Fantastic boutique hotel perfectly situated only a short walk outside the extremely busy San Marco area. Lovely and very friendly staff, great facilities. Definitely a place we will return to the next time we’re visiting Venice!

Staff was so helpful, friendly and professional. Location was superb. We booked a few days ahead because of inaccurate location given by another hotel previous booking. Would recommend highly.

I find this hotel difficult to sum up. We really liked it and its many little quirks but just felt we had paid far too much money for what it delivered. The staff were very friendly and helpful and we enjoyed a glass of prosecco in the garden on arrival and breakfast in the garden the following day. Great location which no doubt explains some of the cost but with breakfast and taxes paid on top it all just felt overpriced.
The room was disappointing with no view, the shower very narrow, the ventilation poor and the bed not the most comfortable. Felt the breakfast should be included and was expensive for what it was. There is better quality and value in Venice.

Very good experience - friendly staff, convenient location, great amenities. There was a garden party the night we stayed, but it ended early so didn’t disturb our sleep at all.

The hotel is definitely far from being 5 stars. It is completely overpriced for what it is. I would not recommend anyone to stay there. Poor breakfast, tacky interior; not ideal location. There is million better hotels in Venice

location is only a 15 minute walk from the city centre and the staff were very nice.
The bed was very uncomfortable didn’t get a great nights sleep only 2 or 3 hours. I wouldn’t recommend getting the queen room.

this is not 5 star hotel as it does not have working facilities. this is more 3 start hotel where even bar was closed and only one person was most of the time. very disappointing and it si bad that booking is promoting it and puts 5 star hotel, this is not true

Staff were great, breakfast was good, the hotel was very clean. there is a nice garden which would be very nice in the summer. The hotel sorted airport transfers there and back. absolutely no complaints. 5 stars

lovely hotel and beautiful garden in a wonderful, quiet area that is still a close walk to everything you'd like to see.
the staff were really nice and you get a welcome drink, breakfast was great.
we left early (4am) so they asked us if we would like a packed breakfast to take with us.
(considerable) extra charge to use the private spa for 3 hours so we didn't do that in the end.

Beautiful room in an older building with a beautiful setting. Had all the modern conveniences. A bit away from the main tourist area but still able to walk there which was much more enjoyable. On a canal for water taxis and a short distance to the vaporetto stop. Enough local and canal side restaurants to choose from. Very comfortable place to stay as well as be pampered if you wish.
The price of the breakfast (€25 each) We did not use this service as there were local places that provide lighter breakfast.

Maybe they can pre load on the Smart TV Apps like netflix or YouTube to allow guest to use their subscriptions to logins for these online services.

Its in a quiet neighbourhood and takes 30 minutes to walk to the main St Marks Square where the Basalica and Dogi's Palce are located. We quite enjoyed the walk despite the hot weather, lots of sights and sounds to take in along the route. The smartphone and googlemaps made life a lot easy to find whatever we needed. Staff we very polite and helpful
We ordered breakfast using their QR code system, we got a confirmation that our order had been received. But following morning no breakfast arrived in our room, when i checked with the reception they said they hadn't received the order. By then it was too late as we had to head out, so we grabbed a coffee and croissant en route. If you order breakfast phone reception after to confirm they have received it.
