Clean, good location outside the tourist resorts, nice kitchen for cooking. Great rooms, bed was comfortable, terrace is peaceful, safe, quiet area, excellent
A lock for the shared bathroom, so you know if others have occupied or not, a green (free) to red (occupied) display or so something.

Was a super nice big apartment, with a great terrace. It felt safe, and was in easy walking distance of the town and buses. The communication with the owners was super helpful and friendly. Great start to our Mexican adventure.

Very spacious, two big beds, kitchen has more or less what you’d need
One of the windows doesn’t really close so there’s noise from the outside, it’s only a net. The bathroom was quite small and there were bugs everywhere in the house, even a cockroach

Die freundliche Kommunikation mit dem Personal, vor, während und nach dem Aufenthalt.
Tolle gepflegte Küche.
Das Bad war etwas klein und wird von 4 Zimmern geteilt

I stayed only one night. super friendly and helpful staff: Thanks Diana! easy check in with code, everything worked well! Super big apartment. Nice patio. Coffee facilities, some drinks available in the fridge and drinking water provided! Location is very good, many restaurants, bars, supermarkets available in short distance. I loved the attention to details: plates, mugs, bed linen in a Mexican décor. I would book again if in Cancun
everything was good, maybe something to hold soap, shampoo, inside the shower? Small details

This is a perfect stay in downtown Cancun! Super clean, great air conditioning, close to downtown shops and restaurants and a brilliant kitchen set up to do some of your own cooking!!
Nothing! Everything was great

Clean and tidy. Air con was working well. Easy check in. Good instruction when getting into the property.
The electricity gone on/off several times at night. The windows do not close completely (old system). Needed to connect to Wifi each time electricity came up.

I loved the space. The appartment was big and had all the facilities I needed (like a kitchen, a tv with netflix/disney+ etc), the beds were comfortable, there was filtered water available and when I arrived there were some welcomedrinks for me in the fridge. The help of the staff was also great they've took good care of me.
If I have to say one thing I didn't like (what didn't effect my stay in a negative way, i have to mention that), is that the bathroom was smelly. There was a smell of old soap/hairs that seems to came out of the drain.

Was very sort walk from the bus station.
The bathroom was very small but I guess is not a major issue

The location felt safe, easy to get to and a ten minute walk from the ADO bus station. There are good restaurants and grocery stores that can be reached on foot.
The room was old and disappointing. The WiFi was very spotty but would allow small amounts of internet access sometimes.

the staff were nice and helpful. the rooms were clean and really big. the location was not bad. well equipped kitchen.
we used the option of transportation from the airport to the hotel that offered accommodation. the transport was not waiting for us. I called the hotel, he was supposed to come, but he didn't come for another hour. I waited two hours with my family at the airport after 13 hours flight. (I used this option for the third time and there was never a problem)

A very nice converted house. Each room has its own bathroom and there is a communal full kitchen which has a fridge everyone can use.
The staff were nice and were very quick to act when my toilet suddenly didn't work. It was fixed in no time!
The location is OK, good for the Market 23 and the Parque but quite a walk to the bus station. There isn't a lot to choose from with restaurants etc so the Parque and Av Tulum is the closest bet.
The room was really large and airy. Bed was comfortable. Shower had no curtain but there is a floor mat.
WiFi would cut out occasionally as the router was downstairs but would reconnect as soon as I got closer to the stairs. MOst of the time it was fine.

We liked the location and also the big space of rooms.
The AC was only in one room, the other one had only fan and it was little bit hot.

Attitude of check in lady/personnel
Free water keg in kitchen
Kitchen available to use
Quite close to mercado 28 - great place to eat, exchange money, buy some trinkets
Approx 15min walk to ADO bus station to airport,
10mim to plaza where you can eat local food, listen to local artists
It was an adequate place for us to get acclimatized to Mexico after our flight
Bus stops to get to zona hotelera were not far away
Smell from bathroom - not terrible but not perfectly pleasant, but toilet/bathroom could be closed and then it was no issue in bedroom
Water stopped one day but they fixed it super fast

The place is well located and secured. Beds are pretty comfy and large enough. The kitchen is not modern but is well furnished. The common area and rooftop is nice. Cleaning is done everyday in common areas by a team of professionals house keeper. The Manager Umberto is nice, speak well english and is alwaya a good help. Good value for money.
The bathroom is way to small and not comfortable. Same location for toilet and shower and you have to share it with 10 guests and the staff... sometimes you have to wait for a long time to access it. Windows are not the best so you can hear the noise coming from the streets. Curtain don't hide the light.

large room
friendly personal
very Bad Internet Connection
tv did not work and could not be switched off during the night

location to bus drop off and pick ups, near markets, stores and vendors
The bed was too small for me, my feet hang over the edge. Small insects in house that come out of the cracks in the floor and would bite. The room needs more towels depending on length of stay, more lighting above the kitchen would be nice, more hangers or areas to hang clothes.

no water on the bathroom even though I paid for a private bathroom

The place was very convenient, easy to find and with lots of parking spaces around. The room was cute and the terrace was great to hang out.
The bathroom was a bit small and there were not enough plugs inside the room.

it is a great size apartment, I love that there was a full kitchen with microwave and toaster, there were two beds, one in the bedroom and one in the living room, The locals were quiet and not much of any street noise. We were granted a an extra hour Late checkout due to a delayed flight for a tropical storm so that was very nice. there was a beach umbrella and boogie boards along with a iron to use. i definitely recommend it was close (walking distance) to lots of shopping, Public bus transportation (which is the best and cheapest way to travel locally rather than taxis) food, and activity guide people to get you discounts on activities, just make sure you go to multiple of those activities to find who has the cheapest price. locals are helpful with directions and advice. When shopping or getting food in this area bring a good sum of cash to exchange for pesos. sometimes they will charge more for USD or they won’t have change. the room was cleaned once around the third day during our trip which was perfect for me. there is a very nice gated outdoor porch. there were no other charges when we arrived and we were given some welcome drinks which was very nice. we walked a number of time through the streets at 10-11pm and we were perfectly fine (even though I don’t recommend doing that anywhere you go). Moral of the story, I stayed for 7 days and loved it!
the A/C was a struggle to work but when we got it to work, it was very good and cold. When we arrived we were a little worried because the code give to us to open the gate didn’t work, but thankfully we were helped by the nice cleaning lady. the coffee make didn’t work but that’s okay , I’m not a big coffee drinker. i had trouble reaching the property by phone but text always worked. live the property. littles things like these are easy fixes that would make it a 10/10

quiet, seemingly safe area. house is well maintained. wifi internet worked well.
no complaints. just that central / downtown Cancun is not super interesting, imo. But that is not a fault of this property.

it was easy to reach from the bus station - just 10/15 min away. The host was easy to approach and connect to. It’s a self service house with separate rooms and I had a shared bathroom, in general ok for the price and I enjoyed my stay. But you also need to realise that it is just a clean normal room not a hotel. Coffee was available downstairs, which is always a nice touch for me.
at night the AC/or cooler was very loud next to my room. it seems to turn on after people used the bathroom. again I am a good sleeper, but might not be for everyone.

there was a lot of noice coming from the water container in the backyard that I could even hear through earplugs. after commenting it they said it was fixed but unfortunately it was even worse.

Room was super clean, fast wifi, bed was amazingly comfortable, room was a great size and also had hangers and shelves for your clothes. Airconditioning worked great, ceiling fan was also perfect to have. Now the shower was the best! Hot shower, great pressure and the shower head spray was perfect!
Would happily stay more nights here but sadly couldn't extend my stay otherwise I would have
Not enough time to stay more nights

Location is great, close to Walmart, gas station, money exchange, and bus station; on street parking; nice garden and big room with living room, dining area, kitchen, and bedroom. When drinking water and gas cylinder ran out, the host almost arranged immediate supply.
Shower water is slightly small.
