About this cottage rental
This recently updated guest house features all the comforts of home like: a well appointed kitchen, gas fireplace, radiant heat tile in the bath, hot tub, wifi, washer and dryer and abundant closet space. Walk, play golf or tennis at the park just across the street or hike/bike mountain trails on the 7 mile low traffic River Road access. During summer and fall, fish, canoe or tube the famed Battenkill River just 300 yards from the back deck. This Arlington location opens-up all that southern Vermont has to offer just 11 miles to Manchester Village and less that 25 minutes to Bromley and Stratton Mountains.
The cottage has a private fenced entrance, access to gas grill, hot tub and a back deck for evening dinning or just drinks as the sun sets over the Taconic Mountain range.

We stayed at the cottage for 4 nights and we had a wonderful time. John, the owner, was gracious and hospitable. The cottage is just as pictured on the website. We felt at home as soon as we entered, and were delighted to find local treats in the fridge, along with some amazing coffee. There is so much to see and do in the Manchester area; bikiing, hiking, museums.... and we had a wonderful time at the Dead of Summer Music Festival. We very much recommend this property.

This property is a comfortable oasis in a beautiful location. It has great views and a great walkable in town location. The cottage has everything you need for a weekend getaway or extended stay. I was here for a family wedding nearby and this place was perfect.
I especially appreciated the thoughtfulness of the host in providing an enticing sample of local goodies. The hot tub was a welcome bonus.
I would very much enjoy staying here again.

This place is really a gem. Private setting with full deck, view, hot tub, grill. The interior was beautiful with a large fully stocked kitchen and laundry was a bonus after traveling for a week on motorcycles! The extra local and Vermont products for us to sample was above and beyond and much much appreciated! The coffee pot was not working and the owners replaced it with a new one immediately. We definitely will be back!

My husband and I thoroughly enjoyed our 5 day stay at John and Anne’s cottage. We received a warm welcome from John who was readily available should we have any questions. The cottage was extremely comfortable and we loved having the wide expanse of all the windows, both upstairs and down! The location was perfect and the view from the back deck stunning. This is a very nice carriage house in which to stay. It is well-built and adorned as if one could live there full time with very functional full kitchen. John and Anne are wonderful hosts, leaving us plenty of edible treats!

John, the host, was great; he met us and explained everything. The hot tub was wonderful after a long day. Peaceful and quiet place in the country. Easy driving to Manchester and Benningtion.

My girlfriend and I were looking to get away for a long weekend to just relax and this place was perfect for that.
The house is spacious, completely charming and very clean. The fireplace really makes it cozy and the hot tub was wonderful with a great view of the mountains, especially at night when you could see all the stars. The beds were incredibly comfortable, and that was a concern of mine before hand.
It is not far from Manchester, which has a lot of restaurants and shopping.
The host was great with the communication and all the local goodies that they provided were so thoughtful, delicious and totally unexpected.
We would come back and stay here again in a heartbeat, would highly recommend this place.

We enjoyed our stay at the Trout House. It was clean, comfortable and oh so peaceful. The furniture was super comfortable. The view from the deck was fabulous. Proximity to both Bennington and Manchester was great. We would definitely return.

We enjoyed a relaxing long weekend at John and Anne's cottage. The view of the mountains and Battenkill from the deck and hot tub is beautiful, and the cottage itself is cozy and tastefully decorated with a modern bathroom and kitchen. It is clear a lot of love and work was put into it! It was a great base for exploring Manchester and hiking in the Green Mountains. John and Anne were accommodating, welcoming, and available for questions/recommendations. We highly recommend staying at The Trout House and hope to be back!

We thoroughly enjoyed the New England experience of the area. The beauty of the view from the cottage and deck is wonderful and the proximity to the Battenkill River is great. The cottage is rustic, but lovely, with a wonderful, modern kitchen and bath. The area is steeped in history as well as beauty. We loved our time in the Arlington, Bennington, Manchester area and are looking forward to returning.

Great place to stay while we navigated the many challenging hiking trails within the area. Our host John was more than helpful to direct us and suggest places to hike and places to eat. The view from the deck was beautiful and sunsets awesome. All the the little treats left for us were more than welcomed. The place was great for a week getaway, clean and welcoming. A special thank you to John for checking to make sure we had no issues and everything was good! Definitely recommend this place.

Our stay in this lovely rental was everything we hoped for. The location was perfect, with the mountains in view from the back windows and deck, and cows grazing and mooing in the field. We were close to the Battenkill River, the Norman Rockwell house, several covered bridges, a country store, and The Sugar Shack, which carries all the maple syrup and goodies one could hope for. We were also within easy driving distance of both Manchester and Bennington, where we explored the American Museum of Fly Fishing, Northshire Books (the oldest Indie bookshop in the country), and the Walloomsac River. Our hosts were available for any questions and suggestions with an easy text to their phones. They were very helpful! The accommodations were beautifully furnished. There was a hot tub and grill, an outdoor table with umbrella, and chairs for relaxing both on the deck and under a covered arbor. We felt completely comfortable. The hosts even left an assortment of local goodies (fresh eggs and cider donuts, local ice cream, Vermont cheese, and locally made hard candy), along with the source so we could purchase more if interested. A notebook provided all we needed to know about the rental, area interests and activities, and their favorite shops and restaurants. Our stay was wonderful and we would highly recommend this rental to others.

At least one other reviewer noted that this place is better than the photos and I agree! It us much lighter and brighter inside than the photos made me think it would be. This rental has everything you need - and more- to enjoy your time here! Everything is high quality, as well. Nice pots and pans, beautiful countertops, plenty of plates, etc., make this kitchen nicer than mine at home! A heated floor in the bathroom, roomy shower, nice towels, good water pressure, etc. make the bathroom nicer than mine at home! ;) Everything was in working order. The hosts left us treats in the kitchen, too! Should we come back to the area again, we would stay here without hesitation! I booked this partly because everyone that reviewed it gave it 5 stars and I am happy to say the trend continues with my review!!!

We had a great stay. Tons of hiking, fishing close by. Great property- back deck view is amazing and the owner John was so friendly and helpful.

Loved spending a weekend away here. Started the day on the deck watching the cows enjoy breakfast while I did the same. Then we explored the area before coming back and enjoying the hot tub and watching the clouds roll in to usher in dusk. Would highly recommend this property. Private, quiet, and very peaceful

The property was roomier than the pics portrayed. Kitchen and bathroom were great. Living area with fireplace was spacious and comfy. Bedroom was large with two beds. Outside deck and hot tub were perfect for days end.
Location to Manchester was a short 10 minute drive. Stratton ski resort was less than an hour drive and has a cool little village at base of mountain.
Check in and out process was seem less. Owner had all info about property and places to go in handbook.
Would definitely recommend a stay at the Trout house.

This quaint cottage held mountain views that were beyond spectacular. We loved sipping coffee in the morning, watching the cows interact with each other in the valley. Fiery sunsets were amazing behind a mountainous backdrop. Watching thunderstorms roll in was awesome too.
There was a nearby local park where we enjoyed hiking. In July that same park featured a firemen’s festival with all kinds of vendors. One night in mid-July, we watched a fireworks show from the back porch of the cottage. Vermont was having record heat, so we were thankful for window A/C’s.
The owners were very attentive. They took care of any concerns right away. They thought of everything, even stocking the fridge with Vermont treats.
I enjoyed baking & cooking on the gas stove too. A local General Store was great for farm fresh items & local homemade goodies.
It was a peaceful retreat with a nice selection of books for us to read. There was even an area wide enough to practice yoga. The month flew by quickly. I loved the antique furnishings and country touches too.
The bed and pillows were very comfortable. If you do go in the summertime, when the sun seems to never set, remember to bring some eye coverings for better sleep.

We also enjoyed having the grill to cook on and the kitchen has everything you need. The large deck overlooking the pasture along the river was very nice. It was great hearing all the songbirds; especially through the open windows in the morning.
We definitely want to return and take John up on his offer to take us fishing on the Battenkill River. He operates a guide service. We are already looking forward to the next visit!

My wife and I had a great stay in the guest house! Its perfect for a getaway with great view, and a short drive to Manchester, VT. The hot tub and fireplace really make this a great place, that stands out. The host, John is very responsive and helpful. Overall we had a fantastic time!

We were very pleased with the care that was given to the cottage house as well as the surrounding property. What a great place to relax and unwind! everything you need and then some was at your fingertips. Our host, John, was very accommodating when there was anything we needed or questions asked. My partner and I had a wonderful 5 night stay at John and Anne's magical guesthouse. Note: the pictures do not do it justice! The bed was incredibly comfortable, the kitchen was spacious and well-equipped, the shower pressure was divine, and the hot tub provided a memorable venue for evening stargazing. Anne and John left thoughtful treats in the fridge and freezer, which we consumed with delight. Our favorite part of the place was definitely the spacious deck that overlooked a field with cows. Stunning sunsets, and what a joy to wake up to cows mooing! We loved every second of our time there.
The house is also well located -- a quick 20 mins to Bennington, 15 to Manchester, and with easy access to lots of outdoor activities. Thanks so much for such a wonderful stay.

Mid-week stay at John and Anne's was wonderful. They made us feel so at home, with many local treats and many suggestions of things to do and eat nearby. They are a stones throw (very quick walk <2 min) from a fantastic restaurant with outdoor dining. Such a cozy home, overlooking a field of cows grazing each morning, and such accommodating hosts. Would definitely recommend and go again!

What else can I say - Anne & John were both so kind and gracious. I enjoyed staying in the carriage house as much as my visit to Vermont (so much so that I spontaneously added 2 days to my stay). Cozy with the right balance of old details and modern convenience I felt welcomed from the moment I arrived. Loved the locally sourced goodies in the fridge and the comprehensive guest book full of everything you need to know, right at your fingertips. Honestly, the pictures of the property don’t do it justice - simply the most relaxing, breathtaking mountain views (and the daily visit of the cows in the meadow below!) made my stay the break I needed. Anne was so kind and gave great suggestions of local hikes and other attractions and was available whenever I had a question. Will stay here again without any hesitation! Already planning for next year. A must visit if in the area. Rich L

We enjoyed our stay at Anne & John's cottage so much we decided to extend our trip! Like other reviewers have said, the pictures don't do it justice. Waking up each morning to the view was bliss. We loved watching the cattle stroll over to graze each morning - they're practically in the backyard! Arlington is a great home base, too. There's a Stewart's gas/shop and a deli/liquor store in walking distance. The cottage itself is extremely clean and well-stocked...the goodies the hosts left for us came in handy! Anne even left a treat for my partner on his birthday. It made his day extra memorable. Anne and John were so accommodating and helpful. We can't wait to stay here again!

My wife and I stayed here for three-nights for a much needed relaxing getaway and the pictures did not do it justice. This cabin was so cozy and beautifully decorated with unbelievable mountain views. Anne’s attention to detail was astonishing and she supplied us with everything we could possibly need, including local treats and a book of recommendations for local stops, shops, and sights. One of our favorite parts of this stay was the wonderful view of the cow pasture and having the cows walk toward our deck each morning. We had an amazing time exploring the area and could not have asked for a better place to come back to each night. We absolutely plan on returning for a second trip.
