This peaceful vacation rental sets the scene for an ultimate all-season retreat! Ideally situated on a quiet corner wooded lot, this 4-bedroom, 3 full bath getaway boasts 3 gas fireplaces, skylights and breathtaking sunset views. Enjoy skiing in the winter months or spend the day hiking and swimming come summer! After the day’s excursions, fire up the grill and dine al fresco on the deck with loved ones or enjoy a glass of wine on an Adirondack chair beside the gas fire pit built into the deck.
The space
Take in the calm and scenic views from this multi-level home with multiple decks to enjoy. A cedar chalet for your family to relax in on a private rounded lot. Walk into the ground level to a family room with a bar space to entertain, storage for all your ski/outdoor equipment, a bunk room with two sets of bunk beds (with a total of four full sized beds) on this level, and laundry. Going up, enter the kitchen with granite counters and a unique circular window looking out of the dining room. Curl up next to the stone surround fireplace in the living room with crown molding that overlooks the wrap around deck. The deck includes a natural gas fireplace and a grill to enjoy on cool summer nights or when coming in from the slopes. The upper level offers a master en-suite and gas fireplace and its own attached private deck to overlook the surrounding woods. This level offers two more bedrooms, each with their own queen bed, another private deck and full bath. This is a perfect family home to enjoy year round, entertain family and friends, host game nights and enjoy the slopes.

Cell service in and around Ellicotville can be spotty. We recently upgraded to and pay for fiber optic internet to augment this (we previously had spotty satellite internet). You are now welcome to use our WiFi for internet calling, etc. (AT&T and Verizon service seems fine but you never know). We do recommend that you pre-download local maps and area info, including check in instructions and the WiFi password. You can enable “WiFi calling” and use our internet for more reliable cell service.
Cameras
We have audio and video recording cameras on the outside of the property for security purposes. There are two cameras, one each at the entry doors to the home. We monitor these cameras for security purposes. Tampering with the cameras will result in immediate cancellation of your stay, without a refund, and a $500 fine.

1. 2 trash cans outside and one was full.
2. Not able to use the fire pit outside bc it was filled with beer cans and there was no wood.
3. Railing was unstable and a safety hazard
4. The grill was broken and had food and garbage inside.
5. The downstairs living room had stains all over the furniture.
6. The house smelled musty and smelled like mold.
7. The screens on every door were broken
8. The floors were so dirty if you walked on them your feet turned black
9. The stove was filthy and unusable
10. The fridge was dirty and had items left in the freezer
11. The one upstairs bed had a giant pee stain on the mattress
12. The master bedroom, bed frame was falling apart.
13.Shower door was broke and were very dirty that we had to clean them.
Now after all this she tried to charge me $500 for smoking in the house which never happened. Looking through recent reviews this seems to be a pattern with the host. Please for your safety and sanity do not rent this home.

Great place for ski season. Would have been helpful if we knew the house did not have AC. We also saw a mouse in the kitchen you may want to get that taken care of.

First off we get there and couldn’t get in, I couldn’t place a call because of cell service. Finally got a call out. She said we never emailed a photo copy of my id. Ok, no email asking for that but fine I sent it. Get in the house and it was extremely hot!! Text her asking about air condition and she said there was none, that it’s not a typical amenity that there were fans that could be used. The problem there was many of the windows didn’t have screens so if you opened them you had to bother with bugs. In two of the bedrooms the screens were busted so you couldn’t just leave the sliding door open. Many of the sliding doors you couldn’t open. Very uncomfortable temperatures for most of the stay. The house is very very dated. Ice maker was broken, beds were very uncomfortable so between the heat and the beds the stay was miserable. Just to get home today and find out the owner filled a claim with the damage insurance company I had purchased for $4000 for a sofa, chair and new carpet because there was one ball of dog poop on a rug!!! Completely unreal to think that all that should be replaced for 1 ball of poop!!! She said I didn’t disclose the pet but in vrbo it just says one pet under 20 pounds allowed. I STRESS AGAIN DO NOT RENT THIS HOUSE!!!

A few friends and I booked this property due to unexpected issues with another property we had booked for the same weekend. Overall we had a great experience here. The owner/manager was friendly and responsive and the house itself was a pretty neat place. We would definitely look at renting again in the future.

it was decorated very nicely and pretty clean, however some sliding doors didn't open. Screens on some of the windows were not there and the door hinges to the screen doors that did open were broken and hard to open. the views were beautiful but some deck boards were rotted so you needed to be careful walking down the steps. one of the rooms didn't have a dresser or a place to hang clothes.The room that you entered into the house had empty cardboard stuff and lots of stuff just thrown behind the bar. The stairwell lights going to the 3rd floor didn't work. I feel it wasn't completely ready for guests arrival. none of this stuff kept us from staying or enjoying the house.

Our family stayed here and day-tripped to Niagara and Allegory State Park, it was a great central point for day trips. There was plenty of room for [3] children and (4) adults. We selected this property as it met our criteria for location, bedrooms/baths, and budget. We were pleased the property provided extra trash bags, dishwasher tabs, toilet paper, and even toiletry items. We appreciated the games and some kid friendly DVD's. The property was fine for what we needed.
We would not stay here again due to the property needing a bit of maintenance and cleaning.
As mentioned in other reviews, the main door to the house does not work, the only locked entrance is on the bottom floor. Some of the slider doors on the main level do not work properly either. DO NOT close the master bedroom bathroom door - you will be locked in/out as the door knob does not work. This needs to be fixed.
The window blinds are between the window pane and screen which not only makes it a hassle to open windows but also makes it difficult to let natural light in. Some windows do not have screens at all.
The DVD player does not work in the basement level. There are also broken door handles on some of the closet doors.
Property needs a deep cleaning, kitchen floor had spots everywhere, there were hair strands, ponytails, bobby-pins in the baths/beds, tissues under beds, dust bunnies in corners, marks on walls, and the dining rooms chairs are pulling apart.
Keep looking for another location.

I have stayed at dozens of VRBO properties and this is by far the worst experience I have ever had. Difficult finding the property during snow storm. Many light fixtures out. Host was very rude and then unresponsive. Unlike most, this property offers no refund, no cancellation and no changes under any circumstances. If you read other reviews, you will see similar comments. DO NOT STAY HERE.

Overall I think the property was good. It was very nice to have 3 bathrooms. We were skiing at Holiday Valley so the location was good. Really liked the “mud room area” on the bottom floor..great space to hold all your skis and gear.

Our family (of professionals) has rented a number of properties for vacation and weekend getaways, and this one was the first that really had us questioning home vs hotel.
The reviews were surprisingly good…even after looking again following the first couple hours of our experience. We’re not always looking for the Taj Mahal, but clean, safe, and excellent service should be the foundation of any rental!
It began with a late check-in. Food left in refrigerator; (lots of) flies in the kitchen light; missing or non-working lightbulbs and light fixtures; non functioning smoke detectors; an empty fire extinguisher; no TV service; no internet; black mold in the basement bedroom ceiling; no outdoor lighting to see when trying to come in; and a front (main floor) door that wouldn’t open which meant only the basement (first floor) door to enter…or escape.
This already sounds bad enough, and some items could have been mildly overlooked, but we reached out to the manager for help, asking about things like lightbulbs, outdoor lighting to see when coming in, smoke detectors, TV, internet, etc. you know, just the basics!!
First, we were rudely told that the description never said anything about outdoor lighting. That the internet was not for streaming. Then told we could find lightbulbs in the utility room where we only found a few large flood-light bulbs, too big to fit into some fixtures - even if they were functional. But what we did find was lots of mouse feces! Something we did not share with many members of our family.
Sadly, we were stuck several hours from our homes on the eve of New Years Eve in a rental with poor service, a muddy driveway, and a choice to make the best of it or keep finding more wrong.
We’re a family who prefers to see the silver lining, so we had some cocktails, played games, and enjoyed the surrounding ski lodges, shoppes and restaurants. We opted not to pursue the unhelpful property owner/manager, or even contact the fire inspector on the holiday weekend. Thankfully, nothing else went wrong, and our family stayed safe.
We’ll definitely scrutinize the next rental and be prepared with a Plan B so this doesn’t happen again!

Nice layout for our family. 3 bedrooms and 2 baths on the second floor. 1 bedroom in the basement. It is a great location for skiing and very quiet. The furnishings are a bit dated, but the home is affordable and comfortable.
Each room had its own thermostat. Took us awhile to figure out the heat - but once we did - it was very toasty and cozy. The fireplace on the main level did not work. And there is no remote for the DVD player. There is not enough signal to stream tv - as advertised.
Many of the light switches did not seem to do anything. Also, no outdoor lights made it difficult to come and go after dark - which in the winter time is early in the evening.
Kitchen lacks cookie sheets, and casserole dishes, otherwise it had everything we needed - including extra food, condiments and spices from previous guests. There was no dishwasher soap - so not sure how clean the dishes are.
Unfortunately the view from the master bedroom is completely obstructed by condensation inside the sliding glass door.
The owner is very strict about the no cancellation and no refund policy so be sure of your plans before you book.

The area is beautiful and has a lot to offer close by. We enjoyed the house with its two fireplaces and upper deck. Was a very fun-filled weekend getaway with my friends. We experienced the first snowfall of the season that weekend and c'mom even if your not a fan of snow there's something about snow on the pines in the mountains that is just beautiful and peaceful. And Ellicottville while the snow is falling lightly down is something out of a Norman Rockwell painting.. We will be back.

We felt like we were in remote territory, but yet, we were only a few minutes from town. We loved the upper patio with the fire pit. The only downfall was no cell service.

We really enjoyed the house. The location was 5 minutes from Ellicottville which made it convenient to attend the Fall Festival. The house slept all of us very comfortable but some of us complained about the beds being uncomfortable. The internet was also very slow. Despite these minor things we would stay here again despite these things. Love the Ellicottville area.

Convenient and comfortable for skiers.
The house has all the usual and necessary facilities for a comfortable stay. No cable TV service, just DVD's and Wi-Fi. Cell service in the Ellicottville area can be weak or none. This home has been recently updated but is still a work in progress on mionr details.
