The place is in a great location, with great views. 2 Mornings we woke up to them lifting off hot air balloons right in front of the house. parking, if multiple vehicles, is a little tricky.
The house itself is in need of a complete renovation. There is something broken in every room and every bathroom. railings loose, walls have patches, furniture is all stained. The master bed was comfortable but I was told by other members of my party that the other beds were very uncomfortable. Multiple pull out couch's were great, the mattresses in those couch's were not and not enough pillows/blankets for the amount of beds/sofas advertised. Good size dining room table, nice kitchen. was worried about a previous review about the steps to the house and the A/C not working. A/C worked fine and the steps to the house weren't as bad as others sad. The host had great communication, but I just felt the listing could have better than what it is.
In the end it was what my party and I needed for the weekend, but this place could be so, so much more. I wouldn't necessarily say I wouldn't stay here again, but I'd look around before booking again.

The size of the house was perfect! We used all 5 bedrooms. The house is in desperate need of a top to bottom cleaning and updating. The carpet and furniture where extremely dirty, smelly and stained. The backyard was full of weeds and broken furniture so we weren’t able to use it. The front porch was very nice!

We enjoyed the kitchen and dinning area. It was very central to all our activities. The sleeping arangement worked out for our family. The cleanliness of the property was terrible. Carpets furniture and grill's cleanliness was upsetting and
filthy. It took my son at least an hour to clean the grill, plus there was no propane. The walls need to be washed or painted. The front steps were dangerous. It is just pooly maintained.

The location is great with a wonderful view, and the neighborhood is new and walkable (not much else around but houses). Locations is somewhat central.
The building seemed pretty good, with nice decor, until we looked closer:
Watch out on the front steps: they’re tilted; another user commented on this before.
The front door “knob” doesn’t actuate all the way, so if you’re not suspecting it, you think the deadbolt is still engaged.
The dishwasher was heavily damaged, with missing wheels, stoppers, broken heating element, and dishes inside were dirty. The sump was full of dirty water, and we tried running a load 2 times, and had to manually rinse at the end anyways. We washed by hand.
Many light fixtures don’t light up.
Some air conditioning vents falling out and first floor air conditioner blower not blowing cold air.
Back yard full of weeds.
For the accessories:
Dining chairs all damaged, some structurally.
Multiple beds, chairs, and mattresses were damaged. My daughter had a spring in her back one night.
Shower curtain liner could use a refresh.
High chair for the baby wouldn’t stay up fully.
Pots and pans could use refreshing.
We left pretty detailed notes for the owner, but it seemed like the messages in VRBO and the phone number owner are different people or didn’t link the comments together. I apologize for sending texts to the owner later at night, but responses were slow and no action, though some service refused as we didn’t want people coming in while we’re out

The house is nice and big. There was something broken in each room. One of the double beds was very loud so we had to take the mattress off the bed to sleep. Not all the plug-ins worked. The first night the AC worked great throughout the house. The second night it stopped working upstairs and when I talked to the owner he told me the place did not have AC so we would have to open windows. One of the windows had no screen. The kitchen had broken cupboards, a stove that smoked, and pots and pans that were scratched and old. We were told to not wear shoes on the white carpet and to be careful of the white furniture. Carpet and furniture was cream and all stained. The chairs for the big table had some that were broken or about ready to break. There were cobwebs in different places. The front door box with key was hard to open and than when you did get the key out the door was hard to unlock. The house has great potential to be a nice place to stay but maintenance has not been done.

When we arrived, immediately we noticed the disrepair and uncleanliness of the house. The front steps are very dangerous, in fact my 75 year old mother fell on them later in our stay. There was open, used food left in the front room and kitchen. Many of the blinds were not in working order, ice maker and multiple lights don’t work, stained and dirty carpet, floors and furniture (as well as several pieces of furniture were broken), bare minimum guest towels (and they were stained and old), mold in the showers and shower curtains, primary shower door doesn’t shut, very little toilet paper left on the dispensers (we bought our own) and no extra anywhere in the house, no extra garbage bags left (eventually some were delivered), a chirping low battery smoke detector (we had to buy a replacement battery), no extra key to use during our visit (as per the house rules), backdoor was unlocked and wide open, and upstairs was 80 degrees (which we later figured out was because the AC had frozen up before we arrived and we had to deal with repairs during our visit). Unfortunately, when we contacted the rental contact about the AC we had to contact VRBO to get a response. When we were finally contacted back, the contact didn’t even know where we were and that the house has AC, despite the fact that we had already contacted him about MANY other things. When stripping the beds we saw just how old & stained the mattresses were, besides being uncomfortable.

We were in town for a wedding; Dustin’s house was nearly perfect for all 13 of us! Tons of room, plenty of bathrooms, close-ish to everything. Not necessarily a perfect house if someone in your party needs to avoid stairs, though, as the bedrooms are up- or downstairs… and the steps up to the front porch are steep, slanted, and (currently) without a handrail, though after telling Dustin about it, he told me he’s considering how to address it. :)
This home truly has an amazing view of Pike’s Peak and the mountains to the west. Highly recommend if you’re coming to town with a large party.

Great big house for our group. Everything was clean and the hosts provided plenty of towels which was awesome!
Great location too! We'll definitely be back!

We spent 2 nights at this home. The open space downstairs was nice to host a dinner in. The upstairs TV room was very comfortable. Bathrooms were very clean. Overall, it was a nice stay that was exactly what we needed. As others have noted, there is some wear and tear, but we thought it was all within reason, nothing terrible and east to overlook. We would love to stay here again.

We had lot of family fun in this property. Late night laughs and talks around the dining tables. Kids had a blast while getting to know each other better. Views were so breathtaking 😱 And it was the perfect location. The host Dustin was very nice and replied quickly to all my questions.

Dustin did a great job welcoming us, helping us during our stay. The neighborhood is lovely and the views from the living room are beautiful. Good stay.

Home was just as described. Hope to return when we can spend more time and enjoy the area.

Location central for multiple interests. Different events for different people: Manitou Springs for arcade, shopping, tasting all of the springs, and of course the Manitou Incline for 2 brave souls. Cave of the Winds Lantern Tour, White water rafting. and zipline to name a few!

Really enjoyed our stay!

******* THE GOOD:
- location and mountain view
- size of home
******* THE BAD:
- Stains on furniture and carpets were pretty bad, way more than normal 'wear and tear'. The primary bedroom mattress is heavily stained as well.
- Very obvious that the home had not been cleaned in a long time. Dust piled up everywhere. Cobwebs on the walls in the hallways.
- Front porch steps are uneven with no handrail. On the interior of the home, the stairwell railings were also not attached to the wall. We traveled with my partially blind father and this was an issue for us the entire stay.
-THERE IS VISABLE MOLD IN THE UPSTAIRS BATHROOM. Not a little bit. A LOT OF IT.
-Exterior of home lacked maintenance and lawn care in front/back.
*******OVERALL:
I felt like we were 'catfished' with nice listing photos. Would not stay here again and do not recommend.

Beautiful house
Enjoyed staying in this home with one exception. The air conditioning did not work. With most days being in the 80's and 90's, the house was hot almost all the time.

Maintenance needed!
The best part was the view, it’s beautiful! The yard is not useable for a child or pet because the grass has not been cut. The front steps have no handrail and are not straight. The refrigerator was froze up and at 60 degrees when we arrived. No handyman ever came so we have to turn it off and thaw it out. There is maintenance needed throughout the house. The owner responded that a handman could not be contacted and noone ever came to mow the yard. The grill is so dirty you would not want to use it. Bring extra towels or prepare to do laundry.

Okay…
Property was overall ok, some nice things were the layout and they had some kids toys which was nice. The house needs a little maintenance. Sheets looked like they had been used.

Comfortable Home for a large group
Air conditioning. Three showers. Lots of space. Great place to stay!

Quiet stay
The property was pretty clean. Few stains on carpet but everything else was clean, nicely decorated, and layout of home was very nice. Although I only had my older siblings staying there it would be a perfect home for a larger family with kids.
The view is beautiful!

Met our needs
The size of the house and location were fabulous. It met all of our needs. I felt like it could use some updates and overall better maintenance. For the most part it was clean, with the exception of the basement bathroom, carpets and furniture . The furniture and carpets seem to have a lot of wear and stains.
It did have a great view of the mountains.
Overall would recommend.

Thanksgiving Trip
We had up to 14 people in the house. We went to Colorado Springs for Thanksgiving and to visit our daughter and her family. This house was ideal for our large group. Our oldest daughter and her family (husband 3boys and baby) stayed downstairs while the rest of us slept on the top floor.
It was the perfect setup for a Family vacation.
The stairs are a little wonky but we were able to navigate them with care. The view was beautiful. We watched the snow move in over the mountains. My oldest daughter had never been to the mountains before and was in awe of them. We really enjoyed sitting on the front porch and looking at the view.

Property was exactly as it was shown and I was not let down in any way during my stay. Beds very comfortable and clean living space in general.

Disappointed:
We have rented through VRBO and other associated companies for over a decade. During that time have found that an honest and complete review was the most helpful tool in ensuring our enjoyment of a property. This property certainly did not live up to its description.
Pluses: Location is great. Easy access to many Colorado Springs activities. The property has room for many people and works well for families. The kitchen was well equipped.
Negatives: The cleaning fee was very high as was the damage deposit. Typically, no issue except when we arrived the property was not clean. Walls were filthy, kitchen counters were greasy, beer cans were left in the oven and on the front porch, and more.
The property manager said he'd be there to "welcome" us and he never showed. Later he tried to keep some of our deposit from a previously damaged piece of furniture. Had he been there, this could have been resolved at that time. We took over 30 pictures of items that were well below standard. The bathroom door in the basement would not close as there was hinge damage. The toilet in the Master Bedroom would not flush due to an old and damaged flap.... how could the toilet have been cleaned with the toilet not working? The furniture and carpet throughout the home were heavily soiled and worn. The back yard was nothing but weeds and dirt.
Note: Be sure you read carefully the numerous charges that may/will be made if you use this property. Be sure you document everything and have the management company sign off.
VRBO was instrumental in helping us resolve an issue related to a damage deposit. Their customer service representative was excellent.
We will continue to use VRBO and will continue to use reviews, both good and bad to make choices about a property. We hope this will help you know more about what to expect with this property. Thank you.

Decently good, just a few short-comings
The only complaint that I think I could say would be that the front steps are a bit uneven and hard to judge. Otherwise, rooms were great and really nice.

WE loved the house . the lack of care and house cleaning a disgrace.
The letter I received 24 hours before we arrived was instructions about the house care while we occupied the house. It was obvious no one has inspected the house and knew very little about the care and cleanliness of the property. the front steps are a danger to the front door entrance./ I have pictures for VRBO to send to you early next week about the condition and normal household supplies for guests that were not available.

A nice large space!
This house was really nice for our large group! It comfortably fits a lot of people. In a nice neighborhood! Easy to get to and from! Our group included our aging parents so the tilting porch steps were a bit difficult with no hand rail, but they had lots of help so it worked out.

Central Location
Plenty of rooms and more beds than we needed. View is beautiful we loved sitting in porch swing in the evenings with view of pikes peak. We tried to do early checkin but cleaning crew was running late and we actually had to wait an hour after checkin. I let owner know master bedroom needs a new mattress so hopefully he will install one and do the recomnded upgrqdes. Seems like him is just used for Vbro stays. We found hope had plenty of toiletries shampoos and although I brought my spices fully stocked with spices too. Could use more pans though and I ended up going to thrift store for a crockpot which I got for only $5 at the local thrift nearby. We all loved coming home to a slow cooked meal after sight seeing. We found house was right off highway and everything was close by. We visited Manatoo springs. Seven falls Pikes Peak, Santa’s workshop and made it out to Royal Gorge and the paint mines. Lots or restaurants several Walmart’s nearby. I was able to message host about wifi and he answered pretty quickly. We all enjoyed our stay.

Lots of issues
The property is not well cared for - it appears like they only do enough to take pictures and book nights. The beds had been made with dirty sheets, there was blood on the sheets and the mattresses are a horror show. The back yard is nothing but weeds to 4 feet high with trash cans overflowing. The BBQ didn't even have a tank. I was embarrassed for our guests and would recommend you looking elsewhere. Owner contacted, pictures sent - no communication, no attempt to make right.
