Just the location nothing more
Rooms are very old. People on the reservation is not very hospitable for us. They tricked us on out next stay when we want to cancel our reservation. There is a humid inside of the building.

Beautiful building. Great breakfast. Close to beaches and local restaurants. Staff were very kind.
No aircon so was very hot during the day, but door to balcony provided beautiful evening breeze.

An experience! Faded grandeur with excellent staff. Good location and easy bus ride into Genoa.
A bit old fashioned!

A unique hotel in a superb location. If the normal bland chain hotel is not your thing, stay here and enjoy a wonderfully different experience.
The staff (mainly all the family that run the place) were superb. Very friendly and welcoming. The decor is classic faded grandeur and not everyone will understand it (a couple of American guests made the comment about it needing renovation - oblivious to the fact the villa is older than America!) We had dinner at the hotel as had had a long drive and it was good old classic Italian home cooked simple food. All round a lovely, lovely experience.
No complaints at all. Just a couple of comments that might help others. The entrance gate is very narrow (although clearly getting bigger as some wing mirrors have taken some chunks out of it). We drove a Merc B class and this only fitted through by folding in the wing mirrors. Due to the age of the building there is no aircon but the building is naturally cool so was not a problem (end of May when we were there so quite warm outside).

An old beautiful villa with an ancient italian flavour. Very close to the seaside. Nice breakfast, very friendly staff. Beautiful garden. Very close to the train station.
Everything was fine for a short stay.

A beautiful old villa in a great place for visiting the area (well worth a walk around). Lovely large terrace accessed from the room. The evening meal was superb and a good choice at breakfast. Staff were very helpful.
The entrance for the car is very narrow but, this is part of this buildings charm. Pity that some of the frescos in the main hall had been whitewashed over.

This place is beautiful, with a lot of charm. The people working there were super friendly and accommodating, the room and the bathroom were clean, breakfast was great. The location is also very convenient. I would stay there again without any hesitation. Thank you!

The room was spacious and the bathroom looked fairly new. Breakfast had nice cakes.
Although the owners want to give an antique and vintage vibe with their hotel, it is clear that most of the facilities and furnitures are actually a bit run down and plain old. Our room was a mix of cheap new furniture and old and not so nice one, including old blankets that have had better times. It was a large room, but not cosy. The garden as well could be better kept, as we walked around we noticed there were several signs of things just trashed on the side of the garden. For this price we expected more.

Beautiful, classical style. It's like spending the night in a museum.
It's old, a bit run down, but not in a way it bothered us. The beauty of the place definitely prevailed.

I love old villas and their charm, so this was the right place for me. Beautiful paintings on the ceilings and just the atmosphere is wonderful. Our room was large and we had two windows that we were able to open to get some fresh air and enjoy the view. It was nice that we could use a quiet ceiling fan during the night. For breakfast we could choose to eat outside or inside. We choose outside and enjoyed the garden. The breakfast buffet was typical Italien, consisiting of sweet delicious pastries, croissants, homemade cakes and jams. Cappuccino and coffee was served at the table. Parking was not a problem although we were very nervous about driving through the stone gate archway. It looked impossible to get through especially when we arrived at night. We were able to message the hotel and received a very fast reply that there is another entrance and directions were given. The next day, during daylight, we decided to try the narrow gateway and holding our breath we fit through. So, it does have a width of a little more than 2 meters. Our car has a width of a 2,08 m with the mirrors out and we fit through. I am writing this because it would have saved us a lot of time and nerves knowing this ahead of time.

Staff was amazing. Breakfast was home made and delicious. The room was very big and confy. The hotel has an old Style and the decoration inside is really like going back in time.
WiFi doesn't reach the bedroom

The villa building with ancient decorations. I had a sea view out of my window. Nice to stay in or to walk in the neighborhood/along the coast or to go to Genoa. Quiet and peaceful place. Good breakfast.

quirky old villa. comfortable and very large rooms with modern bathrooms. fabulous breakfast with homemade bread, cakes and jama
the villa is a bit tired and dated. dinner was good but there are better restaurants a short walk from the hotel

Large Family Run Hotel. Very good food in the restaurant, well worth a meal or two if you are staying as a resident. Breakfast was a nice spread and included freshly made ricotta and cakes every morning. Very helpful staff, concierge was super helpful with directions to scooter hire and nice beaches and also gave us tickets to see shows other guests had left.

The location, the setting and the building are amazing.
There was no airco, it was very hot to sleep.

Loved the villa, sooo rustic, a piece of history. The meal at night was tasty and really reasonable and breakfast was lovely...the courtyard was nice for our meal..the bed was comfy, the pillows not so much..like mine a bit more malleable...the shower was an experience lol I knew we didn't have a bathroom in the room and it was great the one we did have was only being used by ourselves but to say it had a weak water flow would be an understatement...only use an 1/8 of your usual shampoo as you'll never be able to rinse it out..BUT still worth it for the exerience
