2-story, 2-bedrooms, 1.5 bathroom townhome located in a prime location next to the Ouray Hot Springs Pool and steps from the Riverwalk Trail. Walking distance to downtown and central to everything Ouray has to offer! This unit features a deck that overlooks the Uncompahgre River, modern furnishings and décor, and access to a one-car garage.
Bed Configuration:
Master Bedroom -- King Bed (2nd Level),
2nd Bedroom -- Queen Bed (2nd Level).
The main floor has a comfortable living area with a full kitchen, dining area, and living room, while the upper floor has two cozy bedrooms, one with a king and one with a queen bed. Both bedrooms share a full bath with a tub and shower.
Just north of the townhome, there is a common area shared by all of the units in the River Park complex, which has a private picnic area on the river with a picnic table and charcoal grill. The townhome offers a propane gas grill on the deck overlooking the Uncompahgre River.
The home is pet friendly (2 pet max), and the pet fee is $40/day (Max $250).
Although the Center for Disease Control and Prevention (CDC) has advised that Covid-19 is spread mainly by person-to-person contact, we follow CDC guidance relative to cleaning and disinfecting and are following best practices, including paying close attention to high touch surfaces and using the EPA-approved disinfectants for surfaces. Linens, towels, bedsheets, etc., are washed per manufacturer's guidelines. We are also minimizing person-to-person contact from check-in through departure.
Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay that are made within thirty (30) days of the arrival date forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations at least thirty (30) nights, the cancellation policy above increases to sixty (60) days before the arrival date. We do offer travel insurance.
Please note that, like most properties in the area, this home does not have air conditioning, as it is uncommon for homes at this elevation. Temperatures inside the property are easily managed by using fans and opening the windows at night when temperatures drop into the 40s.

My family and I really enjoyed our weekend in Ouray. This condo is right next door to the hot springs and park, and walking distance to everything. Being pet friendly is an awesome bonus and the location allowed us to get the pup out for a walk. And opening up the door to the balcony let the soothing sounds of river wash over us... relaxation followed. The garage let us store our bikes safely. All in all, a great stay that recharged the batteries.. speaking of which.. it's right next to the city EV Chargers, too.

Right next to the hotsprings, within walking distance of down town. Garage can be a bit hard to maneuver a vehicle into but it's nice to have it.

Overall we really enjoyed this place for our jeep trip to Ouray and would stay again. The river on the back side was great! There is limited parking but we went and parked our truck and trailer in the public lot further in town.
Things that need attention.
Bed wasn't made upon arrival. Cleaners had to come back after our check-in time.
Fan didn't work in the living room and a lot of light bulbs burnt out.
Dirty dishes in the cabinet
Sink and shower drains slow.

The townhouse was clean and comfortable, the property manager responded quickly, and the location is perfect. We loved sitting on the deck overlooking the river and being able to walk into town. This is a great place to stay to enjoy Ouray!

Good 3 story condo that shares parking lot with hot springs (room for a car in the garage) and lovely balcony over roaring Uncompaghre River on the back. Kitchen is well stocked, nicely done and furnishings are comfortable and rustic. Quick response from owner/property my manager when we had a few small issues but didn’t love that property manager/handyman showed up unannounced and let himself in when we were there (early in morning.) Beds were generally comfortable but secondary bedroom bed feels a little wonky and tv didn’t work. In addition, if you are a sleeper affected by a. Right room, bring eye covers bc the room will be super bright at the crack of dawn with thin, light colored curtains that barely even cover the window openings. Overall it was a good stay but sleeping was a little tough. Had a thrill when a bear came thru the parking lot one night and checked out all the trash cans! Don’t worry, they are bear-proof locked, but it was exciting nonetheless. This is a great option for 2-3 people who want a place with quick/easy access to the pools or just fun times in the lovely Ouray!

Property location is good but some maintenance issues need to be addressed. Garage door opener code does not work. Faucet handles in main bath broken and tub spout is loose and badly caulked in place. In addition, outlet just outside kitchen has broken metal plug part sticking out. Safety? Otherwise all is fine

This place was immaculate, very clean and fully equipped with everything we needed. Location was great, we walked everywhere. Great restaurants and lots of shopping. Box Canyon was amazing a must see! The condo and the whole city is very dog friendly. Water everywhere for our four legged family member. We definitely recommend this place to everyone we know!

When we initially arrived at the property, I entered the door code and opened the door to find someone else's belongings inside the home. We quickly called the rental company and a representative started looking into the problem for us. They placed us at a nearby rental while we waited, which was helpful, as it was approaching our daughters bedtime and we had been in the car all day. We found out that another group has mistakenly checked into our place, and was probably let in by housekeeping. So, not the rental company's fault exactly, but it was a disappointment to have to move all of our stuff twice, especially with our 11 month old daughter.
As far as the property, location was incredible. So close to downtown and the hot springs. It was clean and a great place to stay for us!

This property was the best we’ve ever stayed at in the Rockies. Very clean. The river was right out the back patio, and the garage was a blessing due to the amount of snow that we experienced while we were there. My fisnce snd I had a wonderful time in the hot springs right across the parking lot! Definitely will stay there again! Pray is incredible!!! Thank you to the host for sharing their property with us!!!

The condo is situated right at the edge of the river and the sound of water rushing over the rocks is so peaceful and relaxing! The hot springs are directly across the parking lot so visiting for a soak is easy and so enjoyable! We will look to stay again on a future trip to Ouray Colorado!

The condo is situated right along (in June) a mountain stream with a small deck overlooking it. Very pleasant to sit out with a glass of wine and watch the kayakers hurtling past. The condo was well furnished, clean and tidy. Very pleasant stay! Just a little warning: for people who can't do stairs, there are 2 flights (bedrooms up top).

Ouray was wonderful. Our condo was close to good, but you can find better for less as we have for next year. As an owner of a mountain rental in Beaver Creek, CO I have some knowledge of what to expect. The management company should have been more on top of things and the owners need to spend some money updating things.

Great accommodations. Nice and clean, perfect size, pleasantly surprised at how well stocked kitchen utensils and supplies. Recommend stay for up to 4. If you are bringing a lot of gear you may need to use the garage to store.

This town home has a deck overlooking the Uncompaghre River, and it is so relaxing to sit and listen to the sounds with the excellent mountain view. Walking distance to the hot springs and town park. Our family had a great time!

The condo was a cute place, nicely laid out and clean. There are lots of stairs to be prepared. We did have access to the garage for parking but it was a pain to use. (couldn't get the outdoor access code to work and the garage door opener button inside had to be pressed down the whole time to close.) We parked in the little lot, but it was crowded. It is mostly gravel outside, and if it rains, lot of dirty shoes. It was nice having the washer and dryer. We noticed the lever on the kitchen sink faucet was broken, but still works. There were PLENTY of towels which was nice! Carbon Monoxide detectors on each floor (ours was chirping and we couldn't find a new battery - so we unplugged it)
