The Kona Ali’i condo is perfectly located with sunset views and Hawaiian plumeria and BBQ aromas!
We were able to walk to dinner each evening and parking was included in our stay!
The building is aging a bit and the unit doesn’t have AC, so be aware if you’re traveling in the hotter months, but the location and responsiveness of the management makes up for those tiny concerns.
We would certainly stay at this location again!

Whilst the property was functional the furniture and general look was very dated.
The mezzanine bedroom was good but no curtains of any note so prepare to not sleep well. The showers were fine but not f you’re 6ft then aren’t high enough on the wall. The pool was good and overall we had a great time on the island

It was perfectly fine, except the upstairs shower has some issue where the hot water is just a trickle, so it is unusable. Luckily, the second bathroom downstairs has a shower, but it is not as convenient.

There is no A/C, but several fans available. The washer and dryer are very small, but worked well.

We were very pleased with the condo. Great location - close to water, restaurants and shops. It was well outfitted with supplies - dishes, linens - even beach toys. The only slight negative was the the washer didn't not work well and the dryer left the contents damp. We were told these are being replaced. Management was responsive to inquiries and very helpful. Would highly recommend this VRBO.

We especially enjoyed the location of the property, close to everything in Kona, and short walking distance to many of the places that we wanted to frequent. The swimming pool area is very nice and not at all over-used. Residents of the facility were generally very friendly.

This property was everything that it posted. Great central location for food, views and nightlife. Rooms were very nice and building was very clean. A bit noisy at night if you have little ones due to the restaurants with music nearby but overall was a great stay.

Rented for three nights with my brother and it fit our needs. The second story room was loft style, which we didn’t realize, but luckily we both woke up at the same time. Location can’t be beat! security of the building and parking was really nice.

This was a great location—plenty of restaurants and stores. Farmer's market was right down the street. Great view of the ocean and the mountains. There was a really good saltwater pool that we swam in every day. The maintenance guy kept a good eye on the property which made us feel safer because there are some homeless people in this area. There was snorkel equipment and boogie boards in the room which was a good treat. The only negative is that some of the electrical appliances such as the fans didn't work and also there was a leak in the shower door which got water all over the floor. Also, it should be noted that most condos in Hawaii do not have A/C and this condo is no exception. It's not a huge deal because the weather is always nice and the rooms are designed to maximize airflow. All in all, I would stay here again

Lovely Location!
We had a wonderful stay here, the location is great for downtown access and the property is kept very clean. I would recommend using the standing fans in the loft area as it can get quite warm, but the main floor master suite has a good breeze way through it so it’s comfortable. The kitchen is well equipped, we even had a blender so I could make my infant son his own purées! We were also able to arrange with a company to drop off and pick up baby equipment, just use the one recommended by elite properties, it was very easy. The balcony offered beautiful views, perfect for coffee in the mornings and a glass of wine in the evenings. The railings in the loft are spaced wide apart, so for those with mobile young children just be aware if they are in the loft. Otherwise we would definitely stay here again!

Nice place, great location, excellent views, clean.
Supplies provided very limited. Could use a new coffee maker, dirty and corroded. Hair dryer provided could also use an upgrade. Washer and dryer provide however washer leaked and even after emptying water and cleaned lint trap, dryer still took hours to dry a small load of towels. 1 bathroom no door and 2 have glass see through door, be sure all guests are close friends or family. Overall, would stay again for sure!!

Good location
If you are looking for staying near the beach, with great restaurants and shops, this is the place. However, the property is outdated. It has three tv's but only the one on the living room works. So, what's the point of having the rest. If you don't mind then this is the place but when your are traveling with children is a must. The pool is nice and it is a quiet condo community which is great. The kitchen is well equipped with cups, forks, pans, etc. But due to covid, we used disposables. You will also find beach umbrellas, pool noodles, cooler, snorkel gear, etc. That we didn't use it but it was nice to see that they provide them. One last comment, the bathrooms could be a little cleaner.

Airy condo, great location
Wonderful location, a partial view of the ocean from the lanai, close enough to hear the surf. Walkable neighborhood, restaurants and a soccer pitch adjacent. Good supermarket approx 1 mile away. Layout affords privacy from neighbors and within the apartment as well. Well stocked with cooking/dining items. Recommend.

Excellent Downtown location - But Noisy
The size of the property was perfect!
The location was Perfect for being right downtown!
It was very outdated and some rusty from the salt air.
The front door needs a LOCK/DEADBOLT that works (not very secure) and a screen door would be great to allow the breeze to flow through the main room.
No A/C and it was very HOT in August, so everything was sticky and wet in the property.
Upstairs loft was very hot, no window for airflow. we left everything open to cool it off.
NOISE from the businesses, park/playground behind the building was loud.
The Lani was GREAT! you can see Mauka ( Mountains) and Makai (ocean)
Pool was quite and clean, no View.
It was a very nice stay overall.

Great Location
We've stayed at the Kona Ali'i a few times now. This was our first stay in #512. I had looked at booking it before and it wasn't available...I was excited that it was this time.
They had it prepared for the beach (it's so close) - with an umbrella and a couple chairs we could haul to the beach along with a small cooler on wheels and some boogie boards that the kids loved.
But, we were disappointed in a few things that aren't in the star rating list.
The first is that we were booking this particular condo because of the loft and the ability to comfortably accommodate our family of 4 adults and 2 littles. We were shocked to see that the rail for the loft is extremely unsafe for little kids and it isn't noted in the listing. The rail's ballusters are about 7-8 inches apart - more than enough for a little child to fall through. It had us on high alert the entire time. We actually moved as many pieces of furniture in front of the rail to keep the kids distant from it (if they went upstairs without us knowing).
The property is listed as sleeps 6. The kitchen has plenty of plates and bowls, utensils, etc and there were a plethora of wine and bar glasses - but only 3 (very odd) coffee cups and only 4 plastic regular drinking glasses...AND...only 4 chairs for the table - we adapted by pulling the loveseat up to the table for two more seats.
The last thing is that they need to upgrade the fans that are available in the condo. There is a great cross-breeze, but on a really hot day - having small fans for the bedrooms would be nice. There was a small OLD fan in the master bedroom that intermittently worked. Upstairs had a couple fans that were much better but as you know heat rises and they absolutely needed those fans up there.
Overall, it's an affordable rental in a great central location. Outside of the dangerous loft railing, the condo just needs a few things done to make it a great rental. Get a new table with adequate seating for 6, buy some glasses and coffee cups, and put a curtain across the master bathroom toilet closet.

Great location, needs updating!
First off the location is fantastic! Close to everything in Kona on Ali’i Dr. walk out your door and you’re on the heart of Kona. The place is huge so that’s a bonus when traveling with kids, you can easily distance yourself from them when needed. Now the condo has some major flaws and in serious need of updates from top to bottom. Most importantly it needs new locks, the locks on the door are so rusted out my husband was usually the only one who could open the door; I fumbled with the lock for over 2 min to get it to open. Most everything in the condo is from the 80s-90s, including all kitchen appliances, knifes, pealing enamel in pots and pans, ( if you use a hair dryer, bring your own), pillows are horrible flat old and stained ( come on pillows are maybe $20 for 2 at Costco) the only upgrade in the unit is the tile and counter tops, but all set on original cabinets. Now for cleanliness: On the surface the unit appears clean, but it’s more like tidy but definitely not clean: all the wicker furniture is so old and has never been cleaned, you can see the dirt trapped inside the weaving, all the kitchen drawers and cabinets need a good cleaning, the vent above the stove is so full of grease it’s actually a fire hazard. The downstairs bedroom dresser smells from the built up moisture you cannot actually use it or your clothes will stink. There are maybe 10 hangers in the whole unit, so bring your own if you would like to not live out of your suitcase. I wanted to love it, but it was just ok, we didn’t spend too much time in our condo, but if you’re planning on cooking and overall spending time in the unit you may want to find something more updated. The washing machine doesn’t clean very well either so if everything in the unit is washed there.... If you have small children beware, the upstairs loft balusters are very wide and will easily fit a small or even bigger child, our 12 year old could squeeze through if he tried. We really enjoyed the perfect view of the ocean right from the lanai and the late morning sun and sunset all from one large beautiful lanai. Also know that the property it self is very strict with Covid rules for all public areas like the pool and bbq, we never once saw anyone swim in the pool, but we did, no one said anything for us staying over the 1 hr limit and not utilizing the pool for “exercise only” as the rules state. My son forgot to pull up his mask walking through the property and was scolded by one resident.

The only complaints I had were that there is no air conditioning, which wasn't too awful, but slightly uncomfortable, and the fact that the bathrooms are incredibly out dated, and look straight out of the 60's. The kitchen was well set up, so if you wanted to cook that would be no problem. There are only beds for 4, 2 of the teens slept on the couches, which they didn't really mind.Everything was great about this place. Only glitch was from another tenant, every time we went in the pool with our teens, we had a couple in their 70's shushing us. We were only chatting about books we've read in the pool!!I guess there's always an old grouch around somewhere no matter where you go !! We were missing one set of keys when we arrived, we called management first thing in the morning and they brought another set the same day.

We were missing a key on one set of keys and some light bulbs were burned out; the owner/manager quickly addressed both issues. I didn't know what to expect, but this place was PERFECTLY located for the ironman. I had a 2 month old baby w/ us and my family. The place is right next door to lava java, so great food was a step away. Also, there were tons of other great places to eat, like sushi shiori. Or the fruit stands which had 5 papayas for $1. Since it was a 5-7 min walk to the start/finish, it was perfect for specatators and athletes. Great space, too...easily fit 6 people.

The location was exactly what we had wanted in a central location of Kona. The place is starting to show its age and isn't exactly the cleanest when closely inspected. Some of the beach towels are worse off than what we use as rags for cleaning the car here at home but there were new bathroom towels in the condo. Otherwise the only disappointment was that the owners/property mgmt didn't even leave as much as salt and pepper there for us to use and so we had to outfit the entire place. That also goes for the cleaning supplies as only a 1/4 bottle of dish soap was placed out for us. Whatever happened to the use it replace it policy of every other condo we had rented in Hawaii. The one last thing that was very frustrating was the lack of wifi in the condo, it should be there and available to guests instead of having us go to the local restaurants to use wifi.
