Originally a flour Mill, built two hundred years ago, close to a stream that flows alongside the house; the façade is typically Tuscan, being built of stone and rock. It's an isolated house among olive groves, garden, and lawns; beautiful view of the Chiana valley.
There is a large scenic porticoes terrace, the true focal point of the summertime lifestyle, with a dining area, chairs, tables, barbecue. The living area is located on the first floor, whereas the bedrooms are located on the ground floor.
The first floor is accessible via an interior stone staircase or directly from the rear terrace. The kitchen is furnished & well equipped, with every modern comfort. It serves as dining room with its original old stone fireplace. The large living room has a double bed-sofa, satellite TV and direct access out on to the large, porticoed
terrace and into the garden.
On the ground floor, there are 2 double bedrooms (one with an en-suite bathroom), 1 bedroom with two single beds and a study-bedroom with one single bed. The 3rd bathroom is upstairs.

We had a wonderful stay, very relaxing and charming place. Small village feel and the essence of Tuscany.

If you have a vision of what a typical Tuscan farmhouse might look like, then this is it! In fact, it’s an old mill, not a farmhouse. We were two couples and stayed for three weeks in May in this wonderful place. For us, the highlight was sitting on the large patio, listening to all the birds, hearing the church bells every half hour (but not at night!), listening to the babbling brook and looking out over the olive groves and across the Val di Chiana. The patio provided ample shade if the sun was too hot or during an occasional shower. It took a while to get used to the upside-down arrangement with the bedrooms and bathrooms on the lower level. The main staircase is fairly steep and a little uneven but there is a handrail on one side to provide support. The outside staircases provide an easier option to go between floors. The bathroom for the “mill” bedroom is quite small but there is no danger of falling in the shower – it’s too narrow!
I said the highlight was the patio but, in fact, the highlight was wonderful Nadia, the host. I can’t imagine a more charming host – helpful and responsive when needed but very concerned about not intruding. Nadia, her husband Roberto and son were often working around the olive farm tending to tasks that had been delayed by the cool wet spring. Although you can take a walk through the olive groves or up the steep road past the church, it is not possible to walk into a nearby village which means you need to use the car to pick u

Staying at this villa for 6 nights was so much fun and very relaxing. Nadia had everything we needed and went above and beyond to make our stay just magical. We cannot wait to visit again.

We loved our stay at this villa. It more than fulfilled our dream to stay in an authentic Tuscan home. Nadia was a warm and gracious host who gave us recommendations upon arrival and responded quickly to any questions or issues that arose. As it is a working olive farm, the family was often around working on the vast property during the day. It was never an issue as they gave us plenty of privacy and we were mostly away during the day visiting the beautiful towns in Tuscany. The views from the house were lovely, especially from the kitchen windows. The house and kitchen were fully equipped and we ate breakfast in as well as cooking a couple dinners. The house worked great for 2 couples, but had 2 other sleeping areas if you had a family or other group. We would return here and highly recommend this amazing property.

This is a charming, quirky property, so layout is unusual. We enjoyed using the big kitchen and dining on the terrace upstairs with views. As for bedrooms downstairs there is plenty of space with three bedrooms (and the master has a tiny fourth bedroom in an attic space). The bedroom with ensuite only has a thin door connected to another bedroom, so is less private, while the more private master bedroom (the one with the attic space) has no ensuite. But all was prettily done up and very comfy.
Check in was easy - our host was so welcoming and helpful. The grounds of the property are huge and she came and went some days to care for the grounds but made sure we had privacy.
We were there in the middle of a heatwave (nobody's fault) so could not make the most of exploring the olive groves, enjoying the hammock, and using the terrace in the hotter part of the afternoon. But in less extreme weather this is an ideal and very inviting place.

Renting through VRBO was easy. The owner was easy to communicate with for extra information. She was very helpful, friendly, and a pleasure to speak with.

Mulinmaria was chosen because I wanted to experience a Tuscan home in the country side. It turned out to be a perfect choice. It is surrounded by acres of olive trees with a creek running beside it. You could hear church bells and even a Rooster crowing in the morning. Mulinmaria's location is ideal for day trips to Cortona, Greve, Montepulciano, Monteriggioni, Pienza, Arezzo. The outdoor terrace was very inviting, we wish the weather had been warmer to utilize it more. The host, Nadia is a lovely, kind lady who was very helpful and accommodating. Everything we needed to make our stay comfortable was available. We have been vacationing in Italy for one month and the last place to call home for a week was Mulinmaria. It's wonderful to bring home happy memories of our time in Italy and the experience of our time in this lovely Tuscan home.

The location was perfect for everything we wanted to do. It's close to Assisi, Perugia, Firenze, Siena, Montepulciano, and of course Arezzo. It is very rural despite being a ten minute drive to all the shops we needed. All we could hear were the wind, crickets, and the churchbells from the church whose steeple we could see at the crest of the hill (and peace and quiet is very important to us). The house was bigger than we needed, with a very large and well appointed kitchen. The grounds were lovely. We especially loved sitting out on the covered patio, all day and evening. Nadia was very kind and considerate to us. Since it is so rural, we would definitely recommend a strong insect repellent! We found one that worked at the nearby Esselunga. Grazie mille, Nadia!

The host, Nadia, is the most lovely woman. She is so welcoming. So helpful. She is there if you need help deciding what sights to see or recommendations for restaurants, etc. But, she gives her guests their privacy.
Nadia and her husband, Roberto, bought the property many years ago. Originally a grain mill from the early 1800s. They renovated it into a family home and raised their two children there. You can see how much this home means to her and her family. Especially, when she glows while sharing their story. Although her children are grown and she and her husband live elsewhere in Arezzo, they all still think of Mulinmaria as 'home'. It warms my heart to think that they still celebrate holidays at the villa...all gathering in the place they call home.
The property is well maintained...olive trees, flowers, plants. It really is a wonderland.
You can easily see the pride taken in maintaining this villa.

Excellent place to stay in a beautiful part of Tuscany
We stayed here for all of April and found the old mill an excellent base from which to explore Arezzo, Cortona and several other historic towns in the area. The location was also great for us as we enjoy hiking and there are plenty of quiet peaceful trails through the olive groves and woods right from the back door and certainly in April there were no tourists or other hikers. The beginning of April was still a little chilly and we would have appreciated the owners heating the house up a little more in preparation for our arrival, but we soon got that sorted.
The GPS location on VRBO appears to be incorrect and we found the directions less than clear, however when we called eventually Nadia told us that the mill was marked on Google Maps and given that we found it successfully.
Very attractive old property, perfect location, Nadia and Roberto were helpful and considerate hosts - definitely a place to be recommended!

Best experience ever! If all we did in Tuscany was stay at the Mulin Maria, life would have been good. But Nadia made it even more wonderful. Great Value for a Tuscan base.
MulinMaria is a quaint converted mill just off the main highway between Arezzo and Cortona. It is a good base to visit Tuscany with good access to Florence , Arezzo, Siena, the Chianti region and Val d’Orcia.
The property is best suited for up to two families totaling 7 persons as there are two double beds and three singles.
It is a great value and the hostess Nadia could not have been kinder.

Wonderful stay in Arezzo
We had a wonderful stay of 5 nights at Mulinmaria. The property is beautifully unique with a great history. Wir mussten im September kurzfristig wegen Corona von Frankreich in die Toskana umbuchen und waren mit der Wahl sehr zufrieden. Die Italiener nehmen die Corona-Schutzmaßnahmen sehr ernst, so dass das Risiko sich hier anzustecken nicht höher war als in Deutschland. Das Haus ist wunderschön gelegen mitten in Olivenhainen, etwa 200 m von einer kleinen Straße entfernt. Es ist wunderbar ruhig hier. Von der Hauptstraße hört man nichts, ab und zu kommt eine leichtes Rauschen der Züge aus dem Tal. Das Haus ist sehr geschmackvoll restauriert worden und eingerichtet. Besonders die Küche ist ein Ort, an dem man gerne verweilt. Die Terrasse ist sehr großzügig angelegt. Der schönste Platz ist jedoch auf der Hängematte vorne, neben dem Haus zwischen zwei Bäumen und im Schatten einer Zypresse.Das Haus ist auch für elektrosensible geeignet. Das WLAN im Haus kann man abstellen und über ein LAN Kabel ins Internet gehen. Der nächste Sendemast ist mehr als 2 km entfernt. Ab und zu kommt Zinaida, die Vermieterin vorbei, schaut nach dem Rechten und kümmert sich um den Müll. Es ist angenehm sich mit ihr zu unterhalten, sie weiß viel über das Haus und die Gegend zu erzählen. Nach Arezzo fährt man 20 min, nach Florenz eine gute Stunde. Etwas unangenehm sind ZTL-Zonen in den Innenstätten. Diese sind sehr groß (besonders in Florenz) und man wird über eine Kamera erfasst, ohne dass man es merkt. Es drohen einem hohe Bußgelder, wenn man diese ohne Genehmigung befährt. Also lieber auf die regulären Parkplätze fahren und etwas laufen. Wir haben uns sehr gut erholt und kommen gerne wieder.

Amazing
We wanted to live in a Tuscan house, just like our grandparents, and shop and cook like locals and this villa had it all! Homelike, charming, beautiful exterior terrace and olive groves! There are many stone steps inside of the house so would not be suitable for small children but otherwise clean, neat and all the cookware you need. Nadia was the perfect host, helpful and sweet but never intrusive. We hope to be back one day

500 Years Worth of Charm
It's hard to believe Mulinmaria (the name of this lovely home) is only 200 years old when there is clearly 500 years of charm here. My husband and I stayed here with our 4 children (ages 15, 12, 11 and 9) after Christmas and had the most wonderful, memorable time. Mulinmaria is a beautiful stone home nestled warmly in an olive grove. The history is rich and palpable, one bedroom even has a grist stone in it, the woodwork, the stone work is all custom and gorgeous. We didn't expect to love the little town of Arezzo so much, we asked the owner (she's truly an ambassador of Arezzo and of Tuscany) for some guiadnce beyond what the books tell you...we couldn't believe when Nadia offered to meet the 'old city'. We had a lovely afternoon and learned so much about the history of this very important town. But back to the house, our kids felt like they were in a castle (so did I), they sang, played hide and seek, explored the olive groves, etc....I enjoyed cooking, reading and relaxing with my husband. We cannot wait to come back to Arezzo and will certainly come back to Mulinmaria....I can honestly say we loved our stay, the house and the people touched our hearts.

The villa was everything Nadia said it would be. I took my wife and parents for a week-long getaway and we were all so impressed. Nadia and Nicola were great hosts. They were very informative and very easy to communicate with. Nadia was so involved in helping me plan this vacation for my family. She definitely went above and beyond. This is the perfect place and surroundings to either explore Tuscany or just getaway from it all. You will not go wrong with this place. I can't tell u guys thank you enough! Best vacation!!!

Zinaida was such a wonderful hostess from the first moment... It was like we were staying at our Grandmother or Aunts home for the holidays. Everything was really neat and clean. It was so impressive that she has taken what use to be a mill and created a home with everything from coffee, sugar, bottled water, hairdryers, clothes washer, table linens, extra bedding and plug converters to make your stay comfortable and easy while traveling far from your own home. The views are spectacular and the grounds well kept. It is a perfect place for a family to reconnect and relax.. I only wish we had more time to spend there... perfect!!
This was a wonderful place to stay in Tuscany. Nadia and Roberto were great hosts. Nadia assisted us in every way before our trip and during. She help us arrange a guide for the area and a winery tour that both turn to be awesome. The home has to be seen, they have transformed a 200+ year olive mill into a crazy cool Tuscany cottage surrounds by the mountains and the valley! It location is perfect..1hr. south of Florence and 15 min form Arezzo and Cortona.. must see cities. We have a family of 6 with 4 adult teenagers and the house set up was perfect. it would be perfect for most any set up with sleeping up to 7 or 8. the property has a grove of olive trees with a stream running through and it a church to be view for the back balcony with it bells ringing. It was the perfect stay for us after a busy week traveling the rest of Italy. we had asked for a dinner one night with Nadia and Roberto prepared a family style Italian dinner to knock our socks off. I would recommend this place to any of my friends traveling in the area. thanks Nadia!!

Great Stay!
This villa was great! It had the right amount of peace and quiet. The property was so unique -- obviously they have done the renovations of this old olive mill with a care for details and love for the place. Being conveniently located near Arezzo helps a lot for exploring the area. One could go to Cortona very easily or even the Med or Adriatic Sea. The property is far enough from the road to be quiet yet close enough to civilization to obtain necessities. The property is also set in an olive grove and we had some nice walks around the property and on the hills that it is perched on. A nice quiet creek runs through the property which just makes it divine. The property owner does a great job in making sure that you are happy and she met us at our Avis rental car place in Arezzo when we got off the train which was super helpful.

Wonderful home, well-located
We loved our stay with Nadia at Mulinmaria. The home was spacious and the outdoor spaces were a great place to spend time together. In addition, the kitchen is inviting and well-stocked with a large farmhouse table, perfect for lingering over a meal and wine. A car is a necessity but the home is well-situated near center city Arezzo and near other charming Tuscan towns. A lovely vacation home away from it all.

Charming Home! Charming Hostess!
We stayed in this charming Tuscony home for 7 nights. The home is about 10 minutes from Center city Arezzo. It was a perfect location to stay in Tuscony for day trips and not to have to pack and unpack as all of our touring could be done in a day and return home to this wonderful home. Nadia (homeowner) was there to meet us upon our arrival with a wonderful warm smile! She was extremely helpful showing us thru the house to make sure we were comfortable. The house is well equipped with everything you will need. Nadia gave us wonderful suggestions from restaurants, to areas to visit along with a wonderful suggestion to a winery named Podere di Pomaio It is only about 20-25 minutes from the house thru beautiful country and is the most personal and complete tour we have every had of a winery. Nadia told them we would be there for a light lunch, however, we were met with a lovely table set for 4 and a wonderful lunch of cheese, meats etc...... Would highly suggest this be part of your week. Would highly suggest this Villa you will not be disappointed. We even had to call Nadia when were could not find a restaurant she had suggested and she happily directed us to it. You will also see all her wonderful olive trees that surround her property and we loved listening to her passion of the trees, harvest and explanation of the olive to olive oil! It is fascinating. Be sure to ask Nadia about non-touristy places to visit. She has many suggestions. Thank you Nadia for making our trip to Tuscony so special and memorable. We hope to visit again!!

Peaceful Retreat
Three couples, very close friends, shared this lovely countryside villa and loved it. One of the couples has already rebooked for next year to bring their son back and share the experience. The bedroom arrangement of the house is most perfect for two couples. Or maybe a family with children who wouldn't mind walking through a bedroom to get to the loft bedroom. The town of Arrezzo is perfectly situated for touring central Italy by car and train. It isn't a major "tourist" town and that appealed to us -we wanted to experience Italy away from the typical tourist spots yet be able to easily get to them. We went most places by car but opted to visit Florence by train. We also arrived by train from Rome and car rentals are available at the station. The villa is wonderful, has a great history, and is flanked by a gurgling stream on a little country road. Nadia is a wonderful host and a great cook. Learning to make tiramisu and how to grill a Tuscan steak were highlights of our trip. Lovely place. If you are comfortable driving in Italy don't hesitate to rent this property.

Very nice house
The house is very nice, decently clean and well maintained. Nadia and his son helped us with everything. They are very friendly. The reason, because I gave four instead of five star is the size of the bathrooms. Two of them are extremely small. I am a normal man (183 cm/82 kg) and had difficulties while using bathroom cabins.

Capture the Tuscan feeling
Our family of 8 stayed for a week at Nadia's converted Water Mill Villa and we enjoyed every minute of our stay. Everything was as shown on the website.
The Villa is near the charming town of Arezzo which is away from the tourist crowds of other major Tuscan sites but well centered to make short day trips to all. Nadia was a wonderful and friendly host who went our of her way to help make our stay memorable. Her recommendations for restaurants in the area were wonderful as noted by all the locals there. She also recommended a wine tour to the Podere di Pomaio winery and this was one of the high-lites of our stay as the owner was our host for the evening and the wine and food served were outstanding. Nadia greeted us at the train station and escorted us to the villa. This was most appreciated as the only rental car available would not hold all of our luggage and Nadia transported what we could not. We loved the Tuscan area with all of it's charming small old town city centers. Make sure you make the trip to Cortona ( home of the book and movie "Under the Tuscan sky").
I would definitely recommend staying at Nadia's villa and we hope to return someday to experience the many things we did not have time to do. Thank you Nadia for helping make our visit special.

Beautiful, peaceful home away from home.
Our family stayed in this beautiful property for six nights. It is filled with interesting character and charm! We traveled with five people, and our daughter who was studying in nearby Castiglione Fiorentino stayed with us several nights. From the moment we arrived at the villa, Zinaidia was available for anything we needed, and arranged a wonderful birthday celebration for our daughter!
Some highlights of the property include the kitchen with a large fireplace, and a beautiful patio. The bedrooms are just lovely, with beams, brick and stone, and each has its own exterior door leading to the grounds. The three bathrooms provided hot water for all, which is sometimes not easy to do when traveling with four girls! A stream runs beside the villa, creating the most peaceful environment.
From the villa, we day tripped to Cortona, Montipulciano, and Assisi by car, and took the train to Florence from the train station in Castiglione Fiorentino. We rented our car in Rome and drove from the airport. It was our first time to visit Italy, and we found the drive to be very easy, as was the driving for each of the day trips.
We absolutely would recommend this villa, and hope to visit again soon!

My parents, husband, and I rented the idyllic, lovingly restored Mulinmaria for the week between Christmas and New Year's. We could not have received a better gift. The villa provides ample privacy for two couples with a bed and bathroom at opposite ends as well as a generous, cozy kitchen where we delighted in sitting in front of the fireplace drinking wine, eating wonderful food (including Nadia's own olive oil), laughing, and celebrating together. Outside there are numerous beautifully landscaped terraces where you can sit and look out onto olive vineyards, an old Romanesque church, and the surrounding hills. Nighttime brings a plethora of stars. The location is wonderfully situated. There are many easy, beautiful drives to some of the most lovely and engaging hilltop towns - Poppi, Cortona, and Siena are musts - and the center of Florence is a 60 - 90 minute drive. From the moment we arrived at this beautiful villa and met Nadia and her son Nicola, we found ourselves in the embrace of Tuscany and its beauty, epicurean delights and history. Wood had been carefully set out in the huge kitchen fireplace ready to be lit and that fireplace became our dear friend over our 7 days in January! Although the weather was cold and wet (even snow for a few hours one day) we were never cold as the heating system is very good and the fireplace warms the huge kitchen space where we spent all of our evenings, cooking meals from wonderful ingredients we purchased on our exploratory trips through Tuscany. Nadia was kind enough to give us a bottle of olive oil from her own grove and it held centre place in our menus. The kitchen is very well-equipped and we knew if we needed anything, Nadia would provide it to us. The rooms were large and the beds very comfortable. We loved hearing the church bells from our bedrooms each morning. Our only regret is that it wasn't summertime and we didn't really get to enjoy the beautiful verandah/portico or the gardens. Next time! We would highly recommend this villa, not only for its location and amenities, but also for the generosity and kindness of the owners. We hope to return. Thank you Nadia and Nicola.
