About this apartment rental
The apartment is on the first floor of the distinctive Vague Bleue building half way along the Promenade des Anglais with its own balcony offering you a panoramic view of the Baie des Anges with its spectacular sunrises and sunsets.
A second balcony at the rear offers a view of the Palais Doria, a fine example of Belle Époque architecture whilst to the right can be found one of Nice's most famous buildings, the Villa Collin de Huovila, a fine example of Art Nouveau built in 1907.
With easy access from Nice Côte D'Azur airport by tram, getting out at Hopital Lenval or Magnan, you can be in the Place Masséna and Jean Médecin centre or Place Garibaldi and the Port in no time with easy connection to the Old Town. Alternatively you can enjoy a 20 to 25-minute stroll along the Promenade taking in the invigorating sea air to any of the above destinations.
Recently redecorated , the apartment is fully air conditioned with double glazing and electric shutters ensuring a peaceful night's sleep. There are two large bedrooms and two bathrooms, one of which is ensuite. The main bedroom has a king size double bed and the second bedroom has twin beds. Each room has a large double wardrobe with drawers and a large built-in cupboard with shelves.
Both bathrooms are tiled in Italian travertine with a walk-in Hansgrohe shower, heated towel rail, back-lit wall mirror, magnifying shaving mirror, hair-dryer, basin and toilet. The second bathroom additionally has a bath with a hand shower.
The kitchen is fully equipped with a dish-washer, washing machine, oven, hob and microwave. The apartment has fast fibre Wi-Fi to all rooms, a Sony HD television with Blu Ray player, a Sonos digital wi-fi sound system and a wide choice of satellite TV to include French, German, Italian and British channels.
Guests have special access via a private corridor through the Palais Doria to the Avenue Californie, where there are a number of excellent restaurants and patisseries, food shops, and other local amenities. This is also a short-cut to the tram station and multi-storey car park next to the Lenval Hospital.
Across the road from the apartment is the Cocoon Beach Club and Restaurant offering a private beach with its own pool, nonstop kitchen with Mediterranean style food, lounge area on the beach with deckchairs, beds and umbrellas for hire and showers. There is also music entertainment and dancing in the evenings.
The apartment is extremely well situated for exploration of the Cote D'Azur. Whilst the airport is only a short tram ride away, the no.12 bus from Magnan will take you to the Nice Ville railway station with access to all the towns along the coast. Other buses stopping on the Promenade will take you direct to Cannes, Antibes, Cap Ferrat or Monaco or up to St Paul, Vence or Grasse in the hills.
There is no need for a car, but should you prefer, you can hire an electric bike or car from the many self-serve hire points around the city and Uber taxis are plentiful, making it one of the easiest and cheapest cities to move around in. For those arriving by car, parking can be found in the large multi-storey Indigo garage next to the Lenval Hospital, a two minute walk away in Avenue Californie.
Nothing symbolises Nice more than the Promenade des Anglais. This 3km-line of south-facing apartments runs along the wide public beach from the Radisson Blu hotel all the way to the Negresco hotel. Just north of here is the Carré d’Or, the city’s ritziest residential zone, and Place Masséna, the geographical heart of the city.
A stone’s throw away are two of Nice’s most interesting art museums, the Musée Des Beaux Art, with its large collection of Dufy and Bonnard paintings and the Musée de L’art Naif with its unique collection of works by painters such as Rousseau and Grandma Moses.
Whilst Cannes may steal the limelight with its glitz, few places can compare with Nice for atmosphere. The Old Town is endlessly fascinating with its warren of small streets, some taking you back a hundred years whilst others offer a spoilt-for-choice array of gourmet restaurants and specialist food shops. The streets of Nice are in themselves a museum or gallery, and on display is some of the best French architecture of the last three centuries.

Magnificent view , steps from the beach and short bike ride to Nice Old town!!

This was our second time to Nice! This apartment allowed us to swim in the Cote D Azure every day. We just walked across the street and jumped in. Umbrellas were made available in the condo to use on the beach, which was very helpful in July. The Cocoon Beach Club is less than a block away as well, you can rent chairs and order from the restaurant. The apartment was lovely, so comfortable and beautiful. Air Conditioning in all rooms and automatic window shades help to keep it cool and provide light blackout when sleeping. The kitchen was stocked with coffee and some local chips to enjoy. Access to the metro is just outside the back entrance, quick and easy transport to old town. The apartment is on the first floor (not ground) and we never needed the elevator. We enjoyed the balcony and people-watching. This rental is great for 4 people, two couples, or a couple with children. It's quiet, comfortable, and a great place to return to after daily excursions. We loved it!

We recently spent 8 nights at this lovely apartment in Nice and had an incredibly comfortable stay. Communication was fantastic and we were able to store our bags in the apartment for a few hours while it was being cleaned due to an early arrival. With two teenagers in tow, we appreciated the separate beds in the second bedroom, the second bathroom and of course, being able to do laundry in the unit as needed! We loved the cocoon beach club across the street and enjoyed our walks into old town each night. My husband appreciated having a fitness club next door and close access to the tram. Overall we had a wonderful stay and I would recommend it to anyone.

We had such a wonderful stay at this beautiful apartment. It is the perfect location and has such a gorgeous view of the promenade. We stayed with our two teenage sons. Plenty of room for all of us. The tram is conveniently right behind the building. Jenny and Elena were extremely helpful and answered any questions we had promptly. Check in & out was also very easy. We would definitely stay here again. Thank you for making our stay so amazing & memorable.

Absolutely spectacular view! While the Promenade is noisy, the doors do a great job at shutting out the noise.
Communication with the owner & the manager (Jenny) was fantastic. Great amenities and the welcome package was appreciated too!
The tram is extremely convenient & easy to use. And walking the Promenade was beautiful.
Will definitely come back if we find ourselves in Nice again.

This is the perfect apartment in every way: pre-arrival communication, check-in procedure, the quality of every aspect of the amenities, location, and check-out.
The convenience of the location is incredible. Out the front door you have quick access to the wonderful Promenade des Anglais (you can walk to Old Town in 30-40 minutes) and the beach. While out the rear access you are within steps of a tram stop to ride into town.
Our only issue is the price is listed in British pounds. We have rented many VRBOs in Europe and the price has always been in Euros. While my bad for not noticing this, but I do think it is misleading.
We would highly recommend this wonderful apartment for a stay in Nice.

The property exceeded our expectations with respect to size, amenities, location, etc. The only minor drawback was the traffic in the front. During the day it was quite busy and being on the second floor you have some road noise. If you can live with that, the view is amazing.

The property is beautiful, large and well equipped (only thing missing was wine glasses!) The rooms are all good sizes and two bathrooms was a must for four women! The Promenade view is lovely, although sitting on the balcony and chatting was a little difficult because of the road noise. Its quite a walk into old town which is where all the restaurants etc are but the tram system, which you can access from the back of the building is excellent - easy to use and very reasonably priced. Jenny who met us at the apartment to check in was great, very friendly and informative and took time to show us everything we needed. We had a fantastic 4 nights in Nice and would totally recommend it!

From start to finish nothing was too much trouble from the apartment manager.
Very well appointed 2 bedroom,2 bathroom apartment with washing machine which we really appreciated.
The view was absolutely beautiful.Loved eating our breakfast on the balcony.Decor is fresh and nothing else needed for a memorable stay.
We would definitely stay again If in Nice.

The apartment was just as described and was clean and well appointed. Communication prior to our trip was top notch and Jenny greeted us right as we arrived to show us around. The apartment is right on the Promenade Des Anglais which is a busy street but that's the sacrifice for that amazing view and easy access to the beach. The apartment is very light and airy and with the French doors open at the front and back, you can get a very nice breeze. With the doors closed the street noise is blocked out and the air conditioning does an excellent job of keeping things cool (along with the shades). Groceries, a bakery and a couple of restaurants are steps away and the tram is an easy ride to the old part of town. We enjoyed taking the tram to the middle of town and then strolling back along the promenade as the sun set each evening. Great apartment with a great location and excellent communication with the owner and his managers!

We stayed 5 days in July. The apartment was nice, clean and spacius. Perfect with AC, good beds and Window blinds. Easy with tram to airport and Down town Nice. Kitchen very Well equiped.
There was a big old water damage on the wall in the big sleeping room (from neighbour’s kitchen) and it would have been much appriciated to have known this before we arrived. Therefore 4 stars.

4 adults stayed in late July 2023. The apartment was very clean and comfortable. The beds were very comfortable, the shutters kept out noise and light (great for sleeping), and the air conditioning was good (unlike a lot of French air conditioning). The back way out through the courtyard with a boulangerie right there was most convenient. The Cocoon Beach almost directly across the street was expensive (as all of the private beaches are) but very convenient and worked well focus. Tramming into old town for dinner was also easy, but we generally Ubered back at night. Any questions we had of the property manager were answered almost immediately (as well as the owner was equally responsive). They were very helpful. I would definitely stay here again.

We stayed here for a few days in June and it was just perfect, the apartment was well suited for our family of 4. The apartment was very clean and just as pictured. The kitchen was well stocked, and having a washer was very handy. The boys had their own room and bathroom which they loved. The view from the balcony of the sea is outstanding. The apartment if very close to the tram line so it's easy to get around Nice and not have to worry about parking/driving. A small bakery and grocery store are right behind which was nice for us to be able to prepare some meals at home. The check in was easy and Jenny was fantastic, she was very helpful and gave us good tips/recommendations. Would stay here again.

Was such a wonderful place. The balcony looking out to the sea is something unforgettable. The place is super clean. The bathrooms are fantastic and the beds are so comfortable. The staff and owner are top Notch, and communicate well all through the booking process. We will be back next year!

The apartment was just as advertised. It was very clean, well equipped, and the proximity of the tram system made access to the old city center very convenient. The beds are quite comfortable. We were met at the door when we arrived by Jenny, the property manager, who explained all the apt features to us. There is a beautiful view of the sea and a nice little balcony to enjoy it from….although it should be noted that the traffic noise through most of the day is pretty bad. We got used to it and sat outside anyway, but be aware. However, with the balcony door closed the soundproofing is excellent. Altogether I would recommend this place to anyone, and would love to visit again.

We loved our stay at this apartment! Our property manager, Elena, was amazing. She made our check-in process stress-free; She answered all of our questions and gave great recommendations for restaurants in the area. The proximity to the tram was so convenient. Just as described in the VRBO listing. We got excellent guidance with regards to logistics and received a warm and well organized welcome. Property is in a great location, spacious, very clean, well equipped and everything works very well. A nice and unexpected welcome basket was the icing on the cake. Would love to go back and recommend without hesitation.

The property was clean, nicely furnished and a breathtaking view out window looking at the Mediterranean Sea. Back entrance pathway provides access to very useful stories, bakery and the newly opened Line 2 Tram which wisks you easily around town. Would definitely stay there again. Excellent support from staff when a question arose.

This apartment did not disappoint! Good beds, good living room furniture, great air conditioning, close light rail station and wonderful view. During the warm season the beaches are across the street. It was just as advertised which isn’t always the case. I would definitely recommend it and hope to return.

We had an great stay at this rental in Nice. The property managers were very accommodating, communicated well and provided local recommendations at checkin. The view is amazing and there are multiple beach clubs along the promenade for lunch and sun lounger rentals. The tram stop is right behind the building and will take you to airport and old nice. You can walk to markets and lots of restaurants. We will be back!

Lovely neighborhood! Delicious family run bakery downstairs, tram just a few steps away, apartment is quiet despite having an amazing view of the promenade and ocean just across the street. Great way to start/end the day with a nice walk on the promenade. Good local restaurants and very easy access to all points across the Côte d'Azur through the public transportation system. Highly recommend!
