Great Trex-floored dock with covered 21' slip, picnic table and 2 jet ski ports, a fully equipped kitchen, five Direct TVs (most are smart tv's) and a 6th TV for gaming / dvd; indoor gas log fireplace, foosball game table, 2 washers and 2 dryers, and a hard-lined gas grill, all overlooking Norris Lake in the wide cove behind Flat Hollow Marina, well beyond the floating houses.
Recently renovated by new owners, Water’s Edge is designed for families and groups to come together and relax. All four levels of our home, dock and decks are fully and non-shared accessible to guests, with the exception of two locked cleaners / owners storage closets and the storage crawl space under the house.
Tom Sturm is the licensed vacation rental manager, and also owns a local real estate firm. Tom and the team of cleaners, service folks, and vendors are always available to respond to any need or concern, just a phone call, text or email away.
Flat Hollow's full service Marina (small store, boat launch, restaurant and gas -in season) is a half mile up the cove leading out to main channel on Norris Lake.
Also a rope swing back in the cove (right side opposite from the house, hanging from a tree past the Overlook Bay boat slips), and wide open unlimited access to Norris Lake - the Marinas and restaurants, jumping bridges and jumping rocks, water sports, boating, swimming and relaxing.
Overlook Bay is the community directly across the cove, part of the Chuck Swan Wildlife Management Preserve - often our guests spot deer, turkey ... and members of the bald eagle family that makes its home there!
Your vehicles are the best way to get around on land - we have Parking for 4 with overflow parking nearby or mgmt office. To navigate the lake, boats and jet skis work best - although we do offer 6 kayaks for exploring the cove right down by the dock, or bring your own paddle boards or tubes to just enjoy floating around, and feel free to walk or hike, enjoying the natural beauty and low-traffic area near the lake!
We have a separate rental agreement that supersedes air B and B policy to sign upon acceptance, most notably including a no refund cancellation policy and minimum reservation age of 26. It is also required that guests purchase a $60 damage protection plan through CSA; additional information provided upon reservation.
We also have boat and jet ski watercraft available for rent by separate reservation agreements, available in season only and options at several other rentals we manage - first booked, first served - restrictions apply.

This house was perfect for our large family! We enjoyed 3 generations of family fun in the open floor plan, but still had plenty of quiet space in the private bedrooms!

Waters Edge was a great property for our 5 family reunion. Each family had a room and comfortably accommodated over 20 people with the addition of an occasional sleeping bag. The lower level deck was great and the hot tub did not disappoint. The location is easy to navigate too and the roads are very doable. There is limited parking (3 cars max). The steps to the lake are deceiving: 83 from the bottom floor of the house, 97 from the top. The dock is protected and good for swimming/floating, especially for small children. Access to the kayaks was nice, but 2 have holes in them and almost sank causing a real issue getting them out of the water. The proximity to neighboring docks/families slightly detracted from the family gathering. The dock is also not very big to allow a large group to just "hang out." The slip is also limiting related to height. Boats with a wake tower will not fit into it without taking down the tower (if possible). Getting to the main channel is easily a 10 minute (each way) non-wake producing ride which also takes time away from skiing/tubing.
The listing notes a commercial ice maker and access to the lower closet with a separate code. Neither of those were accurate. Tom Strum's group manages many properties. When we asked about these two items, there was confusion as to which house we were in. That said, they were very receptive and quick to remove the rental boat that was occupying the slip when we arrived.

We loved our family stay at Water's Edge. The property was well apportioned with lots of activity, plenty of room to hangout, and the cove was quiet and a wonderful place to hangout by the water.

Well-appointed vacation home was perfect for our family visit. We enjoyed boating, fishing, toasting marshmallows at the fire pit, and soaking in the hot tub. I loved cooking dinners for our large family to enjoy together in the spacious dining area. The property manager was immediately available to help us overcome a few unforeseen incidents. Highly recommend!

House was very clean, direct lake access with covered dock, Management/ owner was very responsive to all text, Harbor/boat ramp was very convenient just up the road. First impressions mean allot, driveway access very narrow and almost hidden, parking almost non-existent. When we approached the home all five trash cans where over-flowing and trash on top of them, contacted owner and he sent someone out to pick it up, who said he usually picks up on Saturday - this was Thursday. Inside living room rug was torn and frayed which kid tripped over, while stocking refrigerator door shelving cracked/broken, ice maker didn't work, choose this lake house over cheaper ones because it listed a hot tub - upon trying to use was not heating, needs repair and unusable. Manager offered another properties hot tub 4 doors down (not very convenient in 40 degree night temperatures with rain). Owner / Manager was advised and acknowledge all the listed defects via text messages. In farness, the parking issue is listed on property description and if this where all the issues we had our review would be much different. For the cost we had expected more, very disappointed for the amount of money property needs some TLC.

It was a beautiful place but we had electrical issues. The electricity went out for about 24hrs. It’s a long steep stair walk to the dock. The trash cans were full when we arrived. But the manager was very helpful and kind. Just had some issues with the place that was no one’s fault

Very pleased with manager who addressed our minor issues rapidly and professionally. The thing I most liked about the property was the location. We were impressed with how
well the kitchen itself was stocked with cooking pots and pans, dishes, silverware and all the stuff to run a full kitchen. The rooms were nice and comfortable. .The master bed was very comfortable. There were a lot of steps down to the very nice dock. Parking was very tight for four vehicles (3 suv and a small car). No land line telephone on properly for emergencies and our cell phones had no service (T-Mobile).

Great Family Vacation Home
Overall, we had a great stay. The home was very clean and well kept. There was plenty of space throughout the home. The decks were very nice for entertaining. The stairs were the only difficult part for the little ones, however, we knew when booking that there were a lot of stairs. Also, being in partial mountains it is expected! The lake was beautiful! The kayaks were nice to use. We rented a boat for one day from the marina right down the road. It was a great experience. Definitely recommend for families looking to visit Tennessee.

Our Stay at Flat Hollow
Our family was glad to have the opportunity to be together during the week between Christmas and New Year. The house provided ample space to be together, both inside and out. The hot tub was a hit, and we had a great time around the fire pit roasting marshmallows one night! One challenge for those of us over 40 was the number of stairs and access to the boat dock, but being winter, we didn’t make the trek often. We were in contact with the host a few times and he was always very responsive. A real plus!

Loved staying here at the Flat Hollow Marina. House was clean and decks cozy. Lake was beautiful. Wifi reception was a little spotty. But other than that a wonderful holiday!

Everyone Happy
We were a group of 9 people, 2 families vacationing for Fall Break! Everyone had plenty of space and everyone got to do things that they had been wanting to do!!
The property is beautiful, super clean, and very well stocked with everything from kitchen supplies and extra blankets to games. The owner was great to work with!
My only reservation would be returning with young kids or anyone with disabilities. Getting to the dock and the very bottom of the stairs was a little challenging.

Beautiful Home
We love the home and the property manager was so nice and accommodating. The biggest issue with the home was the parking. It was very inconvenient to drive others to park about 10-15 minutes away. Other then that it was great with plenty of room to host 16 women. The 4 levels in the house was great for dividing them up by personality.

Lakefront Relaxation
Was an awesome vacation and very relaxing. We usually do Oceanfront vacation but everyone just floating in the lake as a huge group was a big hit, we'll be back again next year. Tom was always easy to reach with any concerns. Was a great spot and the house was spotless.

Great Family Vacation
We had such a great time! The home had everything you could think of! Tom was great! He was quick to respond when we had questions. I would highly recommend this place. We enjoyed eating together at the large table and playing cards/games each night. Having the kayaks was so much fun. The area was so peaceful! Plenty of room for our group...and we had some big boys with us!! I enjoyed walking and kayaking to the marina. We rented a pontoon one day and jumped off a bridge!! The fire pit and hot tub were great too! Thanks again Tom! You were wonderful to work with and your home was just right for us!!!

Life is definitely better on Norris Lake!
From booking to check out communication with Tom was great. All questions answered. Waters Edge has a warm and welcoming feel. Decor is fitting for each room and common areas. I am a big kitchen person and it had everything we needed to cook and entertain. If it were my house I would definitely have smaller chairs around the table. We felt a little cramped when we sat together for dinner. All the rooms were comfortable and bathrooms were cozy with decent water pressure. Ceiling fan in Master needs a higher speed. The couch you could melt into. So comfy although we didn’t spend much time there. You could find us all day on the dock. With that said prepare to take all of your snacks and supplies for the lake down at one shot. It’s a hike with stairs….. this is anywhere you stay on the lake. For my parents the trip up and down was tough especially with no built in railing the last few steps to the dock. Otherwise we had an amazing stay. Boat rental is available which we took advantage of as well. Best part- we lost a diamond necklace which was returned by the cleaning crew and Tom reached out and is sending it back to us!! Outstanding hospitality!!

Great Family Vacation
After years of beach vacations, we decided to shake it up a bit and do a lake house vacation. Consensus was this was one of our best family vacations in years. Tons of stuff to do...fishing, kayaking, bags, chilling on the dock, etc. Even went golfing at a local course (The Greens at Deerfield) which was absolutely beautiful. Great vacation!

Perfect spot for gathering friends & family
This property was really thoughtfully designed for large gatherings. We had 17 teens + adults with plenty of room to sleep, eat and hang out. Having stayed at many VRBO properties together, this owner thought of everything - small touches that just make it easy like a well-stocked kitchen with spices, s'more ingredients waiting for us, tons of blankets in living spaces, first aid kit & flashlights to navigate (many) stairs at night from hot tub and fire pit. The owner was also incredibly responsive when the electricity went out (on the street) or when we needed guidance re: WIFI. The property was clean and well maintained and perfect for our crew. It's tough to critic, but top loft room is relatively warm to sleep in (compared to rest of well-cooled home) and sleeping 20+ would probably be tighter than we'd want. That said, we'd definitely stay again at beautiful Water's Edge.

Nice property outside of cleanliness and other house maintenance.
Cleanliness upon arrival wasn’t good. There were some linen in rooms that weren’t clean, one had chocolate or some form of candy on the sheets, the floors weren’t vacuumed, the kids area wasn’t vacuumed, the remote was under the couch. There was food and Easter eggs in and under the couch. There were gather of ants in the kitchen area near the cabinets upon arrival. The fishing rods on the deck were a bit messy.Trash was left on the porch. The dryer doesn’t work well. The coffee maker was very dirty. We found baby items and trash under the master bedroom bed and the bunk bed area. I don’t believe the cleaning crew had time between the previous stay and our arrival which is unfortunate. The fireplace had miner issues upon arrive. The foosball table was not in the best condition and was address upon arrival. Besides the cleanliness and the other issues upon arrival. We enjoyed our stay. The owner Tom came out to assist with the issues addressed. He also assisted us with our jet ski rentals and was very understanding of the weather issues. His jet ski assist Lance and his cleaning crew Brooke and Margie were all very pleasant! We told the cleaning crew some of our cleanliness issues upon arrival and they were very receptive. Pictures of everything expressed above can be provided if needed. Overall I would say the property was a 3.5 out of 5 due to the issues stated above. The owner and team were very nice and hospitable. I would recommend double checking the cleanliness of the property before each rental.

Amazing place!
We rented this house with another family for spring break. It was everything the pictures show and more. Tom was very responsive if we had any questions. It was a perfect getaway for a long weekend.

OUTSTANDING!!!
The house is beautiful and in a perfect spot! We didn't get to get in the jacuzzi bc it was freezing cold outside but we did get to fish with provided fishing poles, had a bonfire by the fire pit, made smores with provided marshmallows and chocolate, had coffee every morning with provided keurig, watched dvds played board games Foosball, sat at the fire table and by the firplace, watched direct TV and slept like babies on the comfy mattress! My family and I are booking again for September for my daughter's birthday and plan to have just as great as an experience as this time! Tom and staff are so patient and answered 1000 questions before we even booked their property! Amazing cabin and we thoroughly enjoyed our visit!!
