Beautiful 4 season location located in the scenic Mad River Valley and about 10 miles from skiing at Sugarbush and Mad River Glen, hiking, fishing, antiques, craft breweries, farmer's markets and amazing food. Home is an inviting and comfortable 4 bedroom, 2 bath single family home with large open living area with floor to ceiling fieldstone fireplace with a gas insert, multiple couches, TV, several reading areas and dining table for 8. Galley kitchen has all new appliances, granite counters, and the gear you need for cooking. Step out onto the huge wrap around deck with picnic table, comfortable seating area and gas firepit overlooking a level yard perfect for games. The house is surrounded by oak and maple trees yet overlooks Valley and is right off the road for easy access. Large parking area and detached barn with single car garage and separate bay set up for ski storage.
*Owners have another property one mile up the road and it is possible to rent both homes for larger events. The Stony Hill Road property name is Acorn Ridge and the property number is #173171 and it has 6BR and 3+ baths.

Gas stove with double oven and 5 burners, large refrigerator with freezer on top, brand new dishwasher, deep double bowl sink and large microwave make meal prep easy. Plenty of dishes, glassware, pots and pans for your group. All new knives and flatware. Large pantry to store your food. Amenities include crock pot, coffeepot, electric griddle, toaster, blender, mixer, small food processor, pots and pans, bakeware and serving pieces. Pots range from lobster pot to omelette pans. Cloth napkins and tablecloths available as well as paper napkins.
*Huge south facing wrap around deck with new cable railings and broad wooden top rails has large gas grill, picnic table and chairs, cabinet for serving and holding grill supplies. There is also a comfortable bench, 4 matching chairs and umbrella as well as a gas firepit that turns on with the touch of a button. Plenty of outdoor cushions and blankets are stored in the closet allowing you to comfortably enjoy the deck and Vermont's spectacular stars--even on chilly nights! A new metal roof was installed in winter 2020.
*The small and cozy upstairs bedroom has 2 twin beds or can be set up as a faux king. Diagonal wood paneling, closet and chair make this an appealing room with a large window facing the front of the house. Great wall mounted reading lights.
*The large upstairs full bathroom has new stone look porcelain tile floors, a large vanity, huge wall mirror, additional medicine cabinet and tub. There is plenty of storage for toiletries and a window looking over the ravine in the back.
*In the hallway, there is a dresser with household supplies and storage as well as a small desk and chair with work light. This work or study area is between the living area, kitchen and upstairs bedroom.
*Downstairs there are 3 additional bedrooms, another bathroom, and full laundry area.
*The huge green bedroom has 2 twins or a faux king bed. This room has white painted wood paneling, a large TV, desk and chair, antique wooden bench, antique trunk, large 4 drawer dresser, closet and shelves covering one wall. This room also has its own AC unit and 2 large windows. This is a quiet and comfortable room with very good work space.
*The large and comfortable blue room has 2 antique blue painted twin beds or a faux king bed, a large dresser and matching mirror, small desk and chair, TV with DVD/VCR and huge closet. This room faces the yard and has lovely morning light through 2 large windows. This is another quiet and comfortable work area.
*The bunk room has 2 large built in bunks with underbed drawers. This room has a small TV, antique pie safe shelf unit and a closet. A railing for the top bunk is available in the closet for children. This room gets great morning light through a large window.
*The downstairs bathroom has a tiled walk in glass door shower with handheld and standard shower heads, a small vanity, large medicine cabinet and antique etagere to hold towels and toiletries. This room has a large window, and plenty of shelf space. It also has a heat lamp.
*The laundry room is huge and has a full sized washer and dryer as well as a rack for air drying clothes and an ironing board and iron. This is also the utility room with a gas furnace, water pump etc.
*There is a single car deep garage bay for your use. The other side has a bench for tuning skis (bring your own equipment) and storage for your gear. This is set up for skiing with electric boot dryers/warmers and racks for your skis/poles and boards.

Andy and Kim were wonderful hosts for this home in Vermont. The house was clean and everything was labeled which made so many things easy to find. I loved the town was only 6 minutes away for the grocery store and restaurants.
Big kuddos for the baby gate at the top of the stairs and the giant basket of toys - my 2.5 year old son was in heaven!
We could not have had a better time in Vermont.

Ski Weekend
We had a great time at Andy’s place- the house was just as advertised and the perfect ski house for a weekend away. The house had all the essentials you would need in terms of the kitchen as well as supplies of paper goods. Close to sugarbush and a great place to come home to after a day on the slopes to have a drink by the fire and watch a movie.

Excellent stay in Mad River Valley
Very clean and comfortable home which is pet friendly. Family and 2 dogs enjoyed this location for a short ski vacation. Easy access to both Sugarbush and Mad River Glen for skiing. Well appointed with excellent kitchen, dining area, good wifi, many televisions. Great place for a large group (ours was only 5). Owner was very communicative and easy to work with, and instructions for all amenities was very clear.

Extended Stay in Vermont
We had a wonderful stay! The property is great - it has all the fixings for a fun and cozy Vermont getaway. Our group of 7 adults was able to work at the property during the weeks and enjoy fun in the snow on the weekends. Many mountains nearby to explore! We loved using the outdoor fire pit, cooking in the kitchen, playing board games and listening to music in the living room. The nearby town is great to explore as well - great food and cute shops! Andy and Kim are wonderful, responsive hosts and ensure that you are set up for a great stay. We hope to come back!

Great spot to stay in beautiful mad river valley
Great spot for what we were looking for which was a staging point for some great hiking and swimming in mad river valley. The property was well kept and clean when we arrived and Andy was helpful and responsive when I had questions. I’d recommend this spot to anyone looking to enjoy Vermont at an affordable price.

Family Ski Weekend
Great spot for a great ski weekend with the family. Skied both Stowe and Sugarbush. House was host were fantastic. fireplace made it very cozy and the sunrise over the mountains was beautiful. We would definitely come back.

Great for a Cozy Winter Weekend!
Booked this property for a winter weekend getaway - it was perfect! Well organized (homeowners helpfully labeled cabinets and light switches etc. for ease of use) and well stocked with all essentials. The stone fireplace in the main room is lovely in the evenings. Owners were very responsive and gave great recommendations for restaurants in the area (great pizza at Flatbreads and pie at the Swanson Inn).
Plenty of snow led to some great skiing as well! Planning to return soon!

Spacious place - quiet neighborhood - house had everything needed. Our young daughter and dog enjoyed the surroundings - lots of space to play outdoors. Time/distance to Sugarbush was as described - reasonable.

Family Ski Trip
This house was marvelous! It was extremely well stocked and kept very tidy. When we checked in we were even greeted with a welcome basket! The boot warmers in the garage were very helpful after long days of skiing. Highly recommend.

Gracious mountainside retreat
We stayed here for a 5 day ski vacation with my husband and 3 teen/adult kids. Acorn Hill was the perfect spot to get away from it all, but still be close to our favorite places in Waitsfield and Sugarbush. First of all, the home is situated perfectly on the mountainside, with a gorgeous view off the spacious front deck. That said, the driveway is flat and easy to park and turn around for the drive down the mountain to town. (NB: Make sure you have an all-wheel-drive vehicle when you stay at Acorn Hill, the mountain road is well-maintained, but steep.). The main living/dining and kitchen area is tastefully decorated and furnished. Large comfortable sectional, cozy throws, plenty of reading lights and spots to curl up with a book make it a great place to settle in for the evening. New TV, selection of games, books and puzzles help fill in any dull moments. Well-Equipped kitchen and new appliances make it easy to pull together family meals and breakfasts. We enjoyed great evenings sitting around after supper chatting and playing cards at the big table. Each of the four bedrooms offers comfortable foam mattresses, and 3 of the bedrooms can be configured into 2 twin or 1 king bed depending on your needs. Fourth bedroom is a great bunk room. Newly renovated bathrooms have ample space and showers have great water pressure. This is a very organized house, with everything you need clearly labeled and ready. Sewing kit? Extra charger? Check. Boot warmers and ski racks in the garage make it easy to set up for tomorrow's ski day. Mudroom collects dirty boots and keeps the rest of the house tidy. The Phelans clearly have pride of ownership and have carefully prepared this home for guests. While it is pet-friendly (we brought our Havanese), pets are limited to the upstairs, so family members with allergies (also us!) can enjoy the downstairs and carpeted rooms without worry. As a pet-owner and allergy sufferer, I very much appreciate this feature of the home. House was spotless upon our arrival and instructions for coming and going were clear. We loved our stay at Acorn Hill and hope to return again soon!

Perfect fall getaway
We could not have hoped for a better weekend!! House was very well equipped with everything we needed—especially appreciated the puzzles, games, and gas fireplace during a couple of colder rainy days. Very close to beautiful hikes and less than 10 minutes from shops and restaurants. Brand new appliances in the kitchen were great for cooking large meals and beds were extremely comfortable. We will certainly return!!

Amazing views! Amazing quiet house
Morning and Night this house was perfect. The owners were quick to answer any and all questions. Perfect location especially if you are a photographer with the views of the landscapes and night time sky photos. It gave our family and adopted rook brothers a place to call home for the 5 days. For the amount of hotels rooms, this home was a very inexpensive way for us to enjoy family time, catch up with our son and his friends, relax, enjoy the gas fire outside. We felt we were home and not just visiting. If I could give them 1000 stars I would.
