Everything. I couldn't recommend it more. The location, facilities, charm, and price of the Outlook Lodge far exceeded my expectations! Staff was very kind and the entire property was immaculate!
The shared areas were phenomenal. This includes the kitchen, dining room , living room, laundry, deck, jacuzzi, and outdoor dining & fire pit. All were beautifully decorated and clean. Our room was perfect and included a small living room with a bedroom and bathroom. Charm is packed into every corner of the room! The room was the perfect mix of vintage and modern decor. The lodge is a few steps away from a pizza/dive bar with delicious food. There's a coffee shop and a restaurant that serves breakfast and lunch. Highly recommend all of them. Such a GREAT value, especially when compared to paying similar rates for a basic hotel room. The lodge is perfectly located in the town of Green Mountain, which is right off the curvy mountain highway that takes you to all the major attractions in the area. Pike's Peak, Garden of the gods, the Cliff Dwelling mesuem, and Manitou Springs, to name a few. Just stay here if you can! It's perfect!
Some type of breakfast option might have been nice but not a big deal.

The unloading area was steep and parking is tricky.

Beautiful area, room was exceptional. Easy check in and out. We will stay here every time we are in the Co Springs area.

Quiet, liked the central kitchen and laundry.
Furniture in our room could have been a bit more practical with end tables or a coffee table with the couch.

the location is absolutely perfect. a quiet mountain village, with a little breakfast place in walking distance. the perfect quiet retreat. The rooms were beautifully remodeled with lovely finishes.

quiet and secluded, nice accommodations
no security between the bedrooms and the bathroom, nothing to stop other guests or outsiders from coming up the stairs into our area. Beds were very uncomfortable

The Outlook Lodge was the most perfect space for this trip. It was cozy and fun and spacious and right in the center of GMF. Staff was more than accommodating and always close by. The Spa was a great amenity that we used every day we were here.

Great location, beautifully appointed, comfortable room. Great contactless check in and check out.
Walls are thin. We could hear everything in adjacent rooms and hallways, which was unfortunate. This was the only thing that we didn't like about the Lodge.

This was a quiet, charming location. We didn't meet any of the staff but it was well organized and clean. It was also quiet with a very comfortable bed. Would definitely stay there again.

The location was in a beautiful location.
There was no warning as to having to climb multiple staircases. I was under the impression we would have Mountain View’s only to have windows facing cement walls.

Fun stay in a unique property. We’d definitely come back and now we know what the property is like, we’d probably request a suite.

Loved the location, the common areas (inside and out), the daily room cleaning and overall cleanliness, and hospitality of the staff person who instructed us prior to arrival. The check-in instructions were very helpful. We were able to walk to The Pantry and the Mucky Duck and stroll around the lake, and it is easily located just as one enters town from Hwy 24.
The lower floor of the Carriage house has some significant detractions. The first is the loud noises that come through the ceiling from upstairs guests just walking around, moving things and even hearing their talking which was a real sleep issue for us. Also , although there is a lower floor doorway into the Carriage House, there's no exterior walkway to access it and one has to go all the way up to the upper floor and then back down the interior stars which was an issue for my wife with a sore knee. I did not get a chance to see the other rooms but would not recommend the lower floor of the Carriage House.

Everything at The Overlook Lodge is beautiful and thoughtful. The historic property is incredible, with pretty, peaceful views, and beautifully updated with modern lighting, furniture and fixtures. It’s absolutely luxurious and tasteful but all the period details are preserved. I appreciated all the extras, from the makeup remover towelettes to the Malin & Goetz products. There is a generosity in the Outlook experience that is rare and wonderful.

We enjoyed our stay at Outlook Lodge and GMF. The room is a good size and was very clean. We appreciated the kitchen and laundry and fire pit amenities. Love the face wash/moisturizer and lip balm provided. I'm going to see if I can order that online. We enjoyed the hot tub at the Little Beaver Inn sister property. It was just a short walk over. No problem. There is plenty of parking in front of the lodge. Be sure to use the visitor/luggage drop off zone on Howard St. There are many stairs from the parking lot to the rooms..you do not want to carry heavy luggage up them. No breakfast provided but The Pantry is a short walk away and their breakfast and lunch is amazing.
Dead batteries in the remote. Didn't bother me but my husband was really looking forward to winding down with a movie after a long day of hiking. He didn't want to bother anyone for just batteries. :) The bathroom could use a small table next to the sink.

We absolutely loved our room, the layout and cozy feeling blew us away! The bed was very comfortable and they offered us so many toiletries, we felt safe entering our building and liked how it stayed locked behind us. The view from our window nook was amazing and offered a comfy spot to sit and enjoy our food, looking forward to staying here again!
It was a little confusing trying to follow the provided map to know where we could unload but aside from that we were able to get to our room okay.
