The location of the hotel is excellent, close to the Vaporetto stations Giardini and Arsenale. Shops and restaurants are just around the corner. Excellent value for money. The staff is extremely friendly and helpful. Thank you for making our stay so special, we will be back next year.

it was dirty, cramped, room given was four steep & narrow stairs up was very hard to cary up the luggage and no space for luggage unless we carry them upto the loft in a another half stepped staircase. bathroom shower was broken and tiny toilet was adjoining shower cubicle and was smelly. We checked out next day and went to another hotel.

The Hotel is definitely on the cheaper side for Venice, but you can tell why, the whole Hotel is getting tired. We actually didn't mind being a little bit away from the action on this visit as we spent a fair bit of time over on Lido, and there are a few Vaporetto stops very close by but it will take you a while to reach some of the more popular parts of Venice on either the ferry or walking. The room was clean and of an ok size but the room facilities are basic.
Having to leave your room key at the desk each time you go out no matter the time of day and they lock the front door overnight so you can't leave of your own accord - they must unlock it for you. The staff are ok, but definitely don't expect anyone to really go above and beyond here. There was a ferry strike announced for the day we were due to check out and we couldn't get any info or assistance from the staff on the desk. They actually gave us incorrect information which we thankfully managed to confirm elsewhere!

Very nice quiet place right next to a walking street full of restaurants and nice Italian life, there is a beautiful park across the street with turtles in the Fountain
I dont know why people write they dont like the coffee, there was a machine and you Can choose which kind you want, im pretty picky about my coffee at home but the americano was nice

Highly recommended!! The room we stayed in was spacious and neat! Superb++ location if you like to walk in 20 minutes you will be at the st. Mark square, if you want to use vaporetto is 5 minutes walk to Giradini Biennale ACTV! All the staff are very kind and helpful! Reception 24/7, after check out you can leave the luggage as long as you need! We will definitely stay there again!!!

Ideal location, quiet enough to avoid the crowds around St Marks and Rialto but convenient enough to get around. Staff were helpful and the room was comfortable
Breakfast was ok, but the coffee left a lot to be desired.

+ The location was excellent.
++ Mustafa is one of the kindest and most proactive receptionists I have met.
- Breakfast could have had hot food, for example eggs.

The room was comfortable, spacious and had a bath. We had a lovely breakfast in the morning and it was only a short walk to St. Mark’s Square.
I wish the bath was bigger and that there was a hot breakfast option, but these are minor details.

We were 2 staying there a few days.
We appreciated : the friendly welcome on our late arrival (thanks Moustafa), the location (not too far from San Marca Piazza area) in a living area, the equipment of hotel/room, the breakfast.
On top of that : one of us forgot his Hugo Boss sliders in the bathroom. The hotel confirmed the found them (many would have kept them and said they did not fond anything !). They were really helpfull in having them back.
Thanks for everything to all theam staff !
Things to improve : the mattress confort is too firm (or mattress too thin).

The staff was very friendly
Too expensive for what little they offer

The staff was fabulous. The location was close to everything.
The room was completely different according to I was booked. They offered me different a room because I was not happy but the room was next to the dining room ( so nosy).
The breakfast not enough.

We like specially Mr. Mustangs- the night watch.
Mustangs was very kind, very professional, efficient and helpful. He is a real asset to the Hotel Living us with a good taste and memory on
our way to Rome.

I liked this little hotel. The front desk staff were on call 24 hrs so we could get in with our late arrival. Breakfast reasonable. The location is just around the corner from a main walkway with plenty of restaurants and a co-op, and just two minutes to the water front. Finding the place can be a bit challending as everywhere in Venice. Turn left by the coop and down a small alley and then left again.
Bathroom slightly scruffy but basically ok.

Loved the breakfast!

I was made welcome and the atmosphere was relaxed. The breakfast was good enough and unhurried. The location was perfect for the Biennale venues and perfectly suited the reason for my visit to Venice. If I go to see the Biennale again this is the first hotel I shall be looking at!

Mostafa, was undeniably noticeable as for his welcoming and support all along the stay, the hotel ain’t only matching the budget but really good one, place is accessible for different and main centers such as San marco or other island like lido ( just fast)
The other reception guys were extremely kind and helpful, just wanna thank you guys for the joyful stays and Mostafa you made our stay just perfect;) ,
The breakfast was decent enough to fulfill our hunger though :)
Nothing to mention:)

Mustafa on reception is one of the nicest people I've ever seen working in hospitality. The hotel is exactly what you want somewhere nice and quiet to lay your head after a long day.

Location was great - and it was good value for money, and the staff were lovely!
The place is falling apart a little and was a bit grimy in places, though you got the feeling the staff were really trying to make the best of it!
