Excellent breakfast. Milsoms is very easy to reach, coming from the ferry in Harwich.
Unfortunately our airconditioning did not work, but there was a fan instead

Location beautiful..gardens were beautiful.
The room we deemed delux..it wasnt..room 16 was tired looking..dated. large lampshade very precariously hanging from the ceiling..toilet roll hanging off the wall..toothpaste stains over tiles ..cob webs behind toliet. The net curtains were grey ..grubby. This is not my idea of delux.

The room was modern and spacious, staff were friendly
There was a private party outside in the garden which went on until late. All we could hear in our room was the bass from the music. The morning after we went for breakfast and was almost finished when i discovered the ham from the continental breakfast was mouldy. We pointed this out to member of staff and all they said was “oh” and then walked off.

Everything was spot on. Rooms were good size, beds were comfortable. The staf are amazing, attentive and always there to help. Breakfast was superb!

Location good.
Room 11 is below a room with very noisy floorboards, when the occupants return at 2am and spend a lot of time moving around you are woken and lose a nights sleep! Didn’t like the dining arrangements, residents given very little attention in their area of dining room, had to go and find staff to hand in your order, no personal service. Hot breakfast food poor as again no personal service, all self service so food not freshly cooked or served. Reception staff on check out surly. Abandoned idea we had to extend our stay in Dedham.

On arrival. staff were taking down christmas decorations in the foyer and blocking our access to the reception desk. (This whole area is a bit cramped) We were told "someone will be along in a minute" and they carried on. We were left there waiting, actually had to ask them to move so we could ring the call bell and eventually complete checkin. No real welcome at all. I might expect this in a cheap B&B but not for £210 a night.
We were staying to celebrate our 25th Wedding Anniversary and had mentioned this on the booking form, which was definitely read as they emailed back to confirm a later checkout. No acknowledgement was made of our celebration than an 'oh yeah I can see that's on the notes' from one receptionist. Underwhelmed. It doesn't take much to make a celebrating guest feel welcomed rather than snubbed.
The room (room 2) itself was spacious enough but the decor and furnishings were not conducive to relaxation at all (other than the bed which was comfortable). We have stayed in many hotels of all grades and this was by far the worst decor we have experienced. Over-loud prints on blinds and headboard, weirdly mismatched industrial furniture (and too much of it for the room) and the lighting in particular was bizarre. Nobody wants three bare bright light bulbs as a bedside reading light however "arty" the lamp might be! The floor creaked alarmingly with every step to such an extent that I woke my husband up when walking round the bed to the bathroom during the night. Badly boarded up window in bathroom no explanation given. Bear in mind this was a DELUXE room that cost more than most 5* london hotels.
The place is obviously geared up far more as a restaurant than a hotel. The restaurant was quite overpriced - I certainly wouldn't have breakfasted was it not included in the price as it was £21 for a full english! But I can't fault the restaurant staff at all.

I've given it 8/10 so obviously very happy but for the price I expected a little more luxury. Room a bit smaller than hoped and view marred by a marquee.

Very good place to stay before getting Eurostar. Breakfast was very good, the room was quiet and the beds comfortable.

Location is lovely, room was clean. Breakfast was ok.
Very expensive hotel. The service and rooms were very average. Our room was above the kitchen and the extractor fans were very loud, it even made the floor vibrate. Hotel staff were pleasant enough but not the level you would expect for a premium hotel. The little touches were missing which was disappointing.

The staff are very friendly and do a great job of handling an extremely busy restaurant. Food was also very good with generous portions. One of the team "Evie" went out of her way to help us with transport to and from Dedham.
The only issue was the noise of people leaving the brasserie and function room at closing time which makes Room 1 very noisy but once they had left we had a very good sleep

The Staff serving in the restaurant need to be more observant. Had to call or ask each time I wanted service including drinks, and esp. desert. The number of times staff passed our table without asking or even finding that the table needs to be cleared.
