Coming from New York City, it took me a minute to adjust to the indoor/outdoor living, but this was a perfect place for our family to gather for winter break, including grandparents and kids. Hearing the sounds of nature and the ocean at night was magical, and being able to walk down to the beach during the day was great. Leilani was a great host, responded quickly to our many questions which made it easy for us to settle in. The natural beauty surrounding the property is stunning, and we loved the easy access to Beach 69 and Hapuna Beach. We loved our stay at the Treadwell House!

We stayed with my 3 sons and their families. This house is in an amazing location. You see the ocean from the house but are set back far enough that you don’t see the beach goers nor do they see you. The main living area is open spacious and comfortable. The bedrooms are basic and comfortable as are the bathrooms. If you need marble countertops and high end fixtures this is not the place for you. The house has everything needed for a comfortable stay. Snorkeling was wonderful, sunsets were wonderful. The beach is beautiful. We had a wonderful stay.

Great location, rustic house
Perfect for 4 couples or a family! Nice shaded lawn and porch for outdoor dining. The house is rustic but has everything that you need. The beach is mostly shaded but perfect for watching sunsets!

Location, location, location!!!
This property was perfect for my large family and the location right on the beach is spectacular. We would certainly stay here again. The appliances are quite old and could use a refresh, but otherwise very well equipped for our needs.

Beautiful beach and house right in the beach
This is our second time staying at this house And we Love it. This wouldn’t be the house for people who like air conditioning and marble Bathrooms. We love it because it is rustic but very comfortable and right On the beach. They got another small refrigerator which was very helpful. The beds and linens are comfortable. The property manger is very helpful and accommodating.

Dreamy Spot right on the Beach
We had a great time here. The house is very practical for beach living. We loved how much shade was available to us, both on the beach and on the house lanai. We will definitely be back. Lelani was a pleasure to work with and check in and out was a breeze. Thanks!!

Relax and Restore
This was my second time being blessed to stay at this amazing property. I can't say enough good things about the property and the management. The location can't be beat. The house is like camp for architects -- it is low key and focused on the outdoors, yet the beautiful architectural details make it feel luxe. Thank you Leilani for being available before and during our trip to make sure we had everything we needed to unplug. We hope to visit again soon!

Steps to beach
Location can’t be beat- sandy, shaded beach steps away. Best snorkeling of our trip right outside our door. Saw manta rays one morning while kayaking! Indoor-outdoor living, feels like camping but with amenities. Tons of birds, lizards, nature. Very close to resorts for a dose of that if you want. Otherwise, secluded and natural.

Idyllic beach home
We feel so fortunate that we were able to stay with our family in this lovely home. It is perfect for a large family - plenty of bedrooms, baths and a wonderful large table for meals. The property is large so there is plenty of personal space as well as communal. Just a few steps to the beach but shielded by vegetation for privacy. We enjoyed every minute. We enjoyed some of the local restauarants - A Bays and Manta in Waikoloa, Hawaiian Style Cafe in Waimea, fish tacos at Hapuna Beach, the amazing malasada truck just near our property - but we also enjoyed eating at the house - fresh poke from food land - fresh fish - grilled steaks and kalbi ribs. Everything we needed was there for us to use - appliances, a grill, beach chairs, beach towels , a place to hang our wet swim suits, washer and dryer along with detergent. Like home - but better! Thank you for wonderful hospitality and loads of memories.

Great location, awesome beach!
The house was wonderfully well stocked, conveniently located, with plenty of room for our extended family. The property managers are attentive and helpful. The yard and the beach access are amazing! We swam, snorkeled, cooked up a storm, and generally had a perfect vacation!

Great location, perfect for indoor outdoor vacation living

The Perfect Vacation Home
Treadwell House worked perfectly for our family of 10 plus a baby! The house accommodated all our needs with a well-supplied kitchen, beach gear, ample towels and thoughtful touches like a warm outdoor shower. The beautiful beach is literally steps away and was great for swimming and snorkeling.

Glamping on the Beach
Glamor camping - glamping! We rented 4 bedrooms which came with 3 full baths. This was exactly what we were looking for! Perfectly set right on the beach but very private. No need to pack for your day at the beach - you re there! Nothing more lovely than morning coffee with your toes in the sand. We loved grilling dinner on the beach. Loved the coziness the trees on the beach created with nooks to hang out in. Snorkeled with turtles from out front. Had some great waves on a few days for boogie boarding.
Two walls of the great room /kitchen open up and you feel like you are outdoors. We ate most of our meals on the covered front porch. Perfect temperatures day and night. The beds were super comfortable with plenty of pillows and fans in each room. We stayed for 8 days and didn't even use all the bath or beach towels provided. We love to cook - actually packed my own knives but didn't need to - there was not a pot, pan, bowl or knife we lacked.
We have rented many vacation houses and it was so lovely to have soap, laundry soap, dishwasher soap, paper towels, sunscreen, bug spray and many spices, etc already there. The rental company, 2papayas was wonderful. We had a couple of questions while we were there and even on a Sunday morning we were answered immediately! We are already planning our next trip and may even bring more folks along to use the 5th bedroom suite.

Treadwell is Beach House Heaven
My husband and 6 our our friends stayed at Treadwell for our wedding week. Having so much space, the outdoor concept, being steps from the beach, and the awesome amenities made our stay as good as it gets. We wanted for nothing during our stay at the Treadwell. All the bedding, towels, kitchen tools were fantastic and the house is set up to handle large groups really well. We never felt cramped. The first group in our party didn't arrive until the wee hours of the night and the property managers were so accommodating and understanding. We loved waking up to the sounds of birds, having coffee on the beach in the morning, and coming back from exploring to hit the beach. Staying at Treadwell allows you to double or triple your beach time! The sunsets are spectacular as is the snorkeling. I can't say it enough. Stay at the Treadwell! You will love it!

Great Beach House next to Fabulous Beach!
Wonderful place to get away from it all and relax with family and friends in a lovely, comfortable, private, open-to-the-breezes house just steps away from a glorious golden-white-sand beach offering generous shady areas as well as sun, small waves, gentle slope and interesting coral reef snorkeling. The house is a great comfy beach house, with a well-stocked kitchen open to the living room and lanai overlooking the keawe trees and ocean, with convenient outdoor hot water shower for those sandy after-beach moments. We filled the place, and the studio in the trees was especially delightful! It was the absolute best place for our family gathering, and the wonderful women at 2 Papaya were great, making sure all went well with much aloha. We have rented with them before, we will again, they are the best!!!

Loved it!
We stayed at this property in March of 2013 and after staying at a more upscale vacation rental home on Kauai in 2014, I felt prompted to come back and write a review about Treadwell and how much we enjoyed our stay. We will definitely be back! We loved the atmosphere of this property, the beach and dealing with 2 Papaya's! This is not a fancy property but it's beachy, authentic and relaxing. During our vacation this year we kept saying how much we missed the Treadwell experience.

Perfect for our extended family
Our extended family stayed here over Christmas, and we absolutely loved it. Mary was wonderful to work with, and so hospitable. We didn’t need her for anything during the week, because she had made sure we had everything we needed before we arrived. Plenty of bath towels, beach towels and beach chairs. The kitchen was well equipped, and the beds super comfy. We loved the open style of the house, and especially being only steps from such a great beach. Everything was perfect!

Great retreat for extended family
The house was great for our extended family gathering. There was privacy for each couple yet wonderful open gathering space in the kitchen and deck area. The cottage worked well for the parents with a toddler as it provided a respite from the rest of the household. Some of the family members would have preferred an option of air conditioning in the bedrooms, but most of us loved the open air beach house setting. And having a beautiful sand beach for swimming and snorkeling just steps from the house was paradise!

Family of 8 love this place
I would give this more than five stars if I could. 1. the property managers at Two Papayas are terrifically helpful and supportive. They connected us to housekeepers who came twice during our 8 night stay and chef. 2., location. Walk down the back lawn and then twenty yard path to a beautiful sandy, reef-protected beach, with a smooth sandy bottom. Perfect for my 6 year old granddaughter. Also, the beach has low shade trees, so no need for umbrellas. And shrubbery shield the house to maintain privacy. 3: informality. We considered some of the other luxury homes in Puako area, but were delighted that we didn't have to worry about carpeting, sand, fancy furniture, etc. 4: Facilities: We rented four of the five bedrooms and everyone had their own shower. Kitchen is big and open and easy to use and clean for our family of eight. Walking up from the beach is perfectly designed so that feet are washable at the bottom of the deck stairs. There is a Huge family room and big table on the lanai for our meals. Lots of card games and board games were played into the night. We cooked twice ourselves and twice we had chef-prepared meals that were brought in. Breakfast and lunches were a breeze because of the ease of the kitchen. Also many children's things are around: books, beach toys, etc. Fans not air-contributed to our enjoyment of the beach atmosphere. We locked the gate behind us on the dirt driveway and were in a shangri-la. 5. Convenience on the island: we shopped at grocery stores within 15 minutes, rented snorkel gear at Snorkel Bobs also fifteen minutes and ate at a great restaurant (reasonably priced) Cafe Pesto, also 15 minutes. Some competing realtors say that the beach is too crowded with locals, but that's not true. For our informal, friendly family, locals added to the ambience. Also snorkeling and swimming in the morning before 10 when the sea is calmest is entirely private. We scoped out the other houses on this bay during the week and they all have rocky areas at the water's edge, but not Treadwell House. One suggestion to property managers: add a photo of a diagram of the floor/room plan on the website.

Treadwell House: Amazing Family Stay
This property worked brilliantly for our large family group. Designed for beach life - airy, functional, comfy, clean. We cooked three meals/day in the kitchen - easy to keep clean with stainless steel counters. Large back deck provided seating for meals or lounging. We had our own family luau entertainment, games, and dancing on the back lawn. Rented kayaks and SUP from Hulakai ($25 for delivery) - sandy beach is about 50 steps from the backyard! If you are looking for an easy-to-wear beach house for a big group, this one's for you! And 2 Papayas (property manager) is the BEST! Super caring, house was impeccably cleaned, met us at the house with cool towels, checked to make sure we were comfy - super KUDOS to Mary and Robbie!

Our family had a wonderful Thanksgiving celebration at the Treadwell House. As my granddaughter said, "the beach was really really fun" and all adults conferred. The house was utilitarian and functional without anything fancy. It accomdated 7 adults and 2 children comfortably. The Lanai was definitely the command post and a perfect setting for our evening meals. Everything worked fine and all our needs were met. We had a chef come and cook a couple of meals and in-house massages one day - snorkeling was a pleasant suprise, the beach was family friendly, hikes were available from the property.

Great beach house on the best beach on the Big Island
This house is a true beach house. Open siding, ceiling fans, and right on the beach which features great snorkeling and - not to be underestimated - shading trees. The house is not fancy, but very functional and has 5 rooms + living room beds to sleep a large party. After 7 PM when the state park beach closes, it's like staying on a private beach.

Quiet, wild beachfront stay with toddler and grandparents
We rented 3 bedrooms of this house in lare march. Easy booking, on time and pleasant welcome by rental agency. First thing we noticed was that the house was spotlessly clean and very comfy. Usual tropical critters are visible around in the open air common areas, but we were not looking for a sanitized high rise condo suite: see location below. Everything was in excellent working order (kitchen appliances, wifi, hot and cold water, drains, etc). We have not used the TV and DVD player, which, thankfully in our opinion, is not hooked to cable or sattelite. Design of the house well done, open space and large patio doors allowing plenty of wind and sunset views, but house does show some signs of aging (eg paint peeling in shower). This was a surprise to us, given the price (we usually rent cheaper, inland accomodations when in hawai), but compared to other beachfront places we looked at, this is still very good value. Beach is quiet, wild, sandy cozy yet big enough And with sandy bottom for swim, with reefs and cliffs on the side. location is quiet and isolated from the more commercial and over developed areas of the island: just gorgeous. Right on a trail that goes north along the shore, 15 min walk from hapuna beach through arid land. Waialea beach itself is a county park, but gates of park locked in early evening, beach is then yours for sunsets and early mornings. Otherwise very sparse, low key crowd of young families. We would most definitely rent this house again. Would be great for larger parties, extended families.

Wonderful Beach Home
There were nine of us that stayed a week at the Treadwell House and absolutely loved it. The home was very comforable and the bedrooms roomy. We were able to fall asleep listening to the ocean waves, and be able to walk 50 steps and be on one of the best beaches on the Kohala Coast was fantastic.
We recommend the Treadwell House to anyone who wishes to experience a quiet, comfortable, old Hawaii get-a-away.

One week stay....
The property managers where very great to deal with prior, threw out and after our stay at Treadwell house. We stayed at the property from Feb 25 to march 3 2012 and found the house in a clean and neat and tidy condition. We where met as soon as we arrived and shown how to get to the house as well as a tour of the property. It is very spacious and relaxing while at the house. The only down side i would have to say is the fact that there is always one and some times 2 locked gates ( we only had 2 gates one evening) to pass threw to get to the house, so for short trips in and out or lots of running around travel it is a bit of a hassle to get out of the car open the gate, drive threw the gate, get out to close the gate ect..
I would rent threw the property managers again for sure as well as stay at treadwell house again.
I am only rating 4 stars instead of 5 because of the gate setup. We where in hawaii for our wedding and did have a lot of in and out travel threw the gates.

Paradise!
There were 3 of us ladies who stayed for 12 days and hated to leave! The main building had all the amenities for lounging, reading, playing games, and our favorite - the preparation of gourmet meals. We loved to sit on the main lanai and listen to the surf, watch the birds, and truly relax. The beds were comfortable. I miss going to sleep listening to the surf!
The beach was right behind the lodge through the back gate. However, the wall of vegetation between our back yard the the beach was so thick that we had complete privacy. We felt very safe during our stay.
Treadwell Cottage is conveniently located for shopping and many tourism activities.
We were very pleased with 2 Papayas!
We ladies will be back in the future!

The Perfect Location for a Perfect Vacation
We rented Treadwell House for a week over Thanksgiving. The house was beautiful, comfortable, and in a great location. My 10-year-old son loved that there were geckos on his bedroom walls every morning and spent at least l0 minutes each day watching them. Our last night, we saw a gecko attack a praying mantis repeatedly...and fail to catch it. The house is very clean, but geckos are part of Hawaii. They make a cool sound at night too (it took us a few nights to figure out what the sound was!). My parents who are in their 70s had the time of their lives. They enjoyed listening to the birds sing every morning, and they appreciated the fact that getting into the water was very easy at "our" beach. My mom was hoping for fresh pineapple for breakfast every morning, and she got it. I loved the bananas and papayas too (thank you, 2 Papayas, LLC!). My favorite part of our vacation was that I could go snorkeling every morning without having to drive anywhere. We saw sea turtles, eels, lots of fish, and on our last morning, spinner dolphins...so terrific!
Robbie at 2 Papayas was very helpful with suggestions for restaurants, farmers' markets, places to rent gear, etc. Don't miss the farmers' market in Waimea (great produce, bread, and location), the produce stand about 3 miles north of Puako on the way to Hawi, and Daniel's in Waimea (very tasty). Hawaii Volcanoes National Park, Mauna Kea Observatory, and Captain Cook Monument were other favorites, but there were many things we didn't have a chance to see in our (very short) week in Hawaii.
I didn't want to leave! Next time we go to the Big Island, I think we'll rent the whole Treadwell House and studio and go with more friends and family. I'm already starting to plan it!
