Exceed expectations! Close to funicular, and to all the center, everything needed were in the room. Breakfast is typically Italian, no eggs, only bread, sweets, yoghurt and fruit, and coffee.

Conveniently located on the town's main commercial street only a short walk from one of the municipal parking lots. Ample breakfast. Easy walking distance from all of the town's main sights.

Unfriendly staff. On the second day no fresh towels in the room. Had to ask twice for new towels. At checkout they charged costs for the dog but it said explicitly on our confirmation that pets were free.

Location good. Bathroom functional. Clean room. Good bed. The air conditioning worked well, the room was properly cooled. Friendly service. Cheap parking in the nearby parking garage. Breakfast is typical Italian, cakes, sweets.

The hotel was being refurbished so was unavailable but the owners provided a wonderful apartment as an alternative and could not have been more helpful. I would like to thank them very much as we had a great time in Orvieto!!

The hotel was easy to find and was situated at a good location in the city, easy to walk everywhere from the hotel. You could drive up to the hotel and leave/pick up your luggage and the hotels parking in a parking house was nearby (recommend to reserve parking if you arrive by car). The hotel was clean and staff friendly. The bed in the room was OK by Italian standards.
The room was a bit oldish, could do with some freshening up. The fan in the bathroom made a terrible noice and automatically came on and off with the light in the bathroom. Moisture was not removed from the bathroom unless the fan was on, so the shower was damp during the whole stay after the first shower. There was too little lights in the room at a whole, no light at the entry, where the packing bench was. Breakfast wasn't grate, but that is to be expected in Italy.

It was conveniently located near parking. Staff was nice. We arrived early so they let us keep our luggage in the lobby until we could check in.
The photos I saw for the rooms on booking.com did not represent the room we got. The rooms in the photos looked more modern and updated, but we were in a room that was tiny and outdated and the window was frosted (so people couldn’t see in, but we also couldn’t see out, so felt a bit claustrophobic). It was quite noisy right outside our room as well.
