The bed was very ver comfortable and the bed was warm

My daughter had a very quick shower and as soon as I got in the shower it was cold. Also it was set that I would arrive at 1:30pm, I got a message on the morning asking me to come later as they wanted to go to an open home, despite getting a text message the day before saying they'll see us between 1 and 2pm. To me that's not okay and unprofessional. They are on the market so hoping to sell so I guess not worried about us returning.

Lovely hosts, I very much enjoyed my stay here. The place was easy to find due to the blue signs. It was clean, very confortable, and breakfast was excellent. Furthermore, the view from here is very impressive. This place has it all, 10/10 for me.

Good Choice

We had an enjoyable stay in a very comfortable well appointed room with our own bathroom. The views from the house are stunning. Unfortunately the weather wasn't as clear as it could have been for us to see it at its best. Our hosts were lovely and looked after us very well making sure we had everything we needed. We are very happy we stayed at Warwick Hills.

Absolutely amazing views and birdsong to wakeup to.

Absolutely stunning views from wrap around verandah.

A little tricky to find, and quite a distance away from anywhere. Not easy to find in the dark!

Enjoyed our visit to a lovely home on top of the world!

Great views and very comfortable inside and outside space. Breakfast was generous and lovely, Hosts welcoming and interesting.

The road was windy but had great views.

A truly great place to stay away from the hustle and bustle. Views simply spectacular.

John and Sharon are marvelous hosts. Their home is amazing with sensational views of Papamoa looking down the coast towards Whakatane. Being in the rural hills there was nothing but peace and quiet. The bed was comfy and the room very clean and tidy. Breakfast is plentiful and varied. It was nice chatting with Sharon and John and their family. Really nice people. Guests will not be disappointed. Thank you again for your hospitality.

Refreshing with beautiful views

Loved the fact that this was so out of the way and the great views out over Bay of Plenty (slightly spoiled by the forestry commission having just cut all the trees leaving ugly scars but this will not be permanent). Hosts were hospital and lovely breakfast. Slightly old fashioned room but gave it a genuine feel of being invited into someones home

If you are going in winter be prepared as it can be cold up the escarpment. Also eat before you go up or you will need to drive back down to get some food.

Great hosts and beautiful location :)

John and Sharron were amazing hosts. Breakfast was delicious and views were beautiful. Their 2 little dogs Daisy and JD were a joy to have around.

would be nice to have a fridge closer to the room or in the room.

Great bed, great breakfast

Room was large, bathroom was right next door, bed was great, all at the far end of the house so nice and quiet. John and I had a good conversation over breakfast and he and Sharron were great hosts. The breakfast was beautiful, fit for a king. John made a lovely coffee.

Nothing, was exactly what you would expect.

Never again

Did not get breakfast man was very rude and disrespectful made us feel uncomfortable and not welcomed said we didn’t get breakfast because it was 9am

The dogs jumping up and biting us while the man did nothing to stop them, rude smart remarks to me and my partner, not very welcoming, disrespectful and rude made us uncomfortable, door had no lock on it, didn’t get breakfast, milk was warm and left outside for us, pillow stank like someone else’s B.O

Great view in private property giving homey vibes, good for rest and relaxation

Road going to place was winding, not that nice when its dark and rainy. But directions were provided by owners before we got there and that helped.

Great location, views to die for. John and Sharron made you feel very welcome. Nice and quiet, bird life in abundance.

Having to walk out of the room to get to the bathroom. A sofa would have been nice and a small kitchenette.

The Breakfast was fantastic, Amazing house loved john’s company each morning we would catch up on daily events, views are amazing, home away from home, perfect spot in the hills

It would have been great to have a wardrobe in the room to hang some clothes as I was there for a week
