QUICK NOTES:
Large, newly renovated, stylish home with hot tub for adult groups (ages 28+)and their children (see full description below.) 11 minutes from Bethel Woods, the original Woodstock site. Dogs may be allowed with prior approval (read full rules before booking.)
THE SPACE:
The is a sprawling ranch with 3600 sq ft all on one level. There's lots of open space to gather both inside and out so you will never feel cramped. The living room is 25x25 feet. The dining room is open to the living room and is 12x25 feet with dining for 18. The house has been newly renovated so everything is fresh and modern including bathrooms, kitchen, furniture, flooring, bedding, etc. It sits on 20 private acres, half of which are across the street as private wooded space. We are surrounded by hundreds of acres of neighboring farmland with no neighbors in sight, only a few abandoned farmhouses and two buildings in the distance that used to be part of a commercial chicken farm. The silence in the evening is deafening.

Linens, towels, pool towels (for the hot tub), kitchen utensils, shampoo, conditioner, body wash, a decent start of paper towels and toilet paper, cooking spices.....
THE STYLE:
Modern style blended with a 60s flair is the theme for the decor in this custom built 1965 house. Some original treasures have been preserved and incorporated into the decor and used as inspiration for the design. The bright funky colors are favorites of the 60s era and make the space feel fun and cheery. The new furniture is modern in design.
OUTSIDE:
Step outside the French doors onto the 12'x35' deck with a picnic table and seating. Three steps down is the 25'x25' patio with the year round hot tub, gas grill and firepit. The hot tub is emptied and refilled regularly and professionally maintained. There are no close neighboring houses and only an occasional car drives by. The silence is deafening. During the summer you might hear distant music from the summer camp a mile up the road but it is not bothersome. Look out onto the open fields where nature abounds. We have seen many deer, groundhogs, chipmunks, many species of birds, harmless garter snakes and on rare occasions black bears. 20 total acres surrounded by 100s of neighboring acreage. Take a walk around the block where you will get some nice distant mountain views.

The house is deeper into Swan Lake towards the northern part which is more secluded with a lot of farmland.

You will feel confident after you read my reviews. I absolutely love hosting and will do everything possible to make your stay 5 stars and the best it can be. I renovate and design old tired homes and The Modern Retro Ranch is one of those homes that had good bones but needed some updating. It brings me great joy to be able to share it with others to make their vacation truly special.
WIFI:
This house has FAST WIFI so you can work, stream or Zoom. The sunroom can be closed off from the main house via sliding doors for privacy if you need to take a phone call or Zoom for work or school.
RULES: Mature groups 28+ and their children only. NO wild bachelor parties, proms, college groups, keg parties etc. Dogs need pre-approval BEFORE you book. Low-shedding breeds only will be accepted. Dogs must be housebroken. 3 dogs max. No cats or other pets allowed.
NEARBY ATTRACTIONS:
-Bethel woods is the site of the original Woodstock music festival held August 15-18 1969. Visit the museum or attend one of the many great music events that are held here. 11 minute drive from The Modern Retro Ranch.
-Lander's River Trips: Raft, kayak, kanoe or tube down the Delaware River. Multiple launch sites. 2020 prices: tubing is $12-$28 depending on distance, boats are $42 for adults, and $21 for kids.
-Holiday Mountain Ski and Fun: Summer: arcades, go-karts, batting cages, rock climbing wall, mechanical bull, bungee trampoline and more. Winter: snow tubing, 6 skiing trails (green, blue and black), great beginner's lessons. 25 minute drive from the house.
-Starlight Arena: You can rent speedboats, pontoon boats and kayaks right on the beautiful Swinging Bridge Reservoir. They rent by the hour or by the day. 20 minutes drive from The Modern Retro Ranch.
-Catskill Distilling Company at the Dancing Cat Saloon: Distillery and bar. Outdoor seating, sculptures, food and occasional live music. Great rye and whisky. They sometimes have large bonfires. Call first if you want to schedule a tour of the distillery. Across from Bethel Woods Performing Arts Center. 17 minutes drive from the Lakehouse. 10 minute drive from the house.
-Resorts World Casino: Slots, poker, table games and more at this brand new facility. 27 minute drive.
-Lake Superior Park: 1,410-acre state park located on a small lake called Lake Superior. Has a sandy beach with a boat launch. Great for swimming, picnicking, fishing and taking in the nature views. 12 minute drive from the house.
-Hiking: Walnut Mountain Park 14 minute drive, Forest Reserve at Smallwood 14 minute drive, Tusten Mountain Trail 25 minute drive, Neversink Gorge trails 30 minute drive.

This house is amazing! It is a perfect blend of modern and mid-century modern. We loved the original pieces that had been saved and used in the renovation. There is more floor space than you could ever use and the views are fantastic!

My group of friends and I have been planning weekend long get togethers at random vrbos and other rentals for a couple of years now and this one was a fantastic stay! The space was incredible and we had plenty of room to eat, sleep, and play. The hot tub was also incredible!
The weather didn't give us a lot of options in terms of excursions but we took an hour long drive to Walden to check out the Angry Orchard cidery and it was well worth the drive. The property is also super close to the original Woodstock site which was worth the visit!
Leah was a very thoughtful and helpful host and we would absolutely come back!

This is the second year my family has stayed at this property. We could not be more satisfied. The place is spacious, comfortable and well appointed. Our first impression was great as you arrive you find the entire place spotlessly clean. We have nothing but good things to say.

We had a fantastic time at this property. The owner answered all our questions in a very timely fashion and was warm and friendly. The house was spotless and beautifully decorated. Beds were comfortable. We enjoyed the fire pit, hot tub and the beautiful scenery and quiet. There were games for the kids as well. We all enjoyed ourselves from the youngest to the oldest.

The house is Great and the Location is Awesome.
Very Quiet & Isolated - nearest resident is half a mile away. Owner is more responsive than my mother.
This house has been undergoing an epic renovation by the owner, to save it from the elements.
The house is nice and the Mitsubishi AC is a winner.
Because the rental is expensive, I am going to tell you that the house could be improved as follows:
1. MBR bed is too low to the floor and needs box spring to bring it to a normal height.
2. Kitchen is Great and modern but fridge is way too small for the number of people that the house is slated to have. A second fridge in the basement would be helpful.
3. The windows mostly don't work and one doesn't close. without screens, the numerous flies fly in when opened.
4. The land is beautiful but underutilized. The deck should be ripped out and one that is twice the width built. If you put a long outdoor table, you could actually use the deck to dine and with an awning, the backyard would be the star of the house so long as you cut all of the weeds in the back to the end of the property line, the view would be improved. Recliners would be great as those backyard chairs look cute but have no use.

The property is gorgeous! We came with a family (with little kids) and a bunch of adults as well and it was awesome for all age groups.
One of our friends said "I saw the pictures and thought it can't possibly be that beautiful, but no, it's even prettier in real life!"
Down to every last detail. Even the microwave and knives match the decor. 😉
The fresh air is amazing, beautiful quiet area. We brought quite a few activities to do once we got there but the space lends itself to chilling and relaxing around the fire that we didn't end up needing any of the activities we brought.
There's a game room, two areas to relax on the couch and chairs near the island.
Not to mention Leah is the perfect host! super helpful and responsive! 10/10 would go again

The house was very large and in good shape. Kitchen had every pot, pan, and utensil you would ever need to cook. Spacious property was great for outdoor activities in addition to the provided hot tub and grill. Very pleased with my stay.

Our family got together at the Retro Ranch to celebrate my wife's retirement and the house bacame a major element of the entire weekend. Plenty of room for our 12 adult group to have meals together, hang out on the kitchen or the TV room, or by the fire. You are in a secluded location , yet very easy access to many local attractions that fit a variety of interest. We did like to be back to enjoy the Sunsets! Communication with Leah was excelent and was very responsive to our inquiries. We enjoy places that looks impresive and welcoming at the same time, the Retro Ranch is very much that.

Our second stay at the Retro Ranch (first was a winter break during the pandemic) and, as usual, what a great time. Spacious, stylish and very comfortable, the retro ranch was the perfect three day holiday weekend locale for our daughter’s birthday. Friends & family loved it. Leah is a wonderful host who is super communicative and has a property manager to help if she’s not available. Can’t wait to come back in the summer for a show at Bethel Woods.

The space is even larger in person. We greatly appreciated the really bright colors. Definitely a little room for improvement, but for what we needed (Clean space with plenty of room to stretch out) we couldn't have asked for a better space. Property owner was great with communication even though I didn't notice she was checking in with us until much later. I guess that's a sign that their directions and information ahead of time was really good! Definitely plan to rent the space again in the future.

We visited the Modern Retro Ranch in late September for our annual girls getaway. There were 13 of us and there was plenty of room. The house is very spacious and the decor is bright and cheerful. The pictures on the website are very accurate. What you see is what you get. :) The beds are comfortable, the kitchen was well stocked, plenty of towels, and the house was a comfortable temperature. There aren't any neighbors close by so no fear of making too much noise. We loved the firepit and used it almost every night. It was great that there were enough outside chairs for sitting around the fire. We saw deer every day, and even heard the coyotes one night while sitting around the fire. It's in the country but shops aren't far away if you need some supplies. I would definitely recommend this property.

Quiet, remote, comfortable
Unpaved roads leading up to the house can be a little unsettling (the potholes were filled the first morning we were there!) but this is an insanely spacious mid-century style ranch house out among abandoned agricultural buildings (they're a few hundred yards away). We found ourselves using the kitchen bar counter, seats 7, most of the time, but the living room was also a great place to sit and relax.

Quick spring escape
Two families were able to spread out and enjoy a quick getaway. The seating area was convenient during meal times, as there was no need to eat in shifts. Adults and children were able to sleep in separate rooms. We took advantage of visiting an alpaca farm and horseback riding on separate dates of our stay. Quiet rode for the kids to bike ride as well.

Oasis in a snow storm
Our family was cracking under the pressure of our eleven months of cabin fever and needed to breathe and laugh and live someplace else. Leah’s beautiful ranch house near Bethel Woods was the perfect place to ride out a major snowstorm. Right out the front door we could sled down a perfect sledding hill. On the other side of the house the hot tub was relaxing and fun. The house itself was exactly as advertised. Big enough for us to spread out for work and remote schooling, and cozy enough when we wanted to chill together. The style and decor is clean, cool and welcoming. I miss the kitchen already. We’d definitely come back, especially in the summer time during the concert season.
Leah is a pro at this. She gave us very clear info and instructions from the moment we booked and was super quick to answer any question. Even though we never actually talked or saw her, we felt totally taken care of the entire visit. Much obliged!

A wonderful quarantine safe break from NYC
We had a quarantine safe getaway from NYC complete with everything we needed. Leah was such a gracious host that she ordered food platters and serving bowls for our holiday dinner and had it delivered to us. She truly made sure that whatever we needed was on hand. Our children explored the neighborhood and enjoyed daily runs and spotting deer. They spent time outside around the fire pit eating smores and chatting. Plenty of movies to watch and tons of space to sit, eat and fellowship. Leah’s home is super clean. Our group all currently work remotely including the kids. We chose the home specifically because of the fast WiFi and thankfully it delivered! Also, the mattresses were very comfortable- memory foam I think. We would definitely return. We were a group of 7 and felt like we had tons of space for more guests. Thank you Leah for sharing your lovely home with us!
