The location of the apartment was fine, especially if you don't have a car. 15 min walk to Borik which is a city beach so it will have its defects but overall very pleasant.
The hosts are greedy. They are the reason that caused our trip to feel lousy. Big smiles on the first day - pay day. Deposit wasn't a surprise bc I read about it before. 150 eur quite an amount for an apartment with so-so quality arrangements e.g.:
AC small, cooled only the kitchen, no way to cool the bedrooms. Useless at night.
Cutlery, cups and glasses for literally 4 persons. No dishwasher so washing of dishes was essential part of the holiday.
Towels were old and used up. Clean but looked like they were used for ages. Bathroom mats were so aged and torn that they could only be used as a mop. Dare not to step on barefoot!
TV small and if you are not German speaking person, there are no channels to watch.
Table cloth with holes.
Second bathrooms was supposed to be a bonus but we didn't even use the shower, bc the installation is clogged up.
Last but not least, all above would have been ok to bare but the hosts, especially the lady, have no hospitality in their bones. They do what they do bc its a good income, but honestly they should not have anything to do with tourists. And this is why:
the pool was the main reason we choose the place. Two kids (8 and 11 years old) were crazy about it. After two days my kids were shouted at, bc they had a water ball and a swimming ring. I confronted the lady asking her why typical pool toys are not allowed. She told me that the kids are slashing too much water. A pool where kids can't splash is totally absurd!. I then told her that her grandson (who was there too) was doing the same. The lady answered that he is allowed to and my kids are not!
The longer we stayed the more restrictions e.g. not to walk on the grass, not to pick ripe fruit from the trees and in general, we felt we were vandals not guests. Overall two broken glasses - my 8 year old drops things lately. Imagine the stress! 10 eur taken from deposit after a 20 min search of apartment before we could leave. Literaly towels were counted.

Nice area with walking distance to restaurants, bakeries, and supermarkets. The villa was clean and private with a few other guests. The swimmingpool was nice and the room had the most essential equipment.
I didn't like to get the deposit back in cash. We have another currency at home.

Lovely owners who were super helpful! Nice pool area with lovely fruit trees around. Short walk to nearest supermarket, bakery and restaurant. Quiet, safe surroundings. Good air condition!

The location was perfect. around 15 minutes walk away from Plaža Borik - the best beach (family-friendly) as well as the nearest beach to the city centre of Zadar. The house was also close to various restaurants, supermarkets as well as public transportation. The house - like the other houses in the neighborhood - had a lot of fruit trees, for example, grapes (red and white), kiwi, peach, etc. The host couple accommodated all our needs, requests and inquiries, especially about the bio way of gardening as we also have a big garden back home. The swimming pool was very clean and big enough for lazy swimming after a long day at the beach.
The view could have been better, i.e., wider sea view, but we did have the sea view ;-) The kitchen could have a microwave for fast reheat of food.

very big room, very friendly staff. we speak German, have a good communication with the old couple. the supermarket is near and open even on Sunday.
1, we stayed 2 nights. the first night was very hot esp. the bed in mezzanine was like sauna. a small air conditioner for hours was actually not powerful enough for such a big space. on the second day we closed the door and windows the whole day and then it was ok at night. 2, if you don’t speak German or Croatian, it would be difficult to communicate. 3, when you locate this place, don’t use the address (which led you to a strange place nearby). you shall use “Villa Apolonija” in Google map.

The location was good for reaching Zadar city by bus, car, and, if you felt energetic, by foot. There were good bars and restaurants within 5 to 10 minutes walking distance from the accommodation. Supermarkets and bakeries are also within close proximity of the accommodation.
Not a deal breaker but a microwave would have been nice to have in the accommodation.

Location is just perfect. It is situated close to the sand beach. There is a lot of supermarkets in area. Swimmingpool is superb.

The owners were very friendly and helpful. The villa was in a great location near a sandy beach and few restaurants and bars and well connected to the old town. The pool was lovely and we enjoyed having a balcony.
The mattress wasn’t that comfy but was not too bad for a weeks stay!

The room was very clean as was the property. The pool was lovely. It was very quiet area.
We asked for advise about taking a taxi from the airport. The owners told us that it would cost 70euro at that time of night but they would collect us for 50euro. We trusted them and agreed. We later found out that it would have only cost about 20 euro on Uber, which was a sad way to be taken advantage of by the place you are staying at. On checking out we asked if we could stay by the pool as we had an hour to kill and we were told no, that we are not guests anymore. I don't like leaving poor reviews but this is just our experience.

The hosts were friendly and helped with directions and information about the area, shopping, buses and beaches. The local restaurant was excellent and the bakery was very nearby.
Although the towels were changed frequently the bedding was not changed.

Quiet place, private parking and view over the sea from the balcony. And the swimming pool is a good thing during a hot summer !
The host was supposed to speak English and French, but if you don't speak German it's complicated to understand and to be understood... The host ask for a deposit, and you also have to pay extra to use air conditioning.

The house is wonderful and very neat, the swimming pool is great, and the little kitchen in the room is useful.
- Ivo and his wife are very helpful but they talk very little English and French, so communication was not easy!
- be careful to mosquitos at night..
