I have stayed in the Annex at Middle Filham. As before I was greeted by my host on arrival to greet me and see me into the property. We caught up on events since I was last there it was like a friendly homecoming. Inside the annex the heating was already on and although it was near freezing outside it was warm and cosy inside. The location is quiet with the excellent Filham Park close by and the village and shops of Ivybridge are a short walk or drive away.

Really pleasant stay at The Annex, which is situated just outside the pleasant town of Ivybridge. A fabulous base to explore the places nearby. Greenway, Coleton Fishacre and Drogo Castle being highlights for us. Richard is a great host and able to give you lots of info about the area. Nothing seemed too much trouble. The bed was comfortable and the room was enormous. Shower was great and the bathroom had plenty of loo roll!
The breakfast choice is great and enough to fill up on for the days adventures. A small thing, I would have liked a little bread board to use to butter toast on etc, however I think if I had asked I'm pretty sure Richard would have supplied one.
The Annex is an excellent place to stay, plenty of room to stretch out at the end of the day. Loved having choice on the TV to watch Netflix as we quite like a film to watch when we've had a busy day out. A lovely outside area where you could eat or just enjoy the evening sun. We would definitely return if we want to explore this area more.

Richard was very helpful and accommodating! He was there to greet us and was flexible and generous throughout our stay. We were lucky with the weather and made good use of the lovely garden and BBQ. Richard gave us directions to a local parking spot, which gave us access to a lovely walk over Dartmoor with excellent views. We slept well in the very comfortable beds.

Richard very kindly met us at the station to take us to this rural farmhouse retreat (and returned us to the station). A cosy cottage in a beautiful setting with private outdoor sitting area.

Friendly welcome from Richard, a tour of the annex and the outside areas but nice and relaxed not too formal, very friendly and easy going. More than happy to give recommendations and to help in any way possible. The garden is incredible, was sad not to have brought my dog. Facilities for BBQ, outside dining and undercover as well. The Bedroom was a lovely sleeping space,

This was a great find for our short break. The Annex was spotless, the bed was comfy, the large enclosed garden provided a safe place for our dog to roam and the continental breakfast was ample. The hosts contacted us in advance of our arrival to ensure that the fridge and bread bin were stocked with our preferences in mind. We only got to meet Richard during our stay, who was friendly, knowledgeable about where to go and what to do locally and couldn’t do enough to make sure that we left happy.

we did not like the fact that there was no kitchen sink.
The noise from the nearby dual carriage way could also be heard.
It was also frustrating as relatives were unable to book the adjoining property, as it’s removed from the market once the annex has been let! This was the whole point of choosing this property!
The garden was accessible via the bedroom.

The bed was extremely hard, however the owner kindly exchanged the mattress for a softer one.

The continental breakfast was varied and tasty with pastries, jams, marmalade, yoguts, juices etc. The Annex was clean, well equiped with tv, wifi etc. Most of all the owners were friendly, helpful and knowledgeable of the area

We stayed for two nights while visiting Devon for a wedding. V comfortable bedroom, and the annex is well equipped with hairdryer, iron etc. Excellent breakfast - cereals, milk, juice, pains an chocolat, croissants etc. The hosts even contacted us in advance to ask what kind of milk and bread we’d like. They live next door and were very friendly and helpful. We would definitely stay again.

Great location for exploring Dartmoor, Plymouth or Salcombe. Spacious apartment & grounds. Super friendly host will drive you to his favourite Dartmoor hike. Comfortable bed & living room. Highly recommended

It was like having your own private little cottage. We took our 2 dogs and having our own private garden was brilliant, they absolutely loved it. Richard the owner was on hand to answer any questions we had and was really informative on places to go to. Private parking was a real plus too. Breakfast was a lovely touch and no sooner had we put the dirty dishes out, they were returned straight away. Can't wait to return.

Lovely location with easy access to main roads for travelling. A nice spacious garden for the dog to wander in. We were also provided with a really good continental breakfast. Lovely, friendly but non intrusive hosts.

Amazing. very spacious. Good sized lounge downstairs, bedroom and bathroom upstairs. Upstairs a door leads out to a large private garden. Good parking. Very private but with very friendly and helpful hosts on hand when needed.
Well located with Salcombe, Plymouth, Dartmoor and Cornwall all being relatively close. We just had two night stay on route to Cornwall but want to go back for a longer stay.

Lovely cottage in a super location. Richard was an amazing host, nothing too much trouble. Didn't invade our space but always on hand whenever we needed anything. Even found a ball for Ronnie and Chico to chase ! Rear garden area was a really nice surprise, lovely to sit out and chill and brilliant for the dogs to exercise. (Loved the silkies) .. Richard and Aisling were fantastic hosts. Richard had been super helpful during our stay, with recommendations and his local knowledge is amazing. They were very welcoming of our Dog, even had a water bowl for him. Their property is beautiful, extremely well presented and looked after. The private guest garden is a brilliant, well facilitated area and absolutely huge! It is really conveniently located for exploring south Devon. Breakfast was a really nice touch and a lots of variety. Parking was safe and convenient. Everything was clean and tidy.

The breakfast was adequate for us but possibly not for everyone. The location was a bit out of the way without a car but Richard was very helpful in taking us to/from the station and offered several other times. The road to the Annexe was very narrow and I’m glad I didn’t have to drive along it. Lovely self contained garden for visitors.
Very little. We would have preferred a small table to eat at rather than just a coffee table, say a small folding table? I may be wrong and missed any reference in the property description to the issue but mention of the steepness of the stairs and lowness of doors were an issue for us - especially the doors for me at just over 6 feet.
