About this house rental
**New in 2024 - outdoor shower and sauna**. This antique carriage barn – completely renovated in 2018 – is situated on seven acres of private land nestled next to a beautiful pond. From your comfy abode you will have a view of the forest and, from your large deck, you will gaze out over the spacious lawns at the pond. Take a short paddle in a canoe or kayak (boats included) across this pond to the sandy beach and the clear, perfect swimming water of Long Pond, Cape Cod’s largest fresh water body. Grab your fishing pole to catch a largemouth bass in the prized fishing pond. The salt water beaches on Cape Cod Bay are a ten-minute drive, as is Main Street with such treats as the Brewster General Store, the Brewster Scoop ice cream shop, the Brewster Bookshop, the Brewster Fish House, Hopkins House bakery (best muffins and pies on the Cape) and the Snowy Owl (Cape Cod's best coffee shop). The ocean beach in Orleans is fifteen minutes by car; so is downtown Chatham.
The carriage house, built in 1883, has been lovingly restored. Most of the original beams and boards remain. It has been decorated with a mixture of antiques and comfortable new furniture. The first floor has a large room with dining and sitting areas as well as a kitchen area with modern appliances. There is a large full bath with tiled shower and heated floor, also located on the first floor (guests rave about the water pressure). The second floor has two bedrooms, a sitting area with a queen-sized fold-out couch, and a half bath. With the fold-out couch, the house can accommodate up to six people but please note that we usually do not allow six adults but will consider case by case exceptions. For more than four people, there is an extra charge of $25 per person per night for each person over age 10. There is AC throughout the house; the upstairs rooms have ceiling fans. There is an outdoor shower on the property for your use (FYI we also use it when we are home in the main house).
The owners live in the main house on the property and look forward to making your stay as perfect as possible. There is wifi suitable for streaming movies and shows but no TV in the carriage house. The downstairs has Sonos.

Matt and Elyse's home is just magical. The kids loved their whimsical carriage house, which was renovated thoughtfully and stylishly. Situated on a freshwater pond, we had a blast canoeing out to long pond and spending the evening together on the quiet beach. We hope to be back next year!

The house is well designed and even prettier in person; we had everything our family of five needed for the week. Beds were comfortable. Kayaks and canoe were fun to use for the five minute trip across the pond to the swimmable fresh water lake - which my kids (ages 9-15) did almost every day. The house is centrally located between charming Brewster and vibrant Chatham, a little closer to Brewster. The best swimmable open ocean beaches were about 25 minutes away, and we did find the trek worth it - especially for my two active teens. All three kids also spent a fun day taking surf lessons with Sacred Surf School, which the owners’ son owns. The owners, Matt and Elyse, live right next door and were communicative and helpful. Lovely home base for the week!

Matt and Elyse were high accommodating and responsive. The carriage house had a lot of charm and was perfect for what we needed. The dirt road to the house was a bit rough, but other than that, a very good stay.

This was our first time using Vrbo , what a great find.. While it is so close to everything - less than 10 min. to super market, local bakery, restaurants, local town beach, rail trail ..., the carriage house (authentic and well appointed ) itself is hidden away on this serene lake (pond) front property via a narrow private road. we are very happy to find this home away from home for a week and it is everything we have hoped for.
We have a family of 5 with three young adult children , we enjoyed the lake as much as the beach, we swam , canoed and relaxed in the stillness and quiet that the property has offered.
We were surprised on our last night with a huge rising golden moon over the shimmering lake , truly memorable. My oldest daughter later told me that she actually went out late at night just to be immersed in this magical light..
The host Matt and Elyse are very gracious and so easy to communicate , checking in and out are so easy.
It was a truly special stay!

Wonderful, quaint, and convenient spot to enjoy Brewster
Our family of four throughly enjoyed our stay. The pretty carriage house was clean, comfortable and perfect for our group. The pond was great fun for canoeing and paddle boarding. We didn't fish, but it looked like a great spot for it. The house is so convenient to the beautiful beaches and attractions of Brewster as well as the surrounding Cape towns. The hosts were very helpful, kind and pleasant to deal with! Highly recommend.

Not a property for us
I will start off by saying this is an absolutely beautiful home. Well cared for, well restored, clean. This part of the description was in fact accurate…
My husband and I are 50 somethings from CT. We rented this home in January for our family of 4 for two weeks. Our children are grown and we knew they would not be able to come for the full time, but wanted them to have a room for when they could.
Our daughter ended up having emergency surgery just prior to the trip, so she ended up joining us for the full first week. We had already invited 2 family members up for a few days, before knowing our daughter would also be there. When I book a home that accommodates 6 with the intention of only having 4, I have never had it be an issue if there was an additional guest for a few nights (staying within the 6 limit).
Potential renters should be aware of the following about this rental:
1). There is an additional, non-refundable insurance fee required when renting. Not the usual refundable security deposit.
2) Owner’s home is less than 100 feet from the door of this house. The view from the deck is the owners home. If they are entertaining, you get this as your view.
3) You do not get the full house. There is an unfinished area occupying approximately half of the main floor (the area with the big barn door). This contains some of owners items (which are accessed daily), as well as a sleeping area for owners guests. Owners daughter stayed in the unfinished part of the rental for 3 days of our stay. Walls are thin - sound carries.
4). Owner says he ‘has to know’ of anyone you choose to come to the rental property. We were caught off guard upon returning from the beach with family with an inquiry on who was there and how long they were staying. This made the rest of the stay very uncomfortable.
5) Property listing indicates it accommodates 6. There is a pull out couch that realistically would only accommodate 2 small children in sleeping bags or 1 adult. There is no way to put sheets on this sofa (it is an odd layout when folded out).
6) There are no more than 2 parking spots at this property. Hard limit. Owner was able to find accommodations for our kids additional cars, however, this is not guaranteed.
Cape Cod is a wonderful place to be, and we have stayed there and in Brewster many times before. Had we known any of the above items prior to booking, we would not have chosen this home for our stay.

Peaceful lakeside retreat
We had a wonderful week at this very special property. It’s a beautifully renovated carriage house across the lawn from the main house with a tranquil view of a quiet neighborhood pond. Perfect size for a family with plenty to entertain the kids outside. After a long day at the beach, it was wonderful to return to this little paradise tucked away from the summer hustle and bustle. The owners are extremely gracious and generously share with their guests all the amazing amenities this property offers including access to two different lakes with a number of different boats to choose from. We could have easily stayed another week just to get to enjoy it all!

A great stay
This is one of our favorite VRBO experiences. The guest house, which faces the main house, is clean and well appointed. The setting is idyllic and good for kids, with ample property to explore, including 2 ponds with canoes and kayaks. Brewster itself is fairly low-key, but you can access the rail trail, beaches and other parts of the Cape with a 10-30 min drive. Communication is excellent, and owners Matt and Elyse are great - welcoming, but not intrusive. We're already plotting a return.

Big HUNK of HEAVEN!
This home is the epitome of DIVINE! Beautiful renovation of a magnificent carriage house - every amenity - on a beautiful estate; set on a pond with a stunning garden and beaches and swimming ponds at your fingertips. Special hosts who shared their garden vegetables and were generous about questions. We are world travelers with a home in Europe and we sincerely appreciated the thoughtfulness that went into everything that made this a paradise!

Brewster Retreat
The beautiful Carriage House has so much character and little touches to make it very comfortable. It is a wonderful, secluded, peaceful retreat with a beautiful view of the pond. The fishing (which my 12 year old son and husband enjoyed), kayaking, canoeing, and swimming make it a great summer location. The owners, Matt and Elyse, were so helpful with info on nearby restaurants, walking and biking trails. They made us feel so welcome and at home. We left feeling relaxed and happy. We hope to be back again soon.

A place to forget about everyday life issues....
This house tells a story of 200 years and is so well maintained and very cozy. We greatly enjoyed being part of that story as we felt transported back in time. The property is quiet and peaceful and was perfect for us to rest and relax and enjoy the attractions of Cape Cod. We spent a lot of time at the beaches, which are a short drive away. Our stay at the "Carriage House" with two different ponds with paddleboats, kayaks and canoes kept our 13 and 16 year old boys busy. The kitchen and bathroom are totally new and very nice. Elyse and Matt cared so well for us with coffee beans and other kitchen basics and even brought us a deck of playing cards on (the only) rainy day. We were welcomed with flowers and a bottle of wine. They were happy to help us out in any way. We felt like we were in paradise with the tranquil, beautiful setting and all the fun things to do on Cape Cod close by. Too sad that our days on Cape Cod went by so quickly.
