Other Things to Note:
PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.
We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
Although this unit is non-smoking unfortunately my neighbors do smoke outside and occasionally this drifts over to the unit. Thus, it is possible that you may smell smoke even though no one has smoked in the unit.
Please be aware that there is a garden unit beneath you and that the on site manager who lives there can very clearly hear any noise that you make upstairs. Thus, quiet hours for the first floor of your apartment begin at 10pm so as not to disturb my manager.
Please also note that the backyard and rooftop deck are shared with her. Thus, if you make a mess of either space and you receive pictures of the mess and we ask you to clean up after yourselves, please do not act surprised/accuse us of violating your privacy.
If you are local to Chicago (your residence is located within 100 miles of the Chicago city center) and book for less than 7 days we reserve the right to ask you to cancel your reservation. We rarely make an exception to policy but may elect to do so at our sole discretion. We also have a 2 day minimum stay for all bookings due an ordinance passed by the city of Chicago in 2020. If you book for less than 2 days we’ll ask you to cancel your reservation.
Gatherings/parties are strictly forbidden at this property. Any guest violating this policy is subject to a $1000 fine.
Also, please be aware that there is a garden unit beneath you and that the on site manager who lives there can very clearly hear any noise that you make upstairs. Thus, quiet hours for the first floor of your apartment begin at 10pm so as not to disturb my manager in the garden unit beneath you.
Please ensure that you have no more than 6 people/1500 lb on the deck since doing so is a violation of City of Chicago law.
My unit is very pet friendly, however we do charge a pet fee of $40/night per pet that you bring with you. For stays greater than a week we are happy to reduce this to $200per week and $400per month for 1+ month stays. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***
This unit *does not have cable TV on any of its TVs.*
However, the two main TVs (in the living room and the master bedroom) are both smart TVs / wifi capable which means you can watch shows on Netflix, Amazon Prime video, Disney +, HBO, etc.
Laundry services may be available for longer term guests (stays >7 days) on a case by case basis or for a fee for shorter term guests.
Additionally, if you are booking over the weekend, we require the stay to include Friday and Saturday night. If you instant book a checkout on Saturday I will ask you to modify your stay to include Sunday as well.
Furthermore, the temperature is remotely locked to the following ranges:
Summer - 70 to 80°
Winter - 65 to 75°
I do this to keep costs down for guests and also to do my part to reduce energy consumption and reduce greenhouse gas emissions. If you would like to adjust the temperature outside of this range please inquire directly and I can completely unlock the thermostat for you for a fee of $10 per day booked.
The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $400 or an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
***Smoking is strictly forbidden anywhere on the property - the apartment interior, front landing/steps, back stairs, rooftop deck or back yard***
***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on rooftop deck, patio, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee***
Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
There is a propane grill. We do not supply propane, but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill, please clean it in order to avoid additional cleaning fees.

Came to Chicago from the PNW. The host had good communication when we had a complaint. The place is nice, but at first had a propane scent. I will add that there was not nearly enough drinkable water, would make the place tons better to have more water to drink, especially for how many guest stayed, which was only 6.

There were 5 of us in the group (Girls Trip), the house accommodated all of us perfectly. It is centrally located and within walking distance of numerous stores and restaurants. Loved the rooftop deck - it could use some new furniture but the view is amazing. The only issues we had were the shower (in the Jack and Jill bathroom), did not drain well and before you know it you were standing in 6 inches of water (making the shower floor extremely slippery) and a few of the blinds were broken. Contacted the management company (via email) and within minutes they were contacting us back with a solution. The management company was super easy to contact and very responsive.

Pros: Accessible to destinations and food places
Cons: Stove doesn't work, common bath door doesn't even close and the water doesn't drain. It takes forever to drain.
All the manager does is respond to your concerns via text but doesn't actually do anything about it.
Overall: The house grows on you!!

4.5 stars. Clean, spacious comfortable 2 floor apartment. Easy walk to nearby Chicago transit train stop and local restaurants, bars, etc in an interesting neighborhood. Park right across the street is a plus, and street parking not a problem. Roof deck has great view of downtown. Owner rapidly responded to questions, also a plus. 4.5 stars as opposed to 5 as the place could use a bit of TLC; especially a paint job. Overall though would recommend as it’s a good value for the price.

Only slept there, but everything was comfortable. Only four blocks away from the Blue line into the city or to Airport.

Like other reviews, the place has a lot of potential, but it’s just ok. On the day I traveled to the house I was sent a form to fill out, upload my drivers license and e-sign a lease agreement. This was very inconvenient on my travel day and would have appreciated more time to review and fill this out. I was not able to drop my bags off a couple hours prior to check in. This place would not sleep 12 comfortably, 6-8 max. The rules do not allow more than 6 people on the rooftop due to possibly collapsing. The dish washer does not open all the way making it difficult to use. There was no coffee pot for the coffee maker. The beds are comfortable and the towels are clean, if that’s all you need then this place might be for you.

We loved staying here for our girls trip. We didn’t have any trouble with street parking, and the neighborhood felt safe. Everything was very clean and comfortable and would stay here again.

The two story condo was as advertised and worked well for 6 of us. A few minor kitchen updates would improve experience ( new toaster oven and drinking glasses ). Bedrooms and baths were clean and updated. Master bedroom had unfinished wall repair, but didn’t affect quality of our stay. Rooftop patio was a nice plus. Overall, it was a good experience.

The worse host I've ever dealt with
Recently I decided to give a try for Vrbo, so I booked this place instead of one through another company.
That was the most horrible experience I have ever had, and I am always booking places in other platforms where I have 5 stars.
Although the apartment was well organized, my bed was given to me with previously used sheets and duvet. Those were smelling bad (others people smell), and after requesting the host for a solution, he said those were cleaned previously to my arrival and he denied doing something accordingly.
So I ended up having to wash and dry all the bed accessories by myself. That was ridiculous and outrage!
Despite that, the apartment's cabinets were full of the host stuff, so we needed to leave our luggage on the floor due to the lack of space.
To sum up, worse experience ever!

I've already filed a complaint. This owner needs to be removed from the VRBO platform, and a full refund given. It was a borderline nightmare experience, for reasons listed in the complaint. There were not enough characters allowed for me to elaborate all that failed with this rental.

This property has great potential and a great location. The upper deck moved when we walked up, and the furniture is in such disrepair you couldn’t enjoy it. We spent the first hour cleaning out a closet so we had space to store our clothing, and cleaning the bedrooms and baths. The courtyard was nice, until we went to have brunch and found a dead rat laying right on the walkway. There was no sign of the manager on location as advertised. They offered to send the cleaning crew back; but we declined. Gorgeous home; just in need of repair and a new cleaning crew!!

We stayed here for my brother's bachelor party. Given many weren't from Chicago, it was a great way to show off the city. The rooftop deck and backyard were awesome, and the location was fantastic. We walked to and from restaurants, bars/breweries, and various activities. The guys loved it and great memories were made.

Great Location!
In front of the house is a recreational center and a baseball field. We love it since we ran around the park as exercise. The bus is right around the corner and it's easy trip to catch the redline or blueline to explore the city. The home has plenty of rooms, bathrooms and spaces to accommodate my family of 8. Eric, our host, is quickly response to our questions/needs regarding the property. Thanks so much Eric.

This would have been a positive review on an otherwise nice property but there is a severe roof leak that made it rain in the living room! Shortly after rain started, water started dripping from the smoke detector which quickly turned to a steady drip, then a steady stream. Luckily we were there at the time and found a bucket and towel to prevent the entire first floor from becoming soaked. We contacted the owner and a maintenance person supposedly stopped by 5 hours later. Looking at the ceiling, it appears this is not the first time this has happened. It was bothersome for us to deal with the active leak throughout the day and I wouldn't be surprised if there is mold in the walls due to the ongoing issues. Also it was clear after the leak the smoke detector was no longer working. We asked for a 1 night refund which was denied. I would caution against renting this place if you prefer your rain outdoors.

really nice stay
Really nice place to stay. Decent distance from restaurants and not too bad to drive into the city. Plenty of free street parking available. A very nice and big dog park right across the street. Every picture and information that was given was accurate. Info binder in the unit, seems like they've been doing this for a while.
