Casa Andalucia is in a beautiful location, the view is amazing of the beach and town. We had the place to ourselves. Really liked the pool, hammock and outdoor seating.
- The room wasn’t clean, ants everywhere and blood stains.
- Sadly we read two reviews about staff stealing things while we were staying so this tarnished our stay slightly as we were worried to leave. I must add that nothing was taken.
My recommendation for Casa Andalucia is to refurb and rebrand the hotel. It’s an amazing location with a lot of potential but the simple things need to be done night! My summary is at first sight this place is amazing but when you stay longer you realise some issues.

beautiful views from the pool and very nice staff
incredibly HOT room with minimal ventilation and no view other than a gully. staff were pleasant however unable to assist. unable to sleep due to intense heat and broken fan. asked for a fan and if we could pour water on the cement slab which was the roof and staff were unresponsive to this request. wrote hotel management and also no response.

Privacy and an amazing view from the pool
It was a bit of a strange experience. We could just walk in and they did not ask for our names nothing and the doors were always opened and anyone could come in. Felt a bit weird

Amazing view, location to town, delicious breakfast by Mierte, secure. Swimming pool was a lifesaver
I liked it all. Just could do with some extra hanging hooks in bathroom &/or a small coffee table/bench for ones suitcase. Some of the outdoor furniture is looking tired & deteriorating & could do with a revamp.

They did not honor our confirmed price for 2 adults and a child, saying our reservation was for 2 adults despite my documentation. They did not provide the agreed upon tv, pool towells, desk and chair and toiletries, again asserting that we could cancel. It took us three hours to get there and there are scarce rooms available during Holy Week. Finally, the stairs to our room were steep and uneven and I fell and was injurred. We climbed these stairs at night to sit on the upper deck. The lower levels where we were were unlit and we were left tobuse cellphones to light our way. Last time coming to this place.

The location is in a convenient location close to town, and the bed was comfortable.
Our booked "Bay View Bungalow" had no bay view. It looks like it did a few years ago before trees on another property grew and blocked it, but you can't advertise a feature that no longer exists. Kind of like hot water... there was none. When we asked the night attendant he said it was under maintenance. When we asked if we could move to another Bungalow as they were clearly not occupied he said they didn't have hot water either. The Bungalow itself was not clean but otherwise okay as a very basic stay, although the side patio that we would have used to enjoy the long gone bay view did not look at all solid. There was no drinkable water...for purchase or otherwise, and we were told that the included breakfast would not be prepared until 8:30, long after we wanted to be up and out for the day. Our complaint about the lack of hot water led to a $16 credit. This was not an enjoyable stay, it's hostel level accommodation at 3 times the price. Avoid, you can do better.

the pool and the view
I think that this place is really expensive for what it is. The photo of the room are from a few years ago and now the room doesn’t look like that anymore. The room was full of spider web, there is no door for the bathroom, only a small curtain that is not even covering the whole toilet and I was really not comfortable enough with my partner to go use the toilet when he was there, the wifi is really really bad and sometimes non existent, you can just pay cash at the property or of you have an account from Nicaragua by bank transfer. We were supposed to have a fridge in the room and we were told that it was broken since a while also supposed to have hot water and same answer, broken since a while. There were stains on towels and blankets. On our second nights, they send us a message to know how was our stay, I did send them that I am not happy and explained everything, and then no more answers. There was one lovely lady working there but the whole staff work down in a different hotel and just don’t care about this one. I do not recommend this place for this price.

Staff was super nice. Lady who greeted us brought us an extra fan right from the start.
Bed had bugs falling on it from the ceiling. It was very uncomfortable and we kept getting bitten throughout the night. We could not sleep properly as we just felt insects crawling on us. The fan we received wasn't blowing any air at all. No hot water either. Disastrous.

The view was amazing and the pool very nice.
There was in issue when checking in about breakfast and it took a few back and forths with management to sort it out. In Booking.com breakfast was provided, upon arrival the staff said no breakfast. The attitude of the staff upon arrival was also very stoic and not very helpful in a variety of ways. Apparently the staff at this location were new and not able/allowed to make decisions without consulting with management. The rest of the stay as ok, and breakfast eventually served which was ok.

The staff was amazing! The gentleman taking care of the property most of the time was super nice and always very helpful.
Some of the other guests were a bit of a nightmare. Obviously not much the property could do about it, but it got exhausting at times. Regardless,
I’ll stay here again for sure next time I visit. Felt right at home.

The views were beautiful and easy access to town
The noise of the town was very loud. Bar noise into late night and then dogs and roosters barking and crowing starting at 3am. It was very difficult to relax and sleep.

The Location was nice. It was walking distance to town but up on the hill far enough away to avoid all the noise. I paid 300$U.S. for 28 days and for the price it was perfect. I stayed in the mariposa room and the temperature was great, also the room was very spacious. Surprisingly cool despite not having A.C. Arguably the coolest spot in the place. I had a mini fridge included along with a water purifier - however I don't think these filters are ever cleaned as it smelled like mold and it had a weird taste. The gardens and the views were picturesque. A nice variety of fresh herbs planted around the property. The common area includes the kitchen, living room and pool area.
The water pressure isn't the best and there isn't hot water which is fairly common in Nicaragua. The purified water filters need to be cleaned, I don't think they ever are. So you would have to purchase drinking water or chance getting sick. There isn't a dish washer so dishes are done by hand which is fine however the dish sponge is hardly ever replaced. Trying to clean dishes with a dirty sponge doesn't exactly work. Also it appears the dish towels are not washed as much either and they were pillow cases not towels. The mariposa room is at the bottom so there are a lot of stairs (going up) to get to the kitchen and common area (pool). Also if you do not plan on transportation the hill is fairly steep on the road up to the place. If you have trouble with the stairs the sea view rooms would be ideal, but they are warmer compared to the bungalows at the bottom.

The view and the poll is the highlight of this property.
The cleanliness needs to be addressed more. In the shared kitchen, sponges and towels need to be replaced more frequently, especially when there are so many people using them. Also, the room cleaning needs more attention. Cobwebs in the lights and ceiling keeps the spiders healthy, but is unappealing. As well, I had to ask for them to clean under my bed, otherwise it would be left full of debris.

Oh there's too much to list we even got in contact with booking.com that's how bad. This hotel is not as advertised it is sturdy and there's no hot water even though it is advertised 2x on this site there's no railings on very steep bricks that are uneven broke and rebar sticking out. The bathroom sink was broke and took over 24 hrs to fix. The refrigerator has not been cleaned in who knows how long, the rubber guard in the sink was picked up and the mildew mold on it was just disgusting. We did not see anyone from Friday to our Monday check out except the one guy that work there as the caretaker no check-in desk another hotel was handling the check-ins which we were not told to go to and sign in all they cared about was the money we asked to see someone no one came.

We are repeat customers. This place has has a fantastic view! We utilized the communal kitchen. Cute gardens, and funky bungalows. Would stay here again!

spectacular view from the room and the pool area. nice to have a kitchen at hand and very peaceful and quiet. we’re happy we chose to stay here rather than in the centre of San Juan del Sur
the walk up the hill is a bit rough, especially with luggage. luckily we had the car so we drove up, however the “parking” was just on the street outside of the place

The view is amazing....the sunset is nice on the beach, but seeing the sun set upon the town is a sight as well. The shared kitchen and common space is very large with brand new appliances so even when all the rooms are full, there is still enough space for everyone. This is a sister house of the largest hostel in town, so its great that you can still get room service from the main kitchen there when you are not in a mood to cook, or have one of their great indian dishes. ( which are the only ones you can get in SJDS)
There is a steep hike up the hill to arrive her (unless you have a motor vehicle) but It is not so bad, especially because you can hop right into the pool to cool off. Remember, you cant get a view like this without going up! lol

This view is everything! We booked longer! Small pool perfect to cool down in. Cute bungalows. Friendly helpful staff. Clean communal kitchen to use. Beacuse you are up on the hill, you get a nice breeze you don't get in town. No hot water if that matters to you. Very short taxi to and from town, or just walk the hill.

There was no breakfast. There was NO ONE working at the property. It was a wreck. Paint cans and yard waste littered the pathways and property.

Nothing, not a thing.
We have had a HORRIBLE stay at Casa Andalucia. First of all, we arrived at the property at check-in time at 2 PM and no one was there. We rang the doorbell multiple times. We then reached out to the telephone number below. We were told that someone would be there soon to let us in. We waited another 45 minutes before anyone arrived to let us in the property! We were drenched in sweat, standing out in the heat for almost 2 hours with our luggage. We were then told that the room we originally booked is not available because the housekeeper didn't clean it. We were sent to a different room by the pool. The man then disappeared with no word and didn't leave us a key. We were locked inside the property because you need a key to get out. We also couldn't lock our luggage in the room. We had to call multiple times to get ahold of someone to let us out of the locked facility. We were also told there would be NO water. The toilets did not work, the sinks, the showers, etc. We weren't even provided with any other options to shower. Its unthinkable that you would rent a place without even having flushing toilets. We were initially told it would be fixed the first evening, then the second, but by the third night it was NEVER fixed. We spent 3 nights without water!!!! Just horrible. A friend recommended we go down to Casa Oro and try to talk to someone. It got nowhere! We were told "oh well". The pool was green and unswimmable.

The view is amazing and the beds/bedrooms were comfortable. The community kitchen is spacious and the staff are kind.
The property would benefit from general upkeep. The pool water wasn’t clean, one hammock wasn’t replaced and the other was breaking, the deck had caution tape due to bending wood and the 3 chairs on the deck all were cracked/unusable.
If these maintenance items are replaced or fixed the property would be great!
