*** Based on feedback from Winter guests, once the house had a window of down time, many improvements and upgrades were scheduled and made during the past couple of months especially during April when new carpet and furniture were put in. ***
Located in the Oro Valley / Northwest Tucson area that offers tons of options of things to do and places to visit. Including beautiful hiking trails (Catalina State Park, Sabino Canyon, etc.), accessible and well maintained bike routes (The Loop trail and plenty of mountain bike trails), numerous world class golf courses (Tucson National and many others), University of Arizona athletic events, Reid Park Zoo, Desert Museum, Saguaro National Park, and plenty more. Further, there are countless fine and family dining and shopping options. Specific for traveling nurses and physicians, there are plenty of hospitals within a reasonable commute including Banner, Oro Valley Hospital, Northwest Hospital, and TMC.
From the moment you enter this home, you will be impressed with the tranquil decor, new furnishings, amenities and amazing outdoor spaces. Step out the back door to drink in the panoramic Santa Catalina mountain views. Cool off in the (unheated) pebble tec pool with waterfall, 3 built-in shelves for in-pool seating, and wide baja shelf. Enjoy the outdoor hot tub with fantastic views of the Catalinas. Relax in the comfortable outdoor furniture, chaise lounges or zero-gravity chairs. The outdoor dining island with built-in grill is perfect for cooking up a feast. Pick blood oranges and tangelos straight from the trees and squeeze into fresh juice or your favorite cocktail. Also has a delicious fig tree.
Downstairs, the open floor plan will accommodate the entire family with seating for 6 at the dining table and counter-height bar seating for 4 at the kitchen peninsula. The kitchen is equipped with all your cooking and baking essentials including Ninja blender, Instant Pot, and Keurig Duo. Stainless steel appliances and gas range make time in the kitchen a pleasure. Spices and some baking essentials provided. The living room is furnished with 75-inch TV and leather couch for a theater-like entertainment experience.
Upstairs, enjoy the additional common space furnished with armchairs and daybed sofa. Games and books available for entertainment and family time. Refresh yourself on the exhilarating second-story deck with endless views of the backyard, desert, and mountains. The balcony is furnished with outdoor sofa, chairs, and a 3-person swing. House is located conveniently in Rancho Vistoso within a few miles of groceries, Starbucks, Walmart, restaurants, and hiking. Trail maps and other travel brochures conveniently provided to enrich your Tucson experience.
Bathroom amenities include starter soap, shampoo, conditioner, body wash, and lotion, plus soft and fluffy towels and face cloths. Only a starter set of paper products will be provided including toilet paper, paper towels, bath soaps, trash bags, etc.
For the health and safety of our guests and the preservation of the hot tub equipment, the hot tub is drained and unavailable from mid-May through mid-September.

This property has amazing views of the mountains and beautiful sunsets. When we arrived there were some issues that Ryan addressed very quickly. His response to all communication was great!! As other reviewers have mentioned, the property would really benefit from some TLC!

Pool, hot tub, location, and views were great. I was disappointed in the large, multiple stains on the carpet in the bedrooms and inside chairs. I had to wipe down the outside tables of dust and water marks (not a big deal but patio area was not clean). It suited our needs but the property needs a renovation.

We enjoyed the location, the view, and communication was smooth. The house is okay, but it is tired and shows better in photos than in person. Lots of things that did not work and deferred maintenance. It has potential but needs some attention.

We enjoyed our stay. Too cool to swim, but sitting by the pool and mountains in the sun (or shade), was perfect!

The entire house needs a deep cleaning - food stuck inside kitchen cabs and fridge drawers. Windows streaked and covered with dog slobber. Couldn’t use master shower due to black mold. Carpeting in master shredding and covered with stains. Holes in living room couch, outdoor cushions torn. Were there for 10 days and only given 1 tea towel, 2 bath towels and one hand towel. Couldn’t find any cleaning supplies in the house - had to go buy my own. Place is in a good location and has nice views. Hot tub a plus. Note: pool is not heated. This could be a great place if owner would just clean it up.

The propert was dirty, sparse uncomfortable furniture with holes in it. Pool was dirty, hot tub was cold. No linens, no cleaning supplies. Stayed 1 night of 8 day reservation. Told him how unhappy we were and basically said too bad. Really should refund our money minus the one night stay. Not holding my breath.

Ryan was in touch every step of the way. He was helpful in providing things to do in the area and information about the house. The house was perfect and had everything we needed for the week we were there. We are excited to stay again in the near future. Great neighborhood and felt safe the whole time.

Lovely home, close to many amenities.
A few things could be improved.
-Could have used more toilet paper and paper towels right off the bat. Could have used more blankets.
-The AC resetting itself constantly was super annoying. 2 family members staying have medical conditions where heat can be a real issue and it would’ve been nice to have left the AC at 70 (the limit).
-Upstairs balcony provided beautiful views, however the white railing is incredibly unstable.
-Could have been cleaner. Downstairs floor, couch, kitchen counter and upstairs bathrooms were dirty. This was noticed at first arrival. Nobody opened windows or left any doors open. Wasn’t disgusting by any means, just noticed it looked like they hadn’t been cleaned/wiped down.
Pros:
-The backyard was lovely for morning coffee, as well as the evening when it cooled down.
-Pool was a cute size and relaxing.
-Enjoyed the open concept kitchen, dining and living area.
-Owner provided large beach towels, so we didn’t have to bring our own.
-Kitchen had plenty of dishes, appliances.
-Short walk to Hohokum park and close driving distance to shopping, dining & Catalina State Park.
-For us, we have family that lives about 3 minutes away. So location was a huge plus for us. And we felt it was a nice, safe, quiet neighborhood.
Overall we had a great time & owner was very reposonsive. Just a few tweaks here and there could be made IMO.

A few weeks before my son’s graduation; the house we rented sold and my family and I had no place to stay! On the last page of VRBO up popped this gem. I contacted them and paid and we were off and running! Is it a bit far from campus yes, but that being said it forced us out of the routine of the 2 mile square we usually hovered in. I saw parts of Tucson and the surrounding area I had not before. It was so neat. The house made a lovely quiet refuge from an incredibly hectic weekend! The kitchen was well appointed and the house was just right for us to wind down and enjoy the eventings! Thank you so much for coming to our rescue!!!

Searching for a break from northwest weather. We have stayed at multiple properties in Oro Valley over the years, this time decided to spend a month. This property was our favorite! The house was very clean and well stocked, has plenty of room and the views from the backyard were beautiful. Ryan was very responsive to all our questions. Will definitely be back.

Great property in a quiet subdivision. Owner was very communicative and helpful. Lots of great restaurants and hiking within a short drive. Highly recommended.

The house was nice and clean, as was the backyard and pool area. Great views of the mountains, and a nice buffer zone of desert land directly behind the backyard. Too bad it was a bit cool to swim, but we did use use the hot tub. Everything you would want to do or see in the area is within a 35 minute drive. We enjoyed walking the sidewalks of the quiet neighborhood. Ryan was very responsive and provided all the information we needed for our contactless stay. The Wi-Fi signal did have a tendency to drop out from time to time.

The house is very nice and the backyard has beautiful views of the mountains. It is a very nice safe neighborhood. We were staying for 10 days and were surprised there was only one bath towel per person - so we had a total of two. We had to go to store to buy towels, Kleenex, laundry soap and napkins. I texted the owner and he responded right away that they only have minimal supplies at the house. So, just be sure you bring your own supplies if you are staying more than a few days.

This was our first visit to Tucson and Oro Valley what a beautiful area. The views from this house are magnificent! You can enjoy them from the the gorgeous backyard and pool area and they get even better from the upper deck where we watched the sun set. The location is fantastic. There are trails for hiking and walking a couple
of blocks from the front door. Incredible restaurants, grocery stores and shopping are very close to the house. Very quiet neighborhood with friendly neighbors! Saguaro National Park was only a 30 minute drive and was a must see! Ryan was very easy to communicate with and was always quick to respond with any questions we had. A great Christmas vacation for our family!

The neighborhood is quiet and safe. The house was roomy enough to feed a Thanksgiving meal to our son’s college friends comfortably. The view from the backyard is fabulous! Ryan was easy to work with and accommodating. Santa Catalina Mountains with trails, a nature preserve trail, and lots of convenient shopping nearby. Great spot!

We came to Arizona to visit family. This house held us (7) perfectly. My kids had an absolute blast! The weather was colder but that didn’t stop them from swimming everyday hahah. There is a park less then a 5 min walk away that’s so beautiful. The owner is so fast at responding and so helpful with everything. We would absolutely love to come back.

Stayed at this property with my husband and 3 adult children for a week. The property was very comfortable. We enjoyed the hot tub and beautiful view everyday. It was nice to be able to cook, grill and eat meals instead of going out all the time. The neighborhood was very nice and we found a walking/biking trail just a block or two away that we visited many times. The location was great with many trails and activities within an hours distance. We hiked Cataline State Park, Linda Vista Loop Trail and the Bear Canyon to Seven Falls Trail in Sabino Canyon (this one was especially spectacular). We also visited Tohono Chul Gardens and Arizona Sonoran Desert Museum. Would stay again!!

This home is located in a peaceful neighborhood and is close to a nice paved walking trail. Beautiful mountain views from back of home. Owner communication was good and a couple items addressed privately. You would enjoy the comforts of this home and relaxing by the pool or in the hot tub.

Great pool
The house is in a great location, the pool is awesome, and the kitchen was nice. The sheets and towels we had to wash before using them, it was a little musty, not as clean as I would expect. And we had to continuously fix the air conditioner settings to stay cool in the summer. But a great outdoor area.

Staycation
It was a perfect little local get away for our family! Loved the pool and location. The house had every amenity you can imagine- including a combo Keurig/coffee pot which was so nice to have the option of both. The extra little touches like plenty of floatations for the pool, local coffee samples, take one leave one wine, books and games, direct TV. Honestly, everything was perfect! If I was forced to give any improvement ideas, it would just maybe be the couch in the family room could be larger and more comfortable. We will definitely be back regardless! Thank you!!

Perfect Oro Valley location with everything!
I love Tucson and this house was the perfect location for a week escaping the Pacific Northwest rain! The pool was perfect! My bestie and I made this our home base for all of our favorite desert activities. The check in process was seamless and the owners were super attentive. We love the area and there's so much local hiking; Honeybee Canyon was a favorite and only a few minutes away. The view of the Catalinas from the gorgeous backyard was incredible. The house was super clean, comfy and the kitchen was thoughtfully outfitted. Very impressive.
We left some basic amenities like dishwasher soap, laundry detergent, toilet paper and paper towels that will hopefully be passed on to the next guest!

Fantastic get away
Our family had a fantastic stay at this gorgeous house in Oro Valley with pool and hot tub. Ryan was wonderful to work with and very accommodating....thank you for the military connection as well! We had a wonderful time spent with our elderly parents in this beautiful backyard and gorgeous view. The beds were very comfy, space was perfect as was location. We highly recommend this gorgeous place without reservations! Thanks again for everything Ryan!

ORO valley mtn view
Great location, quiet neighborhood and amazing mtn views. Only issue was the home was not thoroughly clean, especially the floors. Contacted owner and he indicated he would address with his cleaning service for future guests

Terrific winter stay!
We spent 3 months this winter and thoroughly enjoyed our stay. The house had everything we needed (there were two of us), and plenty of space! The second story was nice as one of us (me) worked upstairs why the second one (who is retired) could enjoy the downstairs and yard. Both of us could enjoy a beautiful view of the mountains all day. Great sunrise views. Ryan was a terrific host, checked in regularly to let us know about service around the house taking place and to give us friendly tips/advice on the area. There are many trails nearby, and a close drive (15 min or less) to Catalina State Park, Honeybee Canyon, and Tortolita Preserve (great hiking and mountain biking in each). About a 30-40 min drive to downtown Tucson. The pool is lovely... will have to return during the warm months to enjoy it though (not heated). Highly recommend staying here, we enjoyed every moment and regret not staying longer!

Great Getaway
Our family of 3 had a great stay at Ryan's property to start the new year. This was our 5th or 6th trip to Tucson and we decided to stay in the Oro Valley area this year for the first time- what a great decision. We were fortunate enough to meet Ryan for a short visit as he had to stop by for a quick appliance repair. It's obvious he and his wife are seasoned VRBO property owners. They do things right and know what vacation renters need and expect with a property rental. We've rented numerous properties over the years in several cities, to include some great finds in San Diego. However, this home may have been our favorite. The home itself has everything a traveling family would need. The kitchen was well supplied with everything needed to prepare meals. My wife is rather picky with mattresses and she even commented how comfortable the bed was in the master bedroom. The other beds seemed to be just as comfortable. For us, the highlight of our stay was the rear patio, pool and hot tub area. Everyday by mid-morning we would be lounging in the sun by the pool. The views of the Catalina Mountains from the patio are just as beautiful as the pictures show. The pool water was cool enough that we chose to not take a dip, but we spent hours in the hot tub nightly sharing some great conversation with our 16yr. old son. A BIG Thank You Ryan for providing us a great family get away with more awesome memories made. We'll be back.

Great Place for a Family Gathering!
Fantastic communication from the property owner - daily texts with suggestions of things to do in the area and helpful tips! The place was well-stocked and we had plenty of space for a large family get together! The hot tub was my favorite!! :)

More than the comforts of home
We had a delightful time staying in Rancho Vistoso at Ryan’s lovely and we’ll equipped home. The spacious back patio and yard were perfect for the dog to play, and for nightly fires in the fire pit with cocktails and a beautiful view of the mountains. At 59 degrees the pool was good for a quick dip and then a lengthy hot tub soak! The house location is easy to reach and a good location for all east side activities, plus forays to the Desert Museum and Pima Air Museum. Ryan was extremely responsive and very accommodating. All in all it was an excellent fit for our needs. Thank you!

Great Outdoor Space
We traveled as a group of 3 couples for a long weekend. We hiked in the area, grilled on the patio, and enjoyed the hot tub. The kitchen was well appointed with all the cooking utensils / pans we needed and the garage space for our car was a plus, as many times at VRBOs the garage is unavailable. Check in went smoothly and Ryan responded very promptly to messages. I'd definitely recommend this house for a future stay in Oro Valley.

Symphony under the stars...
My husband and I sat in the hot tub every night and listened to the hooting of 2 Great Horned Owls accompanied by coyotes singing backup. Oh, did I mention the "fireball" meteor shower that was going on, as well. What a treat, our own planetarium concert!

Gorgeous setting!
This residence was open and spacious. The views were amazing! Ryan was very easy to communicate with. He was very attentive. We stayed with our 3 grown children and were able to enjoy the hot tub and pool as well as play games at the dining table. We would not hesitate to stay here again!!

THOSE CATALINA VIEWS!!
We absolutely enjoyed our stay here and Ryan was super responsive. Great neighborhood, walking trails nearby, great pool and hot tub privacy, excellent AC, great BBQ and appliances, sunrise and waterfall wake ups was priceless. What a great place to unwind. Enjoyed Baseball playoffs on 74” big screen in living room. Highly recommend this Oro Valley stay !!!

Absolutely Perfect!!
This was my first time ever renting a VRBO It was an amazing experience. Everything was perfect. The home is SPOTLESS. The view is Amazing! The pool was very clean and warm! The owner was extremely nice and answered every and any questions we had. This house is stocked with EVERYTHING you will need to have a great time!!! I loved it and would DEFINITELY stay again.

Great house for family and pets.
We had a great time at Ryan's house and the kids especially enjoyed the pool and hot tub! There is plenty of room in the backyard not only for the family but also for pets. The house is conveniently located in Oro Valley near grocery stores, restaurants, etc. And it's super easy accessing Tucson from there. I would highly recommend this house for families, groups and anyone with pets. Would definitely stay here again given the opportunity.
