs to be repaired 3) the check in instructions were not clear as to which building we were in. It took us a while to understand that we were in the northwest building, labeled NW. 4) one of bathroom tubs on the 3rd floor was clogged and unusable. We just did not use it as a result. We had an extra bedroom because part of our family was not able to make it.

We truly enjoyed our stay. The listing is very accurate. We had a couple of maintenance issues that were addressed in less than 8 hours, which we appreciated. There were a couple of minor cleaning issues that we observed. We easily took care of those ourselves. Overall, we enjoyed our stay. I would give it a 4.5/5 if I was given that option.

Decent stay
We had a couple maint issues. The AC didn’t work for a entire 24 hours on the 2nd floor and the floor got to 83 degrees. We called right away but took a very long time for them to react. Also we had two ceiling fans not work in the bedrooms but I don’t find that a really big deal. The other bigger issue is the water pressure is nonexistent if you are using more than 1 shower on that floor while others are showering below you. I know people said this is a city issue but a 3/4 inch line can only supply so much water to a house and the upstairs is the last room on the loop. With that being said they need to add a pump or separate water supply for the top floor.

It was everything we were looking for! It was accommodating for what we needed it for. Everyone in our group including the kids loved the place. It's very modern the only thing if I could change something would be the water pressure in the showers but other than that it was perfect

We loved our stay at Breezyville! The property was lovely, had a great large group meeting area with the kitchen and living room combo, and the balconies were a gift. Our high school youth group stayed at two of the houses for a Spring Break discipleship trip - normally we stay in hotel rooms, but we will never be going back to the old format. It was a blessing to be able to know that our kids were safe in the homes and able to have lots of fun. We appreciated the large pantry, ice machine (!!), numerous bathrooms, and overall clean space. Thanks for allowing us to make Breezyville a home for a week!

Great location and layout. For a house that sleeps 40 people it needed a larger, or multiple, trash cans in the kitchen and possibly another washer/dryer. The water pressure in the showers was NOT resolved as the property manager had said and there were times where the upstairs bathrooms had zero water! The house was set up and spread out nicely for the large group we had and there was plenty of space to spread out. Can’t beat the easy walk to the beach and the pool.

It needs to be better stocked in the kitchen for a house that sleeps 40- Only one fridge!! Not enough seating for tables. very little silverware , no big skillets, only one coffee pot, small ice maker, only 2 small pitchers. Issues with the front door. We did like the 12 bedrooms- 5 kings & 5 with 2 doubles & only one bunk room.

This house is beautiful and location was great! However, there are some issues. We had 30 people in our group. This house says it sleeps up to 40 people, which it does. But I feel that with 40 people, you need to accommodate towels for 40. We only had 4 towels in some bathrooms that share with other rooms holding 10 people. Also the kitchen appliances were not accommodating for large groups. There needs to be bigger pots and pans. The stove didn’t work right at times? Our biggest problem was the water pressure. The bottom level was great but as you go up to each floor, the water pressure got worse. It was so bad in fact, that the top floor had nothing at times, yes nothing. The top floor alone houses 16 people who couldn’t take showers at times. Once I called property managers, they said that there have been other complaints about this and that they think it’s a city issue but that they would send a maintenance guy out and have the pump changed the next day. He didn’t show up till 2 days later which was close to the end of our stay. Then once he switched out the pumps, it didn’t fix the problem. We went around and asked the other 3 houses if they had the same issue and were told, yes, in fact they had the same issues. So obviously it must be a city issue. I think this needs to be addressed because our water pressure was awful. I feel the property owners know this and choose to tell customers whatever to get by not having to address the city about it. Therefore I had to leave this negative review. Don’t get me wrong the house was beautiful and the beach was right there, but things were cheaply done in my opinion and the water pressure was a deal breaker for us!

This house has great potential and should be a gem… BUT, the builders seem to have focused more on saving money than building quality properties. The location of the 4 Breezyville houses are top notch, on the beach about a half mile or less from the 59 intersection. When my family first arrived to our house (Breezyville NW), we were very impressed but quickly discovered many shortcomings from a shoddy build, many of which were critical to our overall experience. I’ll start by listing the issues we found to be most impactful… The water pressure in the bathrooms was awful. Multiple showers couldn’t be used at all during our stay if the dishwasher or washing machine were operating. Water would either slow drip out of the shower heads or not come out at all. We called the property manager’s maintenance team to alert them of the poor water pressure and they informed us that it was a city issue and that there was nothing they could do while they waited for the city to fix the issue. We called the city and they told us that the water pressure issue had never been reported and that the property managers were ultimately responsible for resolving their water pressure issues. The property managers then told us they’d call back after we reported this and they never did. 2 of the other Breezyville houses were occupied while we were in ours and occupants from those houses also said their water pressure was very low and multiple showers non-operational. The fourth house wasn’t occupied because of repair work being done because of damage caused by leaks (what we were told). There was only one refrigerator and freezer in the house. They were both large but the refrigerator was far insufficient for a 12 bedroom house with 36 occupants. We couldn’t do our usual large trip to the grocery store for food for the entire group for the week because there wasn’t enough room in the fridge. That resulted in more trips to the grocery store than we would have preferred and having to store beverages in room temperature or in coolers with ice. Some of the bathrooms had no trash cans or toilet paper holders. The kitchen was short on key items for the amount of people it accommodates. We had to buy styrofoam cups for coffee because there were only 3-4 normal sized coffee cups. There were an abundance of what appeared to be tea cups that only hold a few ounces of coffee. Now onto parking. For a house that sleeps up to 40 people, there are only 6 parking spots available.

The locations is great! It is walking distance to restaurants and close to grocery stores. It’s very close to the beach. The rooms and bathrooms are nice and the beds were very comfy. The kitchen is big, but some of the essentials were missing (cutting board, more forks, bigger baking sheets, pot holders). We couldn’t find a broom. Overall we had a wonderful time and definitely recommend this property.

A couple things to point out and make clearer.
* There are four properties in this complex. Two are beach front (ie nothing impeding a view of the beach and surf). The other two are directly behind the beach front properties. We rented the property in the NW corner; "Breezyville North West".
* From the east side of our back balcony, you have a great view of the pool area and a good view of part of the beach. I was completely satisfied with the location.
* The complex is brand new which I really liked. The only issue we had was some slow running showers which was related to the "newness" of the facility. But within 10 mins of calling maintenance, I was speaking w/ the maintenance head and he was at the complex fixing the issue (plugged filters... a common problem with any new properties). So A++ for maintenance.
* There is a dedicated icemaker in the kitchen...a big plus.
* The location within the Gulf Shores locale is wonderful. Lots within walking distance and grocery stores just a short drive.
* It is a trek to get up the stairs to the living areas with luggage and groceries. A dumb waiter or elevator would have been nice. I would not call NW Breezy "handicapped accessible".
* The folks that arrived first had a bit of an issue getting the keybox to open. One of the locals that helped, said he had the same problem (just needed to fiddle w/ the lock a bit).
* Upgrade the pillows in the queen rooms. It's such a nice place, no need to skimp on a small accessory that means so much.
* The porch areas are wonderful... especially early with a moring coffee!

This property is close to the beach and all activities in the Gulf Shores area. The large layout was great for a group traveling together, but one washer and dryer was a bit tough for a property this size. Upon check in, we were greeted with dirty floors and bathrooms (sand and hair) and later that evening discovered sheets were not changed, again hair and sand. Having to strip beds and wash sheets after traveling was not fun. All in all great house for a large group and hopefully they find a new housekeeping services in the future.
