About this house rental
Amazing three bedroom two bath home only 20 miles from Annapolis! You will be a quick walk away from the Chesapeake Bay in the wonderful Franklin Manor neighborhood. Watch the sunset over the beautiful Chesapeake Bay. This neighborhood hosts two fishing piers, a swim platform, a playground, baseball diamond, volleyball field, picnic pavilion, and a mile long Bay-front park. The home is equipped with 2 full bathrooms and plenty of room to entertain. When you are hungry, you can cook in the kitchen, grill out on the back deck, or check out one of the many local restaurants such as the Happy Harbor Restaurant, who has wonderful crab cakes! Franklin Manor has developed into a community of nearly 600 houses, located on a scenic peninsula of Chesapeake Bay near Herring Bay. The location brings together a variety of different cultural aspects of the Bay, including fishing, agriculture, and residential uses.
With the house being 1 block from the bay, the Sulphur smell in the water is still present. We've added a water filtration system to combat the issue but we're still looking for options to completely remove the Sulphur smell.

Enjoyed how close this place was to the bay and the quite neighborhood. Except for one dirty rug (we got a discount on the cleaning fee) the place was very clean and appreciate how much space we got for the price. I would recommend

The basement foundation has black mold the entire perimeter. There’s standing water in the basement. The odor in the home is terrible. This should not be available to rent. We left the home for health concerns.

Let me start off with - I am the type of person who does not like to complain because I don’t like to mess with how people earn a living. But this stay was the worst and I have to say something.
I think the only PRO about this property, is that it is close to a beautiful dock. Which isn’t even part of the house!
CONS: The listing mentions that the water has a sulfur smell, but does not mention how STRONG the smell is. It is repulsive. Most of us did not shower the entire time because of the smell. We had to buy water to brush our teeth and take bird baths to prevent us from gagging.
ALL the outlets in the kitchen did not work. We reached out to the property management company about it, they said they “just had it fixed” and would send out an electrician the next morning. Take a wild guess if that happened. NOPE. So we had to move everything to the living room to use anything.
When we went to go cook food, to our surprise the pots/pans/plates were dirty!
They don’t mention is that they rent out the upstairs, so there were other people there. Which defeats the purpose of renting a house!
The house did not look like it had been checked on in weeks-the trash cans were overflowing when we arrived, the pillows had animal hair on them-smelled disgusting, the master shower had a pre-used soap bar, window screens were broken and had build up of spiderwebs, leaves, dirt. The guest bath sink barely trickled out and was leaking underneath. This was the worst experience ever.

House was nice for such an older home, however it could have a been little cleaner. Granddaughter found a vape and contact solution in the kid room. Open food left in cabinet AND none of the outlets worked in the kitchen. Oh and we awoke to an alarm of some kind at 6:30. I think it was the smoke detector but it stopped and there was no sign of smoke. Weird.

We enjoyed relaxing and looking out at the water. Chilly but still nice to walk down to the waterfront park. Santa came by on the fire truck one evening such a charming community.

Overall we enjoyed our stay. Quiet area and clean house. Tye house is charming with beach decor. Comfortable beds but the extra advertised pull out couches were not acceptable for sleeping and without extra bedding to set up. Perhaps a mattress.topper can remedy that.
The ocean front is beautiful however not inviting as swimmers. The local swim area was gross muddy with water bugs galore. This season there were a lot of jellyfish ( aug) so even while on a boat, very cautious near the water.
The lighting was poor with many outlets not working and many light fixtures missing light bulbs. The water has a strong pungent sulfer smell and with low pressure. The water is drinkable and does not have an unusual taste. It made showering/ teeth brushing less pleasant. There were ants in the kitchen area. Ant traps were set up but were not effective at all. Having stayed nearly a week, would have been helpful to have access to basic cleaning supplies.
We were taken aback to find out that the property has 2 seperate rentals- the house is divided as a ranch and upstairs apartment. During our stay there were renters in the apartment - sharing backyard and driveway. People coming and going impeded on our sense of privacy.

Family Getaway
Location was great for children- playground, pier, and walking distance within walking distance.
Space was just what we needed EXCEPT it is advertised as three queen beds and upon arrival one bedroom only had a twin. NOT ideal at all- thankful there was a futon for adult and child to sleep on, but that out a real damper on family time in the living area the entire evening.
Microwave didn’t turn on, no Wi-Fi access was provided, and washer wouldn’t move past first stage of the cycle. I hate leaving bad reviews, but we attempted to contact owner twice about these (likely easy to fix) issues with absolutely no response.
There is also not a grocery store close by, so be sure to get all you need before getting in.

Great location
Good location, clean house. As described except for the one bedroom that didn’t have a double bed as listed, instead it had bunk beds with only one mattress. Luckily we were able to shuffle although the sleeping accommodations weren’t ideal.

Modest Home near Beautiful views
The Good: Water view from front stoop. Flat easy biking neighborhood. (Everyone waves Hi here!) Beautiful easy walk to the Bay, piers, playground. Loved spending loads of time outside there watching birds and relaxing by the water. Great food nearby: west river pit bbq, ketch 22, sandy pony donuts, old stein inn. All outdoor seating and excellent food! Easy self entry check in and easy check out. Slept well on beds and home easily temperature controlled. Bedrooms large and ample parking.
Could be better: As others mentioned, sulfer water and damp marsh air, spiders/sprickets to be expected in this region and did detract from rating 5 stars. Home is older and a bit worn. Royal Farms sells ample water so we bought a gallon for drinking and tooth brushing which did the trick. Quick showers with strongly scented soap helped combat some of the sulfer smell. Brought me back to camping days and summers at Grandmas house. We had to open up windows and air the house out a bit to reduce the damp and sulfer odor when we arrived. Perhaps the home had been closed up for a bit.
We needed a place close to the West River UMC camp and this was absolutely perfect location for our needs! Thank you!

Vrbo house with good and bad property review
GOOD- quiet area- close to the bay-near a small shopping center- easy to get in and out- very few eating places but good. BAD- Very little silverware/cookware/dishes(dirty in cupboard)- washer and dryer not working good- very little hot water, could not take a good shower- bugs like ants and spiders in house- upgrade of remodel by owner was so-so with poor up keep- livingroom furniture poor and lacking for more then four adults- lack of able to use TV and/or direction of how to use TV

The property was as advertised. Older home with a nice remodel. Beds were comfortable. Lots of fluffy towels. Kitchen had sufficient equipment. Easy check in and out. Wish it was closer to Annapolis for our purposes, but it worked.

Good for families
I was very pleased with the house, and the mattresses were all very comfortable memory foam. It was in walking distance to the park and docks in the neighborhood which my children enjoyed. It's also in great proximity to DC. The only thing that isn't great is the smell of the water from the sink/tub, which I understand is just how the water smells in the area, but it can be hard to ignore. We would stay again however!

Wonderful Stay
We have been taking advantage of virtual learning and traveling a bit. We decided to getaway from the hectic city life of DC living and this location couldn’t have been more perfect. The wifi worked well and our son was able to attend classes online. We took evening walks to the water every day. We drove out to Chesapeake Beach about 20 mins away to have lunch another day. The people in the area are very welcoming and they owner is very responsive. As has been mentioned before the smell of the water is very strong, however we’d stay here again.

Truly only one downside to this spacious home
Spacious home, great for multiple people and pets. Loved that we could bring our dogs with no problem. Great deck for sunbathing! We all enjoyed that, dogs included. The home was clean when we arrived. We loved the binder of restaurants, attractions, pharmacies, etc. No check-in issues. The pier is super close to the home and lovely to see the sunset/sunrise. Minor, the light switches in the bedrooms don’t turn on the lamps so at night you’d have to stumble to get to the other side of the room. We would totally stay here again if it wasn’t for the smell of the water. Truly the only downside to the property. We had to brush our teeth with bottled water and we just didn’t really feel clean taking a shower with the smell of sulfur water.

Amazing Escape!
The house and neighborhood were an amazing escape from the city life! We explored the beach, and visited both of the piers multiple times — the sunsets were absolute breathtaking! Michael was very responsive before and throughout our stay. The home was lovely and it truly was a great vacation for us.

The house itself is updated and clean, beds were comfortable, nice big open yard in front and back. Location is just short of perfect, just a 2min walk from the water, 10min walk to either pier.However, there were a handful of issues that would preclude us from wanting to ever stay here again.1) Extremely rough checkin process. When we first arrived, the app instructed us to contact the property manager. We called at least half a dozen times to no avail. There was a lockbox, but we didn't have the code. Got VRBO on the line who were able to get ahold of him after 15min or so of waiting on hold. He gave us the code, but then there were no keys in the lockbox, so we got the neighbor to let us in. Roughly an hour past checkin waiting with our dogs and our 6month old outside on the porch. Mistakes happen, was totally willing to let this one go and move on with the weekend.2) The well water is disgusting. My wife went to run the bath, and the water smelled a little funky. Gave it a couple minutes, came back to the bottom of the tub covered in black sediment and smelling like week old rotten eggs. Per advice of the property manager, we ran the water a good 20min or so since the pipes had been sitting for a while and the house is an older house. Opened the bathroom door to check, the smell nearly knocked me out. It was absolutely putrid. I've stayed at plenty of homes with well water all over the east coast, this was disgusting. Needless to say, none of us bathed the whole weekend, including my daughter, which I could not stop hearing the end of it from my wife and mother-in-law because "i picked this place"3) The cable/internet stopped working within 12 hours after checkin. After messing with the Roku TV and modem for a good hour or so, went to connect to the wifi on my phone, and a signin screen pops up for the ISP saying that the bill is past due and must be paid to connect back to the internet. I couldn't even bother being mad at that point. I messaged the property manager and texted too but never heard back.All in all, if you plan on not bathing or watching tv, this place is perfect, as long as you can get in that is...

Nice place near to the Bay
Michael very promptly answered all of our communications with him. The house was large, well air-conditioned and very clean. Our only disappointment was that there was no good place to swim nearby. The beaches within walking distance were small and lined with vegetative debris. The two piers, however, are great for moon and sunset-watching as well as for fishing!

Quiet beach trip
We had a great stay here! The house was comfortable and the kitchen well stocked. We used the grill in the back a few times, so nice on a summer evening. It’s a short 2 block walk to a playground, park, fishing pier, and little beach which was perfect for the two little kids in our group. The owner was great, extremely responsive to questions about the booking and arrival/departure.

Quiet and peaceful getaway!
If you're looking for a quiet get away, this is the place to go. The home was beautiful and very clean on the inside! The owner was very quick to respond and was on top of everything we needed! The two fishing piers, that are both walking distance, are great for fishing! My son and I did a little exploring and found a nice quiet trail where a tiny beach was. He really loved getting to play in the water and sand, with no worries of being over crowded! My husband was able to fish from the beach area and the pier, so it worked beautifully! We had the whole tiny beach to our selves! The neighbors are great, too! The whole little community is great! I would highly recommend the property for families to get away from the rest of the world! Truly a wonderful experience!

Great Vacation
Fantastic house in great location. Quick responses from the owner at all times. Very pretty on the inside with a modern feel. Step on the driveway, and you can see the Bay - walk just a few minutes and you can stand on one of a few small beaches in the area. 2 nice piers for fishing, caught several 20-30in catfish. Quick travel to any place you want to go, 30 minutes to the beautiful Annapolis piers (did a pirate cruise there with my kid). Plenty restaurants in the are to choose from. Would recommend to anyone.
