We came to Hot Springs to stay at this lake house and go to Magic Springs water park. The home was exactly as described in the posting and exceeded our expectations. Water park was short drive away as well as other places to shop and eat in Hot Springs.

This is the second time we have stayed at this property. The Host is amazing. He checked on us to make sure we didn’t need anything. He called a neighbor to rescue us from a flat tire. I highly recommend to stay here if you get a chance. The fishing is just out the back door, and we caught our limit easily. We had 8 people fishing and had no problem.

This is our 4th time here for a fall fishing trip with friends. The cabin is perfect for our group with the playground for the kids and lots of beds so everyone has their own. Perfect location to put in at Dam 3 and float back down to the cabin.

Rusty checked on us and was great. The house was kinda cluttered. Too much stuff. For health reasons the refrigerator needs all food cleaned out. Lots of cobwebs outside on porch. We enjoyed our stay tho. The little beach area was great for kids to play. Very peaceful. Inside the house was clean.

Coffee pot had issues, but finally made a pot in about an hr. Food left in fridge to me is not safe. It's opened and should be cleaned out. Rusty is super nice and checked on us. The play area for kids and back balcony was fantastic.

Had a blast! Fishing was good, owner basically gives you the run of all things he has. Other reviews said the house is cluttered but not a big deal for us. We moved a few chairs to open some spots and had a great time!

First and foremost, the home served the need we had - quick access to fishing right out the front door. We think the fishing was better there than other places we tried including dam 3. Rusty was very communicative and accommodating. Everyone is correct - the house is well stocked. We had 6 adults and 2 kids and did feel a bit cramped, but this might have been because we were at the house during colder temps (low around 20, high in 40s). That said, the basement was mostly unusable given how cold it was (inside temps of high 50s, low 60s, with the latter being generous); one space heater was provided but it was too small to warm that space with the exposed concrete floors. The queen bed in the basement is also an air mattress, so be aware if you plan on using all rooms. We also thought that 3,000 sq ft was a bit generous; the main area is certainly smaller than it appears in pictures and without the basement it feels closer to 1,400 sq ft home. Access to the home requires driving 1.5-2 miles on unpaved, rather rough roads but our vehicles did just fine; no big deal, but something to be aware of.

The cabin is very well stocked and has enough beds and rooms for our 3 families plus kids. The kids especially love the playground and kayaking around the river! We bring our own canoes and put them out at Dam 3 then float right back down to the property; super convenient!

We loved this place. It was big enough to accommodate our large group. The beach by the river was perfect for adults to relax, and kids to build sand castles. If you forget anything check the house before going to buy it. They had almost everything possible on site. They also provided many chairs, toys, games, kayaks, ect. The owner even called to check on us. He made sure we didn't need anything. We stay on the Spring River yearly and this will be our go to house for now on,

We absolutely loved our stay! The host, Rusty, was quick to reply to my questions before our arrival & after. Perfect location and homey feel!
Good property with plenty of space right on a fun section of the Spring River!
Three bedrooms up (two kings and a queen) with two baths. Three bedrooms down (8 twins and an air mattress) with a bath and washer/dryer. The downstairs also has a little game room on the end with a small fridge.
We drove a group up to Dam 3 near Mammoth Springs and dropped them off. 15-20 min drive to get there from the house and took them about three hours to float back down (it’s 5 miles).
As another reviewer said, “This is a home, not a rental property.”
PROS: shoes, jackets, spices, condiments, tons of books, toiletry and first aid supplies, etc.
CONS: feels more like you borrowed your cool aunt and uncle’s place (i.e. not as professionally clean as a vacation rental property)

Comfortable Cabin with lots of Extras
The cabin is impressive, it is decorated throughout with Texas articles. A little over the top for me, but it set the tone. Seeing as the owner and his wife are both from Texas, it is understandable.
The river is just a short walk from the cabin over almost level ground. Several of my family spent a lot of time in the edge of the river fly-fishing, but only one non-game fish was caught. From the deck there is a good view of the river and beyond. A number of chairs are on the deck along with a hammock and a gas grill. All had a great time and our only teenager (age 13) said that he would like to live there.

We've stayed at this home twice for an annual guys fishing trip/reunion. There's good fishing around the house, and it's close to other great areas on the Spring River. The owner is very responsive, friendly and helpful. We'll be back again.

Texas Cabin
This was our third trip to the cabin. This is the only rental that we have made in the last 15 years where the owner checked on us to ensure that we were comfortable. The cabin is very comfortable and very scenic. There are too many amenities to list. Rusty and Sheila have thought of everything. If you forgot something, look around. If it gets chilly and you forgot you jacket, look in the closet. We will continue to rent this cabin as long as our destination is Mammoth Springs, Arkansas.

Spring River Gem
Great property on the Spring River! It’s truly a home with abundant accommodations-including kayaks, well-stocked kitchen, high chair, and baby gate on the stairs. Also, lots of beds so each child had their own. It’s our 2nd time staying here and we will be back again next year!

Excellent river house
Family vacation with three generations from 65 to one year old. Everyone had a great time. Owner provided kayaks and life jackets for the kids to use on the river. Plenty of toys for grandkids to play with on the beach. River was shallow and little current so even the one year could play in the water with no issues. Was very peaceful and waterfall was very relaxing to just sit and watch. Could not rent from a better person. Rusty was very prompt with any question I asked. Check in and out was anytime you got there that day and you could leave at your leisure. He had kayaks, floats and bikes in the basement for our use. The freezer was stocked with pizzas and biscuits. Great place to stay if you are floating on the spring river. Pick up and drop off right next to the house. Plenty of beds for our family. Highly recommend the house

Family trip
Our family had a great time! The cabin was well stocked with everything we needed and had more than most rentals we have used in the past. The owner Rusty is truly one of a kind…went above and beyond to make sure we were happy. My daughter-in-law left clothes behind in a closet and he is going to ship them back to her! What a nice guy with a unique cabin.
