Originally a flour Mill, built two hundred years ago, close to a stream that flows alongside the house; the façade is typically Tuscan, being built of stone and rock. It's an isolated house among olive groves, garden, and lawns; beautiful view of the Chiana valley.

There is a large scenic porticoes terrace, the true focal point of the summertime lifestyle, with a dining area, chairs, tables, barbecue. The living area is located on the first floor, whereas the bedrooms are located on the ground floor.

The first floor is accessible via an interior stone staircase or directly from the rear terrace. The kitchen is furnished & well equipped, with every modern comfort. It serves as dining room with its original old stone fireplace. The large living room has a double bed-sofa, satellite TV and direct access out on to the large, porticoed
terrace and into the garden.

On the ground floor, there are 2 double bedrooms (one with an en-suite bathroom), 1 bedroom with two single beds and a study-bedroom with one single bed. The 3rd bathroom is upstairs.

We had a wonderful stay, very relaxing and charming place. Small village feel and the essence of Tuscany.

If you have a vision of what a typical Tuscan farmhouse might look like, then this is it! In fact, it’s an old mill, not a farmhouse. We were two couples and stayed for three weeks in May in this wonderful place. For us, the highlight was sitting on the large patio, listening to all the birds, hearing the church bells every half hour (but not at night!), listening to the babbling brook and looking out over the olive groves and across the Val di Chiana. The patio provided ample shade if the sun was too hot or during an occasional shower. It took a while to get used to the upside-down arrangement with the bedrooms and bathrooms on the lower level. The main staircase is fairly steep and a little uneven but there is a handrail on one side to provide support. The outside staircases provide an easier option to go between floors. The bathroom for the “mill” bedroom is quite small but there is no danger of falling in the shower – it’s too narrow! I said the highlight was the patio but, in fact, the highlight was wonderful Nadia, the host. I can’t imagine a more charming host – helpful and responsive when needed but very concerned about not intruding. Nadia, her husband Roberto and son were often working around the olive farm tending to tasks that had been delayed by the cool wet spring. Although you can take a walk through the olive groves or up the steep road past the church, it is not possible to walk into a nearby village which means you need to use the car to pick u

Staying at this villa for 6 nights was so much fun and very relaxing. Nadia had everything we needed and went above and beyond to make our stay just magical. We cannot wait to visit again.

We loved our stay at this villa. It more than fulfilled our dream to stay in an authentic Tuscan home. Nadia was a warm and gracious host who gave us recommendations upon arrival and responded quickly to any questions or issues that arose. As it is a working olive farm, the family was often around working on the vast property during the day. It was never an issue as they gave us plenty of privacy and we were mostly away during the day visiting the beautiful towns in Tuscany. The views from the house were lovely, especially from the kitchen windows. The house and kitchen were fully equipped and we ate breakfast in as well as cooking a couple dinners. The house worked great for 2 couples, but had 2 other sleeping areas if you had a family or other group. We would return here and highly recommend this amazing property.

This is a charming, quirky property, so layout is unusual. We enjoyed using the big kitchen and dining on the terrace upstairs with views. As for bedrooms downstairs there is plenty of space with three bedrooms (and the master has a tiny fourth bedroom in an attic space). The bedroom with ensuite only has a thin door connected to another bedroom, so is less private, while the more private master bedroom (the one with the attic space) has no ensuite. But all was prettily done up and very comfy. Check in was easy - our host was so welcoming and helpful. The grounds of the property are huge and she came and went some days to care for the grounds but made sure we had privacy. We were there in the middle of a heatwave (nobody's fault) so could not make the most of exploring the olive groves, enjoying the hammock, and using the terrace in the hotter part of the afternoon. But in less extreme weather this is an ideal and very inviting place.

Mulinmaria was chosen because I wanted to experience a Tuscan home in the country side. It turned out to be a perfect choice. It is surrounded by acres of olive trees with a creek running beside it. You could hear church bells and even a Rooster crowing in the morning. Mulinmaria's location is ideal for day trips to Cortona, Greve, Montepulciano, Monteriggioni, Pienza, Arezzo. The outdoor terrace was very inviting, we wish the weather had been warmer to utilize it more. The host, Nadia is a lovely, kind lady who was very helpful and accommodating. Everything we needed to make our stay comfortable was available. We have been vacationing in Italy for one month and the last place to call home for a week was Mulinmaria. It's wonderful to bring home happy memories of our time in Italy and the experience of our time in this lovely Tuscan home.

The location was perfect for everything we wanted to do. It's close to Assisi, Perugia, Firenze, Siena, Montepulciano, and of course Arezzo. It is very rural despite being a ten minute drive to all the shops we needed. All we could hear were the wind, crickets, and the churchbells from the church whose steeple we could see at the crest of the hill (and peace and quiet is very important to us). The house was bigger than we needed, with a very large and well appointed kitchen. The grounds were lovely. We especially loved sitting out on the covered patio, all day and evening. Nadia was very kind and considerate to us. Since it is so rural, we would definitely recommend a strong insect repellent! We found one that worked at the nearby Esselunga. Grazie mille, Nadia!
