If you have people in your group who get sloppy drunk, or if they are heavy, frequent smokers, or if they plan to smoke weed OR vape, just please pick a different condo for your stay, because this isn't the one. Your cares will melt away as soon as you step inside the front door of this spacious 4BR, 4BA home-away-from-home. As you settle in, you realize it's more than just a pretty condo, it's also truly clean and fresh. Pour yourself a cocktail. It's time to unwind.

From your seat on the screened porch, enjoy a spectacular, unobstructed view of the lake and the state park. You also have an amazing view of the pool and sun deck, just one story below. Even if you're busy cooking on the griddle, you can still keep an eye on your teens at the pool. When it's time for dinner, it's easy to round them up! There is also an indoor pool for rainy days.

If you brought a boat, you'll love how close your 16x40 slip is. Don't forget to grab a bag of ice from the ice machine as you head to the docs. Need to teach some kids to water-ski? The coves around the complex are typically safe spots for waterskiing and tubing.

The master suite has a king bed, large private bath with jetted tub, shower, double sink vanity, smart tv, and of course more of that spectacular view.

The screened porch runs along the entire back of the condo. The two master suites have direct access to the porch and that same great view. The wet bar comes complete with a coffee maker, Keurig, and Espresso machine. Plenty of wine glasses and even to-go coffee cups. We provide a starter supply of Keurig pods, Espresso beans, and ground coffee.

There are flat-screen TVs in the bedrooms and a 65” Smart TV and DVD player in the living area. There's also an Xbox with two controllers and lots of pre-loaded games.

New Linens in every room, plus new towels. We supply small bars of soap and a starter supply of toilet paper in each bathroom. We have pump soap at each sink. We sanitize everything before your visit.

We supply four high-quality beach towels for use at our pools, hot tub, and sauna.

Laundry detergent and fabric softener are provided.

The kitchen has everything you need, like spices, Ziplock bags, crockpot, blender, waffle iron, and all the regular necessities.

This unit is close to everything. It’s a short distance to the outlet mall and 10 minutes from the large outlet mall and many great restaurants. and several golf courses. Also, not far from golf courses, complex - Margaritaville Waterpark, Old Kinderhook outdoor ice rink, various spots to horseback ride, hike, bike, boat, etc.

Our boat slips are across the channel from Girl Scott Cove. All the coves across from the PVBT complex are popular coving-out spots. No wake zone for 40 foot plus boats.

Bunk Beds are built for adults, but kids love them too. They don’t move when you do. Sturdy stairs to access the top bunk.

A major differentiator for our property is the cleaning routine. We have a much different definition of “clean” than 99% of other rentals at the lake. Trust me, I’ve talked to several cleaning services here and they confirmed that the way we clean our condo is extremely rare.

Ever wondered if the comforters and pillow shams are washed between guests? How about the throw pillows, and blankets you use while sitting on the sofas?

Cleaning companies told me that the vast majority of vacation rental owners only launder comforter and shams TWICE per year. They launder blankets and throw pillow covers only when they are visibly dirty. Who and what touched all that stuff before you? You probably don’t want to know. I’m so grossed out thinking about all the places we’ve stayed over the years.

Owners skimp on cleaning and laundering for three reasons:
1) It's expensive for guests. Low rates and fees win bookings.
2) It's time-consuming. A quicker turnaround means more rental income for them.
3) They care more about quantity than quality.

When you see a $125 cleaning fee at the lake, PLEASE understand what you are actually getting (or not getting). Consider the square footage of the space. $125 might be the right fee for a 500 square foot condo, but it is not the right fee for a very comfortable 2500 square foot space with 4 bedrooms, 4 bathrooms, like our condo.

It takes a crew of 4 people, two hours to clean our space. That’s 8 hours of cleaning in the condo and they have to take the laundry offsite to wash it all. You get what you pay for!

Here’s how we clean our condo:

All bedding is changed between guests. I use duvet inserts and duvet covers in the cooler months. We wash the duvet covers after every stay. In the warm months, we use quilts on the beds. I have two complete bedding sets for each bed. One set comes off and then the other set is put on.

We also wash all the sofa blankets and throw pillow covers between stays.

We wash and dry on the hottest settings suggested for the fabric type. We use All Free & Clear detergent, Downy liquid softener, Oxy-clean, and Bounce dryer sheets. Oxy-clean spray for pretreating stains.

All wipeable surfaces throughout the condo including doorknobs are cleaned and sanitized between stays.

Bathrooms are cleaned appropriately! We scrub all surfaces with scrubbing bubbles or comet and a non-scratch pad. (I tried a cleaning crew at the lake early on and saw how they “cleaned” bathrooms. No water, no scrub brush. Just a can of Lysol!!!! yuck.) Each bathroom gets freshly laundered bath towels, hand towels, washcloths, and bathmat.

The rest of the condo is cleaned just as meticulously.
