Beautiful location, clean, light rooms & quiet. Would happily stay here again.
We booked out of season, so didn't see/meet any members of staff - this is not a bad thing, but is the reason we did not comment on the staff friendliness or otherwise. There are 2 entrances to the property - it would have been helpful for us to have access from both (and the access path is steep!) but it wasn't something that would put us off staying again.

Perfectly located with great views across the Devon coastline. Juat a short walk to Mortehoe in one direction, and a slightly longer walk to Woolacombe in the other, so perfectly located for all facilities.

The room and its decor were very well thought out for visitors to a seaside environment with pets or with families, ie it was very easy to clean (no carpets to worry about) and the shower was huge.
The parking is slightly tricky - and I'm not sure where you would be able to park in the event that the hotel car park were to be full (although I should say that this didn't happen to us, since we invariably took the last available space). However, there is nothing which the hotel can realistically do about this, so it is not a criticism.

Parking was awful, also no tea bags or caffe, cleaning or bin bags was changed while we was there. The view from the room was only for other hotels. The room was cold with no heating.

Things started off really well when a staff member called ahead to tell me we could check in early, and warned me there would be a plumber in our room before 16:00 (slightly annoying but appreciated the warning). When we arrived, the private car park was great, as was the location. The view was impressive, especially for sunset, and even from our garden view room you could see the sea when sat in the windowsill.
It’s bizarre to not have staff working at the hotel at the suggested check in time. Your key is left on a desk with a receipt, and a laminated floor plan so you can locate your room. There’s a number on a piece of paper to call if you have issues, but we both felt it was very strange to not have staff there when guests arrive. The keys to the room come on a ridiculously big key ring, which you certainly won’t lose, but it’s almost laughable how big it is. It matches the horrible signage, that’s obviously designed for elderly guests, but makes it feel a bit like a school/hospital.
As per many of the owners responses to other reviews, this is an old hotel, but apparently the landing carpets have been replaced recently, but they are very dirty and need a deep clean. The lounge is so musty it actually affected my partners asthma and the decor is awful. We can’t comment on the dining room as we didn’t go in.
The room was average at best. The mattress was more comfy on the single bed than the king. The sheets were cheap (as were the towels) and the pillows completely flat. In the mornings our room (Rat Island) stank of cooking as it was above the kitchen, which was woke us up one morning. However, by far, the worst part was the bathroom, with everything crammed in and done very cheaply. The toilet seat was loose, and the sink plug hole blocked when we arrived. I would’ve told reception, but obviously there was no staff present, so I fixed it myself. We assumed the boiler must be behind a panel in the bathroom (screwed in loosely) in our room as it was so hot throughout our stay. To top it off, the bathroom wasn’t completely clean, but this might have been because the plumber had been in after the cleaning staff.
The most frustrating part was the fact that I paid £260 for two nights, and breakfast was not included, which was massively disappointing. After we realised this, we didn’t even try to have breakfast there as felt £12.

the location was good with a couple of friendly pubs up the hill for food and drink, or down to woolacombe town for a variety of restaurants - the walk back up the hill was not for the faint hearted ! there are plenty of walks around if that’s what you are into with a bit of wildlife, we saw a seal and a snake and loads of birds some guests also saw dolphins but sadly not us. woolacome beach is not spoilt by all the bucket and spade shops and was very quiet when we stayed ( mid June ). The staff member who did the breakfast service was very friendly and knowledgeable of the location and is a true asset for the hotel - whatever they are paying her they need to double it !
although we booked as we normally do for a b&b all the guests and ourselves had to pay an extra £12.50 for a breakfast each day - which adds up if you stayed a week so factor this into your budget. This situation wasn’t clear during the booking process not saying either way if it was included or not but turns out - apparently not.

The double room was too small for a king-sized bed.
No anti-slip floor or grab handle in the shower cubicle.

Took the dog for the 1st time and hotel was very dog-friendly also very comfy bed! Paid extra for a sea-view room which made it for us!

Location and view is incredible, its also a very comfortable place to stay, un-overlooked and good facilities.
The Sky tv needs some attention. Every 20 minutes or so it drops and needs attention from the remote to go back to where you were. And for some reason the subtitles come on each time it has dropped. It was a small thing but a little irritating as we spent alot of time in the evenings watching TV and enjoying the view. Tim was helpful though when we called.

The view from the room was brilliant and the shower was great. Toiletries good quality and linen was good. Its about a 20mins walk into Woolacombe which is nice.
It is very weird, I was not told that there were no staff until I had booked so BEWARE there are no staff so it feels very insecure as you have no idea who is in the rooms and there is no one to speak to if you something was to happen. So all that feels very unwelcoming. The Lounge is like a dumping ground/garage feel not at all welcoming and horribly furnished. There is nowhere to get even a glass of water. The stair carpet looks dirty and worn and gives the impression its going to be a poor room which was not the case. The overall feel is not great due to the lack of security. They told me in the town that there is a girl on site but I never heard from her! It is definitely not a B&B as advertised!!

All day in cold room... heating from 5pm till 9:30 and 6 in the morning to 9:30 is unacceptable...pay 250 for two nights and all day in freezing room...no thank you..been in many hotels but never spend all day under the blanket... please put coin meter i can buy heating no leve guest in freezing cold room

No breakfast available out of season. Room clean and comfortable. Only staff on site was when the cleaners come in. Owner left key to let ourselves in, then someone forgot. Hotel undergoing winter work.
