Cleanliness, staff, views and breakfast.
The existing build works around the area can affect the stay and views, soundproofing in the room helps during the day.

The Hotel has been recently renovated and is stunning
There is building work going on along beach infront so can’t use beach sadly

the hotel should advise their guests BEFORE they book it that they are in the meadle of a construction site!
to be surprised the constructions were everywhere

I miss the best nights sleep in a perfect firm bed with soft pillows that form to the neck and head . The staff is exceptional in kindness and swift responses to special needs
The location to the beach with access for disabled is only one block away due to construction. Pebble beach swim shoes best . Hotel indoor poor very nice temperature in spa like setting
There are limited walk in showers that can be arranged if done so prior to arrival with enough advance notice
There is construction close to hotel but they are not very loud and view is indeed blocked by fence and cranes that are not under control of hotel
7.0
The staff, location as we did not want to be in the city centre
Unfortunately, there are some major works in the area of the hotel, and the whole beach in front is a huge construction site with a lot of noise and dust. It should have been specified on the site.

Schönes, modernes Hotel, freundliches Personal, gute Ausstattung
Umfangreiche Bauarbeiten vor dem Hotel an der gesamten Strandpromenade, Frühstückskaffee schmeckt nicht

We were upgraded to a suite and so enjoyed the comfort and added space. The hotel staff were very friendly and made us feel welcome. The hotel’s proximity to the beach and value for money also stood out.
There is quite a bit of construction work taking place in front of the hotel which impacted our view and overall feel of our stay.

location and cleaness
The ongoing construction in front of the hotel on the beach was not something I expected. Also, there was loud music from the hotel's restaurant party one day, which continued until midnight, permeated the entire building. Despite my efforts to use earplugs, it was impossible for blocking the sound out. There was no announcement or apology for this inconvenience.
And I specifically chose this hotel for its swimming pool. However, upon arrival, I learned that the pool was under renovation. The staff at the reception desk, responded to my concern by saying, "I don't know what to do about it; there's a beach across the street where you can swim." This response did not meet my expectations for customer service.

The area in front of the hotel is in a major reconstruction. But so is the hotel pool - there isn't any! Quite a problem if you're travelling with 3 kids. If they told me beforehand the pool was closed for reconstruction I would have definitely picked another hotel. The menu has changed recently and all great reviews out there are now absolete. The new menu/kitchen is bland and boring. Upon checkout the staff member showed absolutely no interest whatsoever in my experience, she didn't even bother to ask if I enjoyed my stay. Very unlike the lovely and hospitable people of Croatia.

The staff was very politely, helpful and supporting in every case + they all had a great humour and gave us a really fun dialog every time we met. My car got towed away because I was parking somewhere i shouldn't have been parking.. the manager tried to reach out to me, but i haven't been at the hotel at the time. After i came back to the hotel the manager drove me by himself to the location where i could take back my car.

Had a great time in the hotel as a solo traveller. Everyone took great care of me, the staff was very helpful, serviceminded and found solutions. The location is great because you're situated next to a lovely beach with clear blue water and plenty of trees to protect you if you want to hide from the sun during peak hours. Making it very easy to walk down with flip flops after breakfast.
The rooms was so good value for the money. Lots of space, bathroom is just the way you want it, bed was very comfortable and you get a view of the ocean straight from your balcony where you can even tan. Compare this to the inner city hotels where you either pay double to get something of the same value or you get a claustrophobic apartment style hotel with 60's interior.
Breakfast top class with some local treats which were delicious and damn good espresso if you ask for it over at the bar.
The restaurant surprised me with how good it was - so you don't actually have to go hunting for restaurants in the area because you have a great one right where you are staying.
You're biggest issue will probably be that it's a bit out of town but buses go very regularly to Split centre (10-15 mins away) and you got tons of Uber drivers in the area so you barely have to wait. But, being outside of the innercity madness is a welcomed one because here it's more peaceful and the beach is not as stacked as in other places making it ideal.
I'm definately coming back.

It is right on the beach so fantastic location and only a €6 urber into central split. The staff are amazing and they organised a tasty birthday cake for us.
In the heat is is too far to walk into town.

lovely quaint boutique hotel right on the beach (separated by a two lane road). right near walking/running trail along the beach that goes down to a dog beach. Close to food and activities. 10 min car ride to old Split- €5 by Uber or 30 min and €2 by bus (stop 200m from hotel). Friendly and attentive staff- our AC was working and they gave us the key to another room for the night and they had it fixed the next morning. Included breakfast was delicious.

When visiting Croatia, Split is a must stop. You can tour Split and also nearby Trogir. I would highly recommend Hotel Fanat. Staff were very helpful, especially Mladen who saw to it we were looked after. Located next to the beach, if that is what you want, or a short taxi or car ride to the old city. Couldn't speak more highly about Hotel Fanat.

Staff were very friendly and helpful. Easy to communicate with as they spoke very good English, which is something widespread across Split. We had difficulty using the room safe and the receptionist was more than happy to come up and assist. Beautiful view of Znjan beach. The beach was a very short walk just across the road! Hadn't realised that we paid for breakfast inculded which was a pleasant bonus. There was a good variety of meals inculding continental and local options. The room was clean and the important elements updated. TV available, flat screen but not a smart TV. There was free parking available at the front of the hotel, but these spaces are small and limited.
The hotel itself looked like an older building that has been updated. The carpets and wall paper in the room were worn and outdated, but quite clean. Unfortunately one of the charis in the room had a hole burnt into the seat, perhaps from a cigarette. The bathroom was quite large with a shower and separate large bathtub, however some of the grouting and the emergency pull string in the shower had a little mould. The shower gel and moisturiser was adequate but could perhaps be changed to something a bit better fragranced. The hotel resturant seemed popular with the local folks and one night there was a wedding. We stayed on the first floor so the sound of the celebrations managed to find us. We were able to mitigate this by closing the patio door.
