It is a very nice villa, situated in 3-5 minutes walk from a paid beach and 5-7 minutes walk from the public beach (depending on how fast you walk). Also in 5-7 minutes walk away there is a train station, and for 1.5 Euro you can get to Rome (The ride is about 35 minutes long, and there is climate control in the train, which is especially nice during heat). The host was extremely nice and welcoming, helped us with many questions and gave advice on where to go and what to see, where to rent a car, etc.
Also on that same train or on bus (the bus stop is super close to the villa) you can get to Ostia (the supermarket is there, and a lot of nice restaurants) and to Ostia Antica (a historical site, that I highly recommend visiting). Normally there is a caffee/bar next door to the villa, but it was closed on vacation during our stay. You can also eat in several beach restaurants in the same neighborhood, where the villa is situated.
The villa has all necessary items and facilities: two bathrooms (with a bathtub and a standing shower), washing machine, dishwasher, gas stove, fridge, a very cosy outside table big enough for a company of 6 or more people. Except for the steps on the entrance, other rooms in the villa are rather flat (one of our group had to use crutches when walking, so this was important for us). The steps are somewhat an obsticle, but we managed, given that there were only two of them. There are some trees around the villa, and a place to park a car inside the villa territory, behind the gate. Also there are two doors in the fense: closer to the main road and closer to the seaside.
Overall a very good experience.
Don't turn the dishwasher and the washing machine on at the same time, because it can overload the grid and cause a blackout. The electricity panel is right outside the villa gate, but you will have to go outside the house to get to it.
