A third (Queen) guest bedroom is also on the main floor with water views and a dedicated hallway bath. Fourth bedroom on lower-level with 2 twins adjoining separate family room, another full bath and direct access to garden, patio & dock through French Patio Doors. Popponesset Island is the most exclusive neighborhood in New Seabury. Only 69 homes are fortunate enough to claim this gem of an island as our safe harbor. Beautiful gardens and harbor vistas abound and quickly fill you with a sense of calm and serenity. For the boater, we sit in a protected cul-de-sac on the Poppoesset Creek system opening to the Nantucket Sound- less than 6 miles to Martha's Vineyard on your craft. By Kayak you can quickly access the Popponesset Spit barrier beach and wildlife refuge popular for beach goers, birders, clammers and fisherman alike.
For those not familiar with New Seabury and Mashpee, our location is a quick 25 minutes past the Bourne bridge (quicker to get to enjoy your vacation vs. the outer and lower cape towns) and is heralded as one of the fastest growing towns in Massachusetts. We have many upscale shopping and dining options, and activities for young and old. We had a fantastic time for a quick weekend in the Cape for my sister's wedding. The location of the house was perfect and Anne was such a fantastic host. We would definitely love to come back and stay again!

Close to everything yet peaceful area. Approx 20 min to ferry for Martha’s Vineyard. Minutes from wonderful seafood ( The Raw Bar) Few minutes from beach. Our host provided ideas for dining, information on local beaches and was most helpful! A must stay if you want a quiet, secluded and enjoyable experience.. hopefully a do over again!

We were in town for a quick work conference. The house was beautiful and spotless. Anne checked in before we arrived and after to make sure everything was up to par. The best part were the kayaks my business partners and I got to use after the conference. Definitely will be booking again.

We had a very nice stay at this location. It was ideal for us to have our boat and easy access to the water. The location was new to us for the Cape and we found it very relaxing.

Beautiful home in a idyllic neighborhood. Enjoyed morning walks in this lovely area, bike rides to the beach and kayaking behind the house. The home was very clean and well equipped We had a little snag with the grill the first day and the owners responded in minutes and came right over to help us. Perfect week

Well equipped for water activities with SUPs and Kayaks and quick paddle over to the beach. Kitchen and dining room were perfect for a family of six- could easily accommodate a few more. Very clean.

Loved the house which had everything you could need. Owners were very helpful. Location is very isolated, difficult to reach the beach and farther from restaurants, bars than we would have liked.

The perfect setting on Cape Cod for a multi generational family vacation. A beautiful, well appointed house with a large, grassy back yard leading down to the dock and protected inlet. Kayaks and water boards available for short run to The Spit with swimming on either the ocean or bay side. Nearby community marketplace area with miniature golf, ice cream, shops and upscale dining. Fun for all.

I am challenged in writing a review for this property, because I am concerned it will make it harder for me to book in the future. We stayed here with 4 adults and 4 children (ages 6 to 12). It was perfect for us in every way. The house is very nicely renovated and furnished. It is well stock with essentials and was very clean. The bedrooms and bathrooms were all very nice to luxurious. Communications with the owner were easy and she was very responsive. We had a boat with us, so the location with the dock was perfect. Surrounded by beautiful homes, quiet (although there is a house being built across the street), and easy to get around. The neighborhood is also very nice for walking and bike riding. We always went to beach by boat or kayak, but appears to be a bit long if walking (so if that is a priority it may not be the best match for you). If I had any criticism, I think the list of tenant checkout cleaning was a bit excessive (e.g. wash and fold lines, wipe down counters, fridge, etc.), but they were fine with leaving the final load of laundry in the dryer. Overall we could not have been happier, and we will absolutely look to stay here again.

Wonderful host, property, and location
My family thoroughly enjoyed our stay in Anne’s beautiful home. Spacious house, tastefully appointed and equipped with everything you’d hope for as a guest, inside and out. Dock, paddle boards, and kayaks were used by my entire family. Large kitchen and living area, as well as deck with a view. My children (ages 12-15) were thrilled with our experience and asked if we could come back.

Thanks to Anne for creating a wonderful property for a spectacular getaway! Beautifully decorated and stocked with all you’ll need. She does a fantastic job! Great location to get to Falmouth/Chatham if you want to explore but also so much to do close by! Anne has many kayaks (and a two person) to enjoy the pretty coves along the island. AMAZING!!! This is a property you can absolutely enjoy during Spring and Fall months too! .... as most places in Mashpee stay open all year and kayaking right off the dock here is wonderful those months too!
ENJOY your time here, We loved it! 🧡

Perfection on Popponesset Island
Eagerly awaiting our first vacation break in awhile, we arrived to this beautiful rental house that is truly amazing and every little detail has been thought of in regards to our comfort. From the beautiful bedrooms each with their own bathrooms, the lovely views of the creek, the access to boating to a quiet beach either by kayak, SUP or power boat...warm clean Nantucket Sound. Waters. Biking through New Seabury. Everything was so clean and so beautifully appointed. We felt right at home when we walked in the door. Thanks to Ann for her attention to details.

One of our favorite vacation houses ever!
This house is amazing and so is the owner, Anne. We could not have been more pleased with the entire experience! Anne was very responsive and so helpful letting us check in at the last minute. The property is in a top location and has amazing water access with its own dock. You can kayak right to the Spit! The home has kayaks, SUP, bikes, beach chairs, lawn games and towels! You need only to pack clothes. So easy! The home is bright, spacious, very clean, and so nicely updated. This combination is very hard to find on the Cape! The kitchen and bathrooms are very well stocked with everything you need as well. The downstairs is finished with a perfect additional space for kids to hang out and there is a Wii station there.
Anne was so easy to work with. She stayed in touch to make sure we were all set after check in and that we were pleased with everything. She has great pride of ownership and it shows.
If you rent this house I promise you won’t be disappointed! It delivers on every level.
