Good place for 2-3 nights. I haven't really been a fan of Punta de Mita, so that's why I wouldn't have stayed more, but it's very well located in Punta Mita (5 mins walking to the beach, and a block from grocery stores and restaurants). Also, La Lancha which is a wonderful beach for surfers is 10-ish minutes away with local buses that cost less than 1$ one way. The room is quite bare bones but the comfort is ok and the bed was good. It's in a busy area though, but quiet from 9pm to 6am. If you're traveling in the area on a budget, it's a good value for money. The owners are really nice, super flexible and doing a lot to help if needed. Also they have a couple of surfboards (an 8' softtop and a 6'4 funboard) that you can use for free which is super nice!
Sadly, there were power outages twice during my stay, so that affected my overall perception for sure, but apparently, this was because the state electricity agency is doing improvement work for electricity in the area so hopefully it shouldn't be an issue in the future. Apart from this, although it was relatively calm, if you have a light sleep, you might be a bit bothered by the neighborhood noises from time to time at night or very early in the morning (rooster, dogs, and some loud cars), but with earplugs it's ok. And to be fair, these kinds of noises are generally an issue that I found in most accommodations within this budget in the area unfortunately.

The palapa is cool. The space was clean and well-equipped kitchen.
Updated photos on listing… Room was darker than depicted in photos with 2 of the 3 windows COMPLETELY BLOCKED by a metal wall now next to the property. The third window over looked a junky chain link and barbed wire fence and yard. As of our stay (June 2023), there is a sheet metal wall blocking the ENTIRE length of the hallway (which I’m photos appeared previously opened up into a view in the direction of the coast and let sunlight in for a sunny hallway. I could tell the rooms with only a hallway view are now very dark.

The apartment had great facilities in the kitchen, such as a blender and coffee machine which was nice! The bed was comfortable and staff were friendly. The views from the rooftop were great.
The location was in the local area of the town, so just be prepared to get food etc. during the day, as options are limited at night.

I work in hospitality in tourist destinations and felt the property description was inaccurate. This is NOT a "boutique hotel". The word hotel is misleading. It is a self catering mini studio. Overall my stay was ok. The proprietor was pleasant when I saw her, which was rarely. There is a cleaning lady/staff person named Norma who was pleasant, but again, I did not see her regaularly. Mostly the property was unstaffed as far as I could tell. My main issue was "check in". There IS no check-in. I was told to check in any time after 3pm. When I arrived, I was left standing in the street for 20 minutes before some helpful locals called a telephone number on the door to get me help. The information that there was a lock box with the keys for a self check in was at the bottom of a long email in small print and easily missed. I would suggest they put that at the top of the email in bold lettering where they provide the suite number etc
In summary, I have paid the same price for an entire month at facilities with better amenities than I paid for the week here. I guess it depends on expectations. For Punta de Mita, which is an area frequented by multi millionaires, I suppose many would feel satisified, but having lived in Mexico and knowing local prices, I expected 4x the service and amenities than those previous stays as I was paying 4x the price.

The hosts were very kind all the time and were super attentive to our trip and comfort. In addition to this they helped us several times with doubts and needs we had during our stay.

Very well equipped. Kitchen appliances were especially well thought out enabling one to pretty much make anything. There even was a blender! Owners live on site and are outstanding customer focused!!!
Unfortunately it’s located in the residential area where many homes have chickens.

I loved having a lockbox that store my keys while I go surfing. The wifi was also fast and stable. Friendly staff. Security guard at night.
It's a long walk to the beach when you're carrying a big, heavy longboard. The bathroom was really small - i kept spitting toothpaste onto the faucet.

The location was perfect for my surfing instructors (the reason I went there) to pick me up and drop me off again. The hosts were kind, and I enjoyed very much going up to the rooftop to drink my coffee or watch the rainstorms coming in over the ocean. Bon and Frannie's dog Mason was also a welcome sight, as I missed my dogs! I would stay there again.
Haha! The roosters! But that's part of the territory. Given the chance, I'll go back and stay at the same hotel again.

Norma was super, so friendly and helpful. I really appreciated her.
It was a bit dark with just that small window (I was in suite Sombrero) I prefer more natural light. I know they cannot help this, just my observation and preference!

the room is spacious, it has nothing to complain about. Problem is the bathroom, extremely small.
The bathroom is extremely small, Ridiculous washbasin, the toilet had to sit with its legs open because it did not fit. Bathroom devalues the rest of the room. We requested that our towels be changed when we stayed more days and they had a cost. We even requested toilet paper and it also had a cost.

There's a rooster on the property next door that crows all day, could not sleep for the entire time.

The place was set up very nicely and everything was very clean. The room had everything you need if you are on your own or as a couple. The Canadian owner, who lives upstairs, seems to know exactly, what westerner backpackers need. He is also very nice and helped me with some advice.
The location is a bit further away from the local beach, but if you come with the public bus it is perfect, because the main stop is very close.
The showerhead a bit of a smell for the first minute if you start the water, but it must be a issue with the Mexican sour.
Sometimes the Wi-Fi signal was quite week.

Location is good, you're within a minute or two from all restaurants in Punta Mita.
If you have a car, safe parking right next to it behind locked fence.
No toiletry (shampoo/soap etc.) so make sure you bring your own which I didn't have. Not a big deal just slight surprise.
