Restaurant at the location.
This property fulfills the expectation of a farm stay only in food.
Imagine a big rural-style restaurant in a nice setting, but right next to a busy road. It is a good restaurant (we tried it), so a lot of people go there almost every evening. Directly next to the restaurant is a building with around 9 rooms for guests. If you stay in one of these rooms, you will have all the noise of the street and the restaurant guests coming and going, plus based on the exact location of your room you might have some smell from the kitchen as well. People smoking outside the restaurant will be close to your window.
To make things worse, there were 2 evening/night events (out of total 4 nights we stayed) with a lot of noise even after midnight! No sleep was possible until 1. a.m.!
Service: good for the restaurant, very bad for the accommodation. One night we had to suffer listening to the owner/manager sitting outside of our window and calling all of his contacts trying to convince them to vote for some specific local politican in the coming election! No respect for guests.
Payment problem: Booking.com made us pre-pay the accommodation. When I told the owner/manager that I already paid, he said he did not receive any money from booking.com and I had to pay him directly to be able to check out. He did not offer me to help with the situation. I had to call booking.com and sort it out myself. In the end I had to pay on the spot, and booking.com reassured me that they would reimburse me afterwards. However, as the accommodation owner did not formally respond to booking.com, conferming that I paid him, I had to call booking.com again 20 days later to resolve the issue. In the end I got reimbursed, but the accommodation owner did not care about me as a guest just about his money.
The accommodation owner/manager clearly makes his money in the restaurant, and does not care much about the unfortunate travellers staying at one of his rooms.

Placement and friendliness
Double bed was two mattresses put together and my girlfriend had a very uncomfortable night sleep. The swimming pool looked a little untidy and many bugs floating in the pool which is why w did not enter

It's in a beautiful place and the staff barring few exceptions were really really lovely. Our room had a lovely view over the countryside and it's not far from a variety of vineyards and small towns. We ate at the restaurant and had a good meal.
I think they need to organise their breakfast a bit better, as I imagine before it was a buffet which because of covid isn't possible. The woman trying to manage it all was overwhelmed and it meant long waits. But imagine this will sort itself out, so it's more a small niggle that is worth building in a bit of time in the morning if you need to be out at a certain time.
My only real issue was that our first night when we had dinner there, there was a massive party being held there-- think it was a combined christening and birthday. There was no social distancing, which became a real issue when they decided to start dancing and ended up coming way too close to those of us eating on the patio who were not part of the celebrations. It all felt very uncomfortable in the current circumstances.
