Stunning Direct Lake front home on historic Greenwood Lake which sits half in Orange County, NY and the other half in Passaic County, NJ. Why did we name the house On the Rocks? Because the house is perched up on a rock ledge producing the height needed to have some of the most spectacular expansive views. This house has undergone a massive transformation both inside and out. The interior has all new furniture, high end appliances, marble bathrooms and large gathering spaces to accommodate the entire family. The views from every room in the house are just wow! The open concept living room, kitchen and dining room are covered in wall-to-wall windows allowing tons of light to steam in. The area is perfect for watching the sunset behind the mountain range on the other side of the lake as it turns the sky orange and red.
The entire property, with 192 ft of lake frontage, has been meticulously revamped with beautiful hardscape which has produced thoughtful outdoor gathering spaces to maximize views and enjoyment. There is a massive lower paver patio with two sets of rounded stone stairs to enter the lake. On the lower patio there is a patio set and chaise lounges for spending your day relaxing and enjoying all the water toys (2 single kayaks, 1 double kayak, a 5 person peddle boat, a stand-up paddle board). There is also a Weber grill on the lower patio if you can’t seem to get the family to leave the lakeside. Take the sweeping stone staircase to the upper-level patio where you will find the views to somehow get even better. Here you will find an outdoor sectional, cantilever umbrella, outdoor dining set and an additional Weber grill. This is the perfect spot for your morning coffee as you stare at the still and quiet of the lake or turn it up a notch for afternoon cocktails. Down a few steps from there is the side lawn which has a brand-new, custom-built new stone firepit. Cozy up in one of the 8 Adirondack chairs that surround the fire and look out onto the beautiful view of the lake.
Each season at On The Rocks comes with it’s own beauty and activities:
Summer: rent a pontoon boat for some lake adventures, head out to the numerous waterfront restaurants right on the lake, catch a sunset at the local homemade ice cream shop, catch the Renaissance Faire in Sterling Forest (15 minutes), head to a drive in movie, do some fishing, sunbathing or even an afternoon nap in the hammock.
Fall: Apples as far as the eye can see – the area is bursting with apple orchards where you can go picking and picnic for the day, don’t miss the annual Applefest in Warwick (15 min), catch the beautiful fall foliage all around you, take the family pumpkin picking or attempt a corn maze if you’re feeling adventurous.
Winter: If the temperature gets cold enough you may experience a frozen lake where you will see people ice skating, snow mobiling and ice fishing, You can hit the local family run mountain, (Mt. Peter -15 min) for a day of skiing, snowboarding or tubing. If you prefer a larger mountain, Mountain Creek is nearby as well (30 minutes). You can check out the massive icicles that form right off the mountains on our property.
Spring: Check out the foliage as everything starts to bloom, hiking, hiking and more hiking with the Appalachian trail surrounding the west shore of the lake, catch come live music at the local vineyards, distilleries and cideries, take a trip to the LEGOLAND theme park (25 minutes – it’s brand new and their largest location)

We had a terrific time at this beautiful house and property. The place is immaculate and sooo well-appointed with everything we could possibly want or need for our stay, and every aspect was first-class. Tons of spaces to relax, enjoy the views, sleep and play. The teens loved the game room and it was excellent to have their “own” space to hang out sometimes. We took full advantage of the kayaks all week, and the host was incredibly responsive, clear and friendly. Absolutely loved this stay!

The property is absolutely breathtaking! Situated on a lake, the views are straight out of a movie. The home itself has an incredibly warm and welcoming energy - beautiful layout, well thought out decor and supplies. Cannot recommend enough. Maryann is an incredibly kind and gracious host. My family’s stay couldn’t have been any more perfect for our weekend ski getaway.

My wife, 7-year old daughter, dog and I spent 4 nights at the property and had an absolutely lovely time!
The location of the house is pretty spectacular. You almost feel as if you are on a boat, because all you can see is water from the back windows (which offer amazing views). We spent our mornings hanging on the balcony, drinking coffee, listening to music and watching the swans swim by. It really doesn’t get much better.
There are countless beautiful hikes to do nearby, and plenty of good dining options as well (only 15-20 minutes to Warwick).
We look forward to returning again soon, perhaps in the summer so we can take full advantage of the beautiful back deck and bar area.

We loved our stay at the lake house! We had a family reunion with our elderly parents and siblings... The property was perfect size for a group of 7, and had everything that made our stay convenient and memorable. We got to take some photos at sunset by the lake and everything came out stunning!

First things first, this house is stunning. Maryann was super responsive and helpful throughout our stay. I couldn't have asked for a better host or a better property. There were a ton of amenities including pedal boat, a game room on the lake, and a ton of lake front property. I would not hesitate to stay here again, everything was exceptional!

We were in town for a wedding, and this house proved to be perfect for what we wanted. We had 3 couples. One of the bedrooms had a trundle bed and 2 bunk beds. So not Ideal for them, but it worked. The BRs were on the small side, but the open kitchen and living spaces, where we spent most of the time, more than made up for it. It is a great entertaining house with great views, and lots of areas to 'go off' and relax. We hope to go back.
All the appliances and furnishings were first class. It was just a joy to stay there.

The property was just as listed and I think even nicer in person. It’s beautiful to be on the lake front and also felt very secluded. The house had everything you could need - kitchen had great appliances, bathroom were all stocked (shampoo, soap, towels, etc), games, boats. The owner was communicative and make the check in process seamless. Would definitely recommend and definitely return!

Maryann’s place is stunning! Super clean, located in a breath taking location, perfect for family gathering in a quiet place, fully furnished and with everything that you could need (and more!). Loads of amenities such as kayaks, paddle board, paddle boat, fire pit, BBQs, table games, TVs (multiple channels/ streaming options!), beds of all sizes, beautiful kitchen, cooking appliances and utensils.
It was great waking up to see the sunrise reflecting on the water and surrounding hills and in the evening some beautiful sunsets while kayaking.
My family and I got together on this lake house for Thanksgiving and we really enjoyed the time together in this stunning place. Can’t wait to go back! Highly recommended.

My sister's family flew over from Europe. It was amazing, and so easy to be together - sheets provided, towels provided, beach towels provided, coffee provided. The picture for the property is a small element of our stay. The house was well cooled, 2 bathrooms made it easy to live together - after being apart for 2+ years! There are lots of seating areas - up top picnic, up top couch, up top smores fire pit, then waterside sand, waterside patio. there is a dock so when we rented a boat, we could pick up everyone instead of transporting them by car first. FANTASTIC!

Wonderful outdoor space!
We had a wonderful stay at On The Rocks! Maryann was such an accommodating and gracious hostess. The home was spotless and well anointed. The property was recently renovated in a very thoughtful manner — modern but rustic lake house vibes! The backyard area was great - a deck for grilling, fire pit for hanging, and a huge deck for lake activities! There were kayaks, a paddleboat, floats and life jackets. We enjoyed the lake and a great hike (Iron Works) with a trailhead less than 10 mins from the house. Be aware that there are a lot of steps (up to the second floor of the house, down to the deck, etc.) so it might not be suitable for everyone, but it was perfect for us!

Pure Perfection
The house was exactly as depicted and then some. Maryann is the 'hostess with the mostess". The attention to detail (a stocked coffee station, travel toothbrush packages in each bathroom, an abundance of clean towels plus dedicated make-up towels to name a few) are on par! We felt as if we were visiting vs renting.
We have rented on VRBO for over 20 years in various parts of the Country, but must say On The Rocks is a step above all. Make the trip, you won't be disappointed!

Family vacation
Clean and beautiful house. Everything were updated.
My husband, our son and myself drove from NYC.
It was only 55min but as soon as we got there, transformed to the great vacation.
Our son has to take driving lessons in NYC during the week, so we commuted twice from NYC (Reversal commute). Very easy!!!
We enjoyed the big terrace, looking out lake with our morning coffee, also ate meals at the outdoor dining table. (after the sundown) It was so wonderful.
We love to come back next year!

Fantastic stay, wonderful hostess
Absolutely loved it. Maryann's responsiveness should be six stars, she is very helpful. The house is great, even in very hot weather it was bearable on the deck - the sun umbrellas are really great. The house is well stocked, beautiful views, great location. FYI on location, It's a little tough without a car, as there are challenges with taxis and uber. There is seaweed in the lake, but it is not poisonous, and we swam all the time. Paddle board oars can be adjusted for height, kayaks were fun, fire pit great (remember BUG Spray). Highly recommend this wonderful property.

The house was has beautiful rooms from inside and outside. The kitchen had everything we needed to cook all of our meals and desserts. Maryann was very responsive and helpful with questions and went above and beyond to send us something we forgot in the house. Would definitely stay here again.

Lakefront Retreat
The house is comfortable and tastefully decorated, and has more than enough room for a family of 6 or more. Well appointed kitchen and 2 grills. The abundant options of kayaks, floats, and lounge chairs allowed for blissful afternoons escaping the heat in the cool waters, letting all your worries drift away down the lake.
Location is mid-lake, 2 min to boat rental marina and lakefront restaurant. The island situated just to right of property both minimizes and slows boat traffic, making for more peaceful setting. Several options for outdoor relaxing- 2 patios, balcony, fire pit area. Overall and excellent experience and Maryann was very informative and responsive owner.

Great house!
We had a great stay! Maryann was wonderful to work with, and everything was as promised. Beautiful house with great amenities, comfy couches, and inspiring views from both the porch and the lake's edge. We kayaked, paddle boarded and swam every day in the lake, hiked up to the top of the mountain across the lake from the house, and even rented a boat one day (the marina is walking distance). We loved it.

Perfect lake getaway
We had a great week at the lake house! The house is in a perfect location right on Greenwood Lake. Newly renovated, open kitchen layout with great outdoor space overlooking the lake. Maryanne was very helpful before and during our stay at her house with answering any questions we had.
