We enjoyed a family trip, my spouse and our young adult kids. We were traveling with my sister and her family including kids 8 & 10 years old. (stayed in condo in the same complex - many to choose from so great for this arrangement)
There was something for everyone, walking to beach, beautiful pool, walk to restaurants at Mauna Lani. Walk to coffee shop and groceries. Beautiful lava tube parkland adjacent to the villas.
The kitchen at I-1 was the best equipped kitchen of any vacation rental I've stayed in. Even a griddle for pancakes in the morning. Would definitely stay again!

Not as family friendly as indicated. The accommodations were great, very clean, very well equipped and comfortable with great indoor space for family time. The community, however, was not family friendly as one of the neighbors was very rude about constantly “policing” noise, kids playing too loud in the pool, and things on the lani or balcony, so much so that we felt like we were being watched all the time which is an unpleasant feeling. We have absolutely no complaints about the condo itself, if it was in a different neighborhood away from the rude neighbor it would have been perfect!

The property was beautiful and everything they advertised. The location was perfect and the pool and beach club were just a bunks for the 10 days we stayed. I would recommend this property to anybody that wants ants to relax and enjoy the island

Overall this property was nice and the property management company was very helpful, but the complex has way too many rules so it makes it hard to relax.
The carpet in this place is getting pretty worn and nothing has really been updated inside. I also noticed some white towels and bed sheets that were stained. Those should be thrown out as it’s pretty gross to pull out a fresh towel with stains.
Lastly. the dryer didn’t work very well and seemed to take forever to properly dry clothes and towels.
Not sure we’ll come back to this particular complex but overall we had a great time.

We have stayed at the Palm Villas several times. This particular unit was spacious and exceptionally well equipped with beach gear, towels, linens, and kitchen equipment. Our three generation family was very comfortable here and loved the location to the pool.

We loved our stay! The house was beautiful and big enough my my little family and my sister and her boyfriend. Great communication too. Short walk to the beach and fun little shops near by. Lots of turtles and good snorkeling! Gear was available for use too. Would definitely stay again!

Palm Villas stay
We enjoyed our stay. House is equipped with all you will need for your stay. This location is away from the crowds but close enough to all attractions that you may plan for. Beach club is good for snorkeling or lazy beach day. Beach has a safe gentle slope for entry. Pool area very close to unit, only a few steps away. We look forward to coming again.

Beautiful and spacious
This property worked great for our group, which consisted of two couples and two kids.
Pros: Pool was gorgeous and just a few steps away. The landscaping is gorgeous, too, and we loved gazing up at the trees from the lanai. Loads of towels. Kitchen was pretty well appointed. The desk with monitor and peripherals was greatly appreciated as my husband had to keep working during our vacation. Lots of nice beaches nearby. Access to the Mauna Lani beach club was handy (but walking there wasn't realistic for small kids, esp on hot days as you have to walk through a very exposed lava rock area).
Cons: AC blasts the top floor (master suite and kids' room) but doesn't keep the first floor bedroom cool enough at night, so we had to choose between too cold and noisy upstairs or too hot and stuffy downstairs. Master suite is like three times the size of the first floor bedroom, so not great if there's two adult couples. Master suite doesn't have a door between bedroom and bathroom, which is a little odd (but the toilet is in a WC so not too bad). Beds were very squishy, which is a con for me but not for everyone. Finally, the noise restrictions that other reviews mentioned were a bummer on our first day: we got in trouble within five mins on our first day at the pool for a ridiculously low level of noise -- like regular outdoor talking voices -- but we didn't have that problem on days where there were no senior residents at the hot tub.
All in all we had a great time and pros outweighed the cons. Would stay here again!

Nice place!
Good place. Comfortable. Good communications with the hosts. There are lots of house rules (run fan while grilling, no drying towels on the lanai) so read the book. Nothing too bad. Our neighbor a unit over thought that "quiet time" meant "totally silent" but we heard from a Board member of the neighborhood that that is not the case. So if a neighbor hassles you, politely tell him that "quiet" doesn't mean "silent."

Great location love the grounds
Wonderful spot in this very well maintained community. Loved the foliage, the grass, the accessibility to pool. We walked to the beach and found a sweet little surf spot that we didn’t realize was here. awesome surf the 2nd day, My son and husband paddled out and caught some awesome waves. Unit had plenty of space for 5 of us. We enjoyed our stay snd will definitely be booking here again.

Mauna Lani Palm Villas - I-1 townhouse was GREAT!
This property was a 1800 sq ft 2 level townhouse - which for our 3 couples - parents and adult children/SO was a great space for us all. Beautiful grounds with lush foliage and large trees through the property gave good shade without sacrificing light. The townhouse was fitted out with a full, home style kitchen with lots of specialty kitchen items, large platters etc for large groups. A
closet by the front door had beach chairs, boogie boards, a cooler and snorkel gear as well - really all you needed to have for a great group vacation.
The master bedroom had a comfortable king size bed, the second upstairs bedroom had two twins which were put together with a topper for a king for one of my children. I would suggest that these be replaced as they were bagged out and too soft. The downstairs bedroom had a queen which was deemed okay - but each to their own. Lots of towels, beach towels and a large laundry pair to keep everything clean.
Issues with the unit were taken care of in a timely fashion and communication was clear.
Be aware of the "rules" at the Palm Villas as the caretaker was not afraid of telling you that you were not compliant, ie stuff outside on the rails or lanai, and 9 pm was the time you had to take it inside. We were also told not to play on the grass! hmm.
Besides these small issues, we would rent this unit and come back again and again as the location was perfect. Close to the shops (walkable) and to the beach/shore via a trail just outside the gate. You also have access to the Mauna Lani Beach Club with is a private beach close by.

BEAUTIFUL home in a VERY quiet community
Our family ( 7 of us) was so happy to stay in I-1 Palm Villas. The grounds are amazing, the pool is beautiful and refreshing, and beach / beach club / hikes are all reachable with a short walk. The house is spectacular. Very well stocked; not just the essentials but just about everything you need for a trip to the beach (chairs, coolers, snorkel gear, umbrellas... you name it). Never stayed at a place that literally had EVERYTHING before... it was great. We took advantage of the beach club several days... so nice. The management team was super responsive to our needs. We discovered early in our trip that one of the bedroom TVs did not work (teens need TVs even in paradise). A day later we had a new TV! We did get zapped by our neighbor twice in the 1st two days for talking too loud outside just after 9pm. We really weren't that loud but this place is dead silent after 9pm and... that's the rules!
That's the only bummer of the entire stay as a favorite for our family is to socialize and enjoy the warm Hawaiian nights on the lanai... but we easily adjusted. Plenty of space in the unit to move the convo indoors.
Overall a great stay at a beautiful place. Would definitely recommend it.

This is a lovely comfortable home for a family. The property management was very approachable and great to work with. The only downside we had with this property was the strata's intolerance to any level of noise from kids at the pool during the daytime. Otherwise, perfect ten.

Perfect family rental
This place was great. Plenty of room, clean and all the amenities needed. Loved that the pool was so close and having three bathrooms was really convenient for 8 people. We never felt crowded. The neighborhood was quiet and peaceful and beautiful. Loved it there. Would definitely stay again.

Palm Villas
As usual this property was immaculate and the setting beautiful. We were surprised that the last day of our stay the pool had been drained which was a disappointment. Not sure if something had been posted the day before a we were involved in a wedding, but received no personal notice. We had other family staying within the Mauna Lani and everyone had visitor parking. This was the 1st time during our stays at the Palm Villas we could not have a guest park. The condo itself is 5 star.

Lovely house, but ridiculous noise rules
Starting with the positive: the house is beautiful, much nicer than the pictures show, great light, beautiful grounds, lovely pool. The house is really well-stocked, and we loved all the extras the owners thoughtfully included, like boogie boards, coolers, chairs, towels, snorkeling gear, etc. Everything you need for fun outings is provided. Location is good, resort beach is roughly 20 minute walk away, and short drive to Hapuna beach, which was our favorite. Beds were comfortable, kitchen well-stocked. House was very clean. We encountered a few cockroaches, but we assume that is just island life. Now for the negative: before I booked, I saw a few reviews noting that residents and staff told kids to be quiet for making any noise in the pool. I asked the owner/manager about this and was assured these reviews stemmed from a "cranky neighbor" who no longer lived there and that kids were welcome at Palm Villas. I have three kids, and they are well-behaved, but I did not want them to feel like they had to walk on eggshells and not laugh or play at the pool during their vacation. Unfortunately, this was exactly what happened. While we were often the only people at the pool, any time the kids would so much as laugh, in a normal voice, a staff person would appear and tell them to "stop screaming." No one was screaming. This was talking and normal level playing in the pool, in the middle of the afternoon. I am disappointed that I was assured in advance of booking that Palm Villas was family friendly. It really isn't. My kids are between 7-14, and they were trying as hard as they could to be quiet while playing. I can't imagine how you'd keep even younger kids quiet enough to meet their standards. And the draconian noise limits were not just at the pool. On one evening, we were playing cards (quietly!) on our lanai. A resident appeared at 9:04pm and said rudely "It's after 9:00pm. Under our rules, you have to go inside." This really put a damper on our stay. We did not venture outside after 9:00pm again, which is not what the rules say, but we did not want to be treated so rudely again. In short, it's a gorgeous place, but hard to feel under pressure to be silent when you're on vacation. If you're traveling with a family or a group of friends what wants to enjoy evenings on your lanai, I'd look elsewhere. If you want strictly enforced quiet, this is the place for you.

We absolutely loved our stay here! It was the most well stocked vacation rental we have ever stayed at, and we have been to many! We loved the pool and the grounds. The townhouse was plenty spacious for our family of 6 and well maintained. We would definitely stay here again and would recommend it in a heartbeat.
