Location, beautiful rooms, comfortable beds, warm heaters. Lovely accommodation, great WIFI for the moaning kids.
Thank you for allowing us into your wonderful house for our stay to watch our boy's league tournament over the weekend.
Ngā mihi, Boyd.
Nothing. Will stay again if we are in Rotorua and the house is available. Very grateful for being allowed to stay.

Its location is good. But what I can't understand is why they have chosen the wrong address to publish the property and the last-minute email has got the correct address. we couldn't find the place when we go there and had to log in to our mail and follow up from the beginning. It took us a bit of time unexpectedly wasn't happy about what they have done( change their address)
A lot of things that we don't like. Actually very disappointing about their service. It is a garage that has been converted into a holiday house. There is a door looked only from the other- side, which let anyone who lives upstairs can enter your area easily at any time that they want, making me feel insecure. First of all, and most disgusting thing to me is the sheets on the beds have been used and they haven't bothered to even change them. The bed sheet had got dirty marks and hair all over. The place hasn't got a Stove or an oven but had provided some cookers to cook was incredibly inconvenient. No dishwasher or a cloth drier, we were there for a holiday not to wash dishes by hand. Even there is a wire outside that got full of dirt with uncountable amounts of cobwebs and a broken portable clothing rack. I had to clean their cloth line before using it. No A/C only 2 fans for 4 rooms to spare It was so hot and uncomfortable at night, beds weren't comfortable at all. Not willing to be there again and not recommending it to anyone. To make matters worse the wifi only works in certain areas of the living room and no wifi in rooms and its immensely slow everywhere in the house and only works at night time which was Irritating. Just reiterating how AGONIZING it was to try to use this hot plate thing they have for a cooking stove and it's just a plug-in thing and doesn't cook stuff fast enough. Why was it like camping but much worse?
We had to fight for the parking slot as the owner would come and take it and we had 2 cars and there was not enough space for us to park them which was incredibly bothersome.

It had everything we needed
That the garage rails are present in the lounge room. The outside patio area really needed some weeding.

the bathroom was clean, rooms were comfortable. location was perfect. off road parking was ample.
the lounge area was a garage, it was very cold at night and a small heater was not enough to warm up the room. the shower fixture was broken so didn't keep the shower head in place which was tricky trying to shower, looks like this has been an issue since someone stayed in January too from the previous reviews. The cutlery and crockery wasn't clean. The rooms were fine though, the heaters in the rooms were enough and warmed up rooms sufficiently, but extra blankets would have been welcome! toilet seat was precariously perched on the toilet. We could hear every step taken from people upstairs as well as their conversations. towels provided were thin and didn't dry skin properly, they were like large shammy clothes used to wash cars.

It was a very comfortable stay for our whānau.
The shower head brace was loose so kept falling down and one of the power points above the kitchen sink did not work with made for preparing meals a bit harder.

super clean, very comfortable, warm with lots of heaters in June/winter, lots of space for a family

The dinning room is changed from a garage. It is not a whole house, the land lord live upstair, not feeling like a holiday house, not very private. The distance is a bit far from the centre,my GPS said it is 5km from
the centre,rather than 3.3km.

No breakfast provided!
The Christmas decorations were still up!
