It’s unfair to charge the full price of a chapin breakfast when the continental breakfast is included. Charging the difference would have been just.
The amount of butter served for two persons could be more generous considering your astronomic prices.

The views are incredible
The construction noise was awful. Additionally the drive was closed so you had to climb 4 flights of stairs just to check in. I ate at the restaurant several times, but on the last night, I had very "fishy" smelling seafood risotto....and spent the rest of the night vomiting.

They supposedly organized a pick up for us that never showed up. We had to phone the hotel and wait for ages for one to arrive.
Breakfast is incredibly mediocre given what they charge.
Their iconic infinity pool is currently closed for refurbishments but they don't offer guests any discount because of this.
Overall this is a beautiful hotel but just simply not worth the $400+ a night you have to pay to stay here. After staying here we stayed at nearby tzampoc resort which was half the price and just as nice (Casa Palopo maybe a tiny bit nicer overall but no way worth an extra $200). This would be a 9* review if it wasn't so overpriced

It is a beautiful property, well decorated, rooms are very comfortable.
Food was too small quantity and very expensive
It is a very expensive hotel and when we arrived, we found the hotel was under a big remodulation. No communication was sent to us when we booked the hotel. It was very disappointed.
The beach was not possible to use due to the construction.

Rating/advertising/ price of this place as 5 stars misguide you. The overall impression is a dated hostel. Indeed there is a lake view but lake itself is far away. No beach, no docks , no boats. Not suitable for people with certain health issues like walking ( many steps up and down to get to different hotel facilities) or allergies ( room was impossible to stay in due to strong chemical smell ). No gardens/ backyard- like entrance, total fraud. Stayed for 20 minutes, left despite full payment been charged prior arrival.

Stunning location. Such a unique property.
Our room did not have AC so we had to sleep with the windows open. This led to sleepless nights due to the noisy road, lots of barking stray dogs, fighting cats, neighborhood parties, etc.
We also thought the per night cost was overpriced compared to other hotels we’ve stayed in.

Everything! I must say it appeared that this hotel is the main reason to visit and enjoy Lake Atitlan. It's the best what was happened with this Lake.
NO ANY OTHER HOTEL LIKE THIS IS AROUND ATITLAN! I inspected all upscale properties around. NOT EVEN THE CLOSE ONE AS GOOD AS THIS ONE!
1. Lake views - absolutely incredible, breathtaking, tranquil from most of the points in the hotel:
restaurant, pool area, almost every room
2. Beautiful surroundings: gardens, terraces
3. Gastronomic food and drinks
4. Romantic atmosphere, design, music, aromas!!!
5. Knowledgeable staff, attentive and care
6. Very quiet!
7. Hotel guest exclusive dock (for boat tours).
8. If you stay only 2 nights - do not waste yout time for exploring towns around (it's nothing special). Hotels facilities are much more enjoyable!
The hotel divided to 4 blocks:
Main house with the restaurant/lobby and some rooms (with the high ceilings)
Small building with 4 modern rooms (2 junior suite, small room no view and Santa Catalina). Almost all with a partial Lake view, but nice any way. I like them the most.
Villa (very high on the hill. Consist of 3 rooms. Absolutely incredible views. But shared pool with all hotel guests 😊 )
One more building on a side..
We stayed in the modern part: Junior suite Santiago and superior San Francisco (and it was absolutely the best choice): modern, quiet, nice.
1. NO nets (bug guards) on the windows. So you can't sleep with the windows opened :( no fresh air and it's dissapointing a lot, because air is pure and so pleasantly smelled.
2. WiFi is extremely weak in all areas (room, reception, restaurant :( )

This place is amazing! You feel like your in the amalfi coast but you're really on a beautiful lake town in Guatemala. The staff is SO nice. I still miss this resort. There isn't a whole lot to do around the towns but just relaxing here is the highlight. The restaurant is so good.
