Stora ljusa bekväma lokaler. Bra bilparkering.

The cleanliness, the neighbourhood, the WiFi, the free parking, the complementary coffee/tea
I was deceived by the completely missing breakfast (included in the offer, and therefore in my contract with this host). On Sunday July 30, There was NO STAFF present (we HAD to check-out until 9:30), and till then, no explanation for the locked dining room, for the absence of any staff, for the missing excuses or explanation for the NO BREAKFAST served, NO breakfast boxes, which of course was included in the price I paid. I have called the hotline provided in the check-in instructions and the lady at the helpdesk could not solve the problem. More than that, there were other guests, old people, one mother with children besides the two of us, who counted on this breakfast. I consider that the host should return some money to all his guests who paid for a not delivered service. Please, Booking.com, step-in, to solve this chronic and repeated issue for your future customers

Location was perfect as were coming for the sport camp and sport facilities were just in 100m out of the hotel.
Sauna was very good and clean + relaxation zone.
Common kitchen with fridge, microwave ovens, electric kettle was a good facility.
Quite area, close to the river.
Breakfast was the biggest disappointment, in spite of I sent a message to the hotel in advance about the importance of the good breakfast. We were traveling for the sport camp with children. Breakfast scheme has been changed 4 times during our 9-night visit. From ready boxes in the fridge to no breakfast at all ☹
We’ve stayed for 9 nights and no one visited to clean the rooms. At the end of the stay rooms were quite dirty.
No bikes for rental were available. The nearest shop in 4 kms with quite poor bus connections.

comfortable beds and a large room
no one there on arrival, all doors closed and no message about a key code.. we had to phone and spell our name 3 times before we got in. Nice kitchen but microwave only so we couldn’t cook a proper dinner. Breakfast box kind but better healthier food choice expected in scandinavia

Institute that offers a hotel service; my room was nice and had all the essentials. Breakfast is served early (7:00-8:30) but it's possible to have a pre-made box delivered to a fridge in the common area to be eaten at any time. The common area includes a shared fridge, too, where one can keep any "private" food (or leftovers from a previous day's breakfast box). Bus stops Folkhögskolevägen and Sunderbyvägen are extremely close by and have good connections to the centre (lines 1 and 2 alternate to provide a bus every ~30 mins) as well as the shopping district (line 12 stops at the Storheden shopping centre and both 12 and the aforementioned 1 and 2 stop at Stadsö centrum which has a supermarket and pharmacy).
The area is mostly residential and has only one (albeit good) restaurant nearby; for any other needs it's required to walk a bit or ride a car/bus.
Access to the facility is a bit confusing: when the reception is open (usually 8-16 on weekdays) the hotel can be accessed from the main entrance of the institute; otherwise one has to circle around the building and enter from the side. When the school side of the building is closed, it's inaccessible from the hotel side so, even with the hotel keys, one can't get in from the main entrance. Since I visited in late February, the shorter path from the main entrance to the hotel door was covered in snow and tricky to walk but I suppose it should be easier to get around in Spring/Summer.
As a final note, while I haven't had any issues with it I do feel that checking out at 9:30 may be a tad early.

no one to welcome you
rooms for kids (extremely small beds)
no instructions in English in the room
you have to leave very early
no breakfast box even if paid, you have to claim and wait a long time to get them (though you have to rush because it’s mandatory to leave at 9.30!)

Simple hotel run by Sunderby Folkhøgskola. When you primarily only need a bed and bathroom for a one night stop. Gives this hotel great value for money.
Google map does not provide an accurate description of the hotel's address. It indicates Sunderby Folkehøgskola's address, while the hotel is located at the back of the school.

Spacious and clean room, floor hearing in bathroom hot water immediately. jacuzzi is currently not working due to Covid, but sauna is fast and amazing.
The breakfast nook was pre packaged, sufficient breakfast continental style with butter, jam, cheese, bun, cereal, etc.
The stuff was away on the holiday and we were uncertain about some things.
