BEAUTIFUL waterfront / beach front
You and your family/friends will love being on the waterfront on Balboa Island. Besides the great beach, you will have 3 bedrooms, 2 baths, with a one-car garage near Marine Ave. Walk to restaurants, shops, bike rentals. Very clean. New furniture, furnishings including all bedding, linens, towels, beach towel, beach chairs, beach umbrella. Great patio with new BBQ and patio furniture.

Home is filled with an abundance of natural sunlight and is bright and cheery. All new furniture, linens and furnishings throughout.
This is the main floor level of a beautiful duplex with 3 bedrooms, 2 baths and a one-car garage.
This beautiful Downstairs level consists of:
Master bedroom: king size bed
Guest bedroom: queen size bed
Bunk room: there are 2 sets of bunk beds, each with a full size bottom bed and a twinsize top bed
Plus there is a baby crib
Also has 2 bathrooms, beautiful living room, dining and kitchen and a laundry room.
The kitchen is very well equipped and of course beach towels, beach chairs and beach umbrellas are provided as well as all linens.
Plus there is a 1-car garage!

DOGS
* Dogs are prohibited on the beaches of Balboa Island between the hours of 10:00 a.m. and 4:30 p.m. All dogs must be kept on a leash at all times (not to exceed 6 feet). In Newport Beach you are required by law to carry a bag or container for your dog nuisances at all times. Fines are $100 - $500 for dog nuisances not picked up. Please place your used dog waste bags in your own trash can (not your neighbor’s) or in the city’s on the boardwalk. The Association (not the city) provides dog waste bags at 16 dispensers around the island. Please take no more than 2 (two). Dogs are prohibited in the Balboa Island Park (on Agate Ave.) at anytime. Please keep them off the grass!

* All beaches on Balboa Island are public. Alcohol, littering, and smoking are not permitted.

BOARDWALKS
* Bicycles, skateboards and scooters (which fall into the skateboard category) are prohibited from the Island boardwalks and Marine Avenue. For the safety of all, please keep to the right, pass on the left. If you walk your dog on the seawall, walking counter-clockwise is appreciated (“Be polite, keep to the right”). Smoking or alcoholic beverages are not permitted on the boardwalks.

CONSTRUCTION HOURS
* 7:00 a.m. to 6:30 p.m. on weekdays. Saturday from 8:00 a.m. to 6:00 p.m. No construction on Sundays or holidays (per municipal code this includes residents producing loud noises).

REFUSE COLLECTION
* Wednesday is trash collection day on the Island. CR&R Environmental Services (CR&R) has assumed residential trash collection services for the city. Refuse is not collected on the following holidays: New Year’s Day, Memorial Day, July 4th, Labor Day, Thanksgiving, and Christmas. If the holiday falls on a weekday, refuse collection will be delayed by one day for the remainder of the week. Contact CR&R for further information: 866-949-9694 [email protected] or their website at crrwasteservices.com. Picking through other people’s trash is illegal in Newport Beach. Please return containers to their out of sight location by 7:00 p.m.

* Fines up to $500. Includes beaches, streets & alleys. Please use the refuse containers at the many locations around the Island for your drink containers, doggie walk bags, and other personal discards. Littering of cigarette butts is a penal code violation; they are not biodegradable and often end up in the bay and on our beaches.

* Please be considerate of your neighbors. Houses are very close together and sound travels on the Island more so than in less dense communities. There is a city Loud and Unruly Ordinance. Fines begin at $500 (up to $3,000) for gatherings over 8 people that disturb the peace, safety, and quiet enjoyment of residential properties.

CURFEW
* The curfew in Newport Beach for persons under the age of 18 is 10:00 p.m. to 6:00 a.m. every night.

SPEED LIMITS
* Be cautious at all times. 25 MPH (streets) 15 MPH (alleys) or what is deemed safe. Please make full stops at stop signs.

PARKING
* The city conducts street-sweeping once a week. Check signs to avoid ticketing. The time limit for parking in one spot is 72 hours. Cars parked in the spots designated “Electric Cart Parking Only” will be ticketed. Saving parking spots with chairs or other items per municipal code is illegal. Please call Parking Control for assistance or violations: 949-644-3717.

* are required to be licensed, insured, have seat belts, lights, and turn signals - In other words “street legal”. Golf cart operators must be licensed drivers and obey the same traffic laws as cars.

* The City of Newport Beach has adopted an ordinance prohibiting the operation of gas-powered leaf blowers in residential neighborhoods (a bi-lingual flyer is available on the city’s website).

CAR WASHING
* If you wash your car on Balboa Island you must corral your water and wet-vac or mop it up. Allowing water (especially soapy) to drain to gutters that lead to the bay is illegal. Even “biodegradable” soap is harmful to our bay as is invisible brake dust. For blatant violations please call the city’s Code & Water Quality Division 949-644-3215. Fines from $100-$500.

We lived our stay on the island. The house was so well set up! It had everything we needed. I loved the location and it had plenty of room! Pat was so easy to work with! We will be back!

My friends and I enjoyed staying at this property. One of the things we loved was that it was walking distance to all the shops and restaurants. The owner was easy to work with and we had a wonderful trip.

Family Time
This was our second time in this house! We love the location and the owner is very responsive. Home is well equipped with beach chairs and beach towels as well as bath and bed linens. We’ve already booked for next summer!

Nearly Perfect
It is an absolutely amazing property. Clean, well-appointed, roomy, great location and awesome view. Everything was as advertised. It is obvious that the host takes pride in her property. The first two days we were there, it was pretty much ideal. When the upstairs guests showed up, it just wasn't the same. We really couldn't hear their voices even with the excitement of the NLCS going on except for a couple of times, but we could hear them whenever they walked around. The ceiling creaked quite a bit with their footsteps. Other than that, we thoroughly enjoyed our vacation!

Family Time
This was a perfect location for us as my sister and her family were right next door. The grandkids had a fabulous time. The home was clean and well equipped.
My only complaint or suggestions would be that the instructions for the downstairs were the same as the upstairs so there was a bit of confusion about who had what garage. Sharing the patio took some discussion with the upstairs renters as it’s not clear which property had which side of the patio, but we worked it out. Also the internet was pretty spotty. Since we were on vacation we should’ve not been on screens, but it was the olympics so trying to stream that was difficult.
Perhaps a separate WiFi network for each floor would solve that?
We have already booked this for next summer ! Can’t wait!

Winter Retreat
We rented this for my 80 year old mother who used to live in Newport but now is in the Northwest. This was the perfect location for her to get around the island. Sitting on the porch watching all the activities was the highlight. Pat was responsive to any needs she had over the 3 months we rented.

Family enjoyed location house was very clean we enjoyed paddle boarding and bbqs nightly and the evenings where beautiful we are talking about our next trip already.

Not Quite Ready For Prime Time
Although almost immaculate( listing said it was "new"...the living room rug was not..) there are a few missteps with this property and I would not book it again.
Dirty rug in the living room, cracked floor tile in the main bath, window cranks that fell off in your hands when opening/closing windows, the kids room( not pictured either) had a very loose electrical outlet that could shock anyone using it, there were NO window coverings on the two HUGE living room/dinning room windows( too much of a fish bowl/live broadcast scene for me and my family-everyone walking the island looks directly into your living space day and night). I spent most of my time outside sitting on the dirty, used outdoor furniture. The plastic front gate is scratched up and dirty too. The over abundance of cold blue recessed lighting( no lamps or table lights), plastic plants(really?), plastic wanna be wood flooring(really noisy), tv cables jumbled on the wall, no instruction on how to LOCK front and back door and a tacky black board listing rules and check out procedures hovering over my parent's 60th anniversary weekend means a BIG "NO-GO" for this property. And as for the listed steps to the sand/beach...that is correct...but it's a mere sliver of sand along side a much used public walk way with docks and boats( not shown in any photos) with water I would never swim in or eat the fish if one caught something. Not much direct sun as the front faces north and the windows on the sides merely look out to a block wall or the neighbors walls. This property is NOT worth the price. Lots of plates, glasses and silver though....

Great Balboa Island Property
This was a great house in an excellent Balboa Island beachfront location. The amenities and furnishings were above average. We rented the downstairs 3BR and were pleasantly surprised with the property in general. Note that the front patio is shared with guests renting the upstairs unit. During our visit the sound from guests walking upstairs was constant and loud. It was annoying, but we would rent the same unit again because the positives far outweigh the negatives.
