The property was nice and spacious with sufficient room for everyone. We went with young children and a baby cot was also provided. Karen was available over the phone to help with any queries we had.

Pretty house and grounds in a good location
It wasn’t clean at all - crumbs, dust, hairs and left-over party decorations. Some of the bathrooms needed cleaning before we could use them, there were all sorts of hairs in the beds & random objects on the floor, suggesting it hadn't been swept let alone cleaned.
The internet was intermittent & heating didn’t work at all. The hot tub was overflowing & flooded the courtyard when we got in it. My toddler found used, disposable vapes & put them in his mouth - catching goodness knows what germs & potential harm to his lungs. A can of open cider was found in the top bedroom. The garden sofas are very tired.
We chose not to complain about all this while we were there because it would have been uncomfortable for us to have an awkward conversation, and have someone come to the property which would have disturbed our holiday, which we were trying to make the best of it at this point.
The owner was defensive in her messages & dictated to me that the 'minor' issues wouldn't have ruined our experience - they did. It resulted in arguments & people wanting to leave which ruined a milestone birthday, family reunion with relatives from Australia & two milestone wedding anniversaries.
The owner offered the cleaner's wages as compensation which was less than 10% of the cost of the booking, but wouldn't accept any personal responsibility for the state of the property. I didn't think this was good enough but she thought it was fair.
THEN after spoke to her about the cleaning we broke out in bed bug bites! They don’t show up instantly. I contacted her again & she said 'thanks for the info'. I am absolutely covered in disgusting itchy bites & we have spent the last few days hot washing all our clothes etc. to make sure none of the bugs get into our homes. The owner didn’t ask which beds were affected to check, denied they were bed bug bites even when I offered a doctor’s note.

The open plan kitchen, dining, living room was ideal for us. Very nicely decorated throughout, lots of space and an overall beautiful house. We enjoyed the hot tub and the outside space as well. The facilities were great, plenty of bathrooms, large oven and lots of space in the kitchen to cook.

The size and how picturesque it was. The kitchen/diner was amazing for our group. It was very comfy.
The hot tub was small to say it was a house for 12.
There was no outside bins or recycling
A couple of the outside chairs were broken.

Huge property suitable for a large group of friends or family, plenty of space for everyone to not be on top of each other. Also loved the hot tub and views 💗
BBQ needs to be bigger for a group of 12, luckily the oven is huge so we just used that instead.

Beautiful property, equipped with everything you need for our party of 10. I loved the thoughtful extra touches like fresh flowers, milk in the fridge, ice etc. So much room for a group of our size to eat, relax and enjoy the surroundings. Karen was exceptionally quick to respond to our queries.
The 2 single beds were in a room connected to a double bedroom, ideal for children but maybe not for adults.

What a beautiful property! So homely and a perfect place to meet up with friends! Within walking distance to a couple of country pubs and lots of places to walk with the dog.
The hostess Karen, was lovely too. Excellent communication and extremely helpful. Will definitely be rebooking.

This is a spacious and attractively decorated holiday home with good quality furnishings and bed linen. The garden is fairly private and with seating areas, planting and a small lawned area. The off-road parking is sufficient (requires reversing). The hot tub appeared to be in good condition (but see below). With a small amount of regular maintenance and investment (eg all radiators should be fitted with thermostatic valves; bathroom locks are awkward; electronic ignition for the gas hob doesn't work; velux window could not be opened) and a much more thorough cleaning regime, this property could deliver a luxurious experience.
There is no level access to the house. One bedroom (2 singles) is accessed through another bedroom. There is essentially only one means of escape from fire for accommodation over 4 storeys - the fire risk assessment (hidden in a drawer) says nobody should be alone in the house. Had to find the wi-fi router (in annex bedroom on first floor) to get code.
There is a serious lack of attention to cleanliness throughout the house. Both baths were greasy. There were stains on at least one mattress and a blood stain on one pillow. The lounge (including one of the sofas) had significant amount of pet hair and there were areas throughout the house that not been properly cleaned. The dishwasher left dishes and cutlery dirty.
The biggest problem was the refuse arrangements. One tiny refuse bin (a third of the size of a standard swing bin) in the kitchen for a property accommodating 12 people. There were no liners for this bin (luckily the well-stocked Co-op in the village stocked bin bags). Two of the 3 refuse wheelie bins on the driveway had multiple splits and were full with only partially bagged rubbish when we arrived. There were maggots on the inside of one of the bins. The bins are placed in full sun. We did not use the hot tub because of the stink from the refuse bins in the afternoon and evening. We did not contact Environmental Health solely because we didn't want to lose any of our short holiday.

Self catering. Hot tub, garden area & barbecue area. Accommodation was spacious and comfortable. There was everything we needed in kitchen. All bedrooms were clean and comfortable. Perfect layout for our needs.

The room with two singles really is only suitable for children, felt this could have been a bit clearer.

we loved the location. The hot tub was a huge success with the all! All the rooms were clean and the beds comfy. The open plan living area was excellent allowing everybody to be in the same space doing their own thing. The whole house was very well equipped.

The house was amazing, so much character, it was very clean and tidy. Was the perfect getaway for our family, the hot tub had been turned on before our arrival so was lovely and warm when we used it. We took 2 cars and was plenty room in the driveway for us. The house had all the equipment and facilities we needed. Would definitely stay again!

Such a characterful property with a cosy vibe perfect for winter. The hot tub was a massive hit.
There was a tray of cooked bacon in the oven when we got there, which smoked when we put the oven on to warm up. There were no smoke alarms.

Beautiful location, beautiful home. Very cosy. It was a last min booking but owners went round before we got there to turn hot tub on & left a nice welcome note & some goodies. Just perfect.

We found the cottage to be spacious, clean and well appointed. Rooms were of a good size and the downstairs lounge/kitchen/dining room was perfect for everyone to rekindle old friendships after 40 years apart. The hot tub was a nice feature and used by the more adventurous of our group on both nights.
Location is ideal to explore the surrounding countryside. We enjoyed a steam train journey to Haworth before taking a walk on the moors.
Overall a wonder couple of days in a very nice house.

We had a great stay. The house is beautiful and unique. Kitchen really well equipped, lovely extra touches like fresh flowers and a welcome hamper, the hot tub was great and beds were comfortable. Great seating areas inside and outside for having dinner and playing games. Karen was friendly and really responsive.
We went to the Dog and Gun just up the road for dinner - would recommend, the food was delicious.

The house was perfect for our group of 10! Everyone had the most comfortable stay and Karen was so lovely! The hot tub was also a perfect addition. Will definitely be returning!
