Definitely different but In the best way. Cosy and welcoming hosts

Hosts were absolutely lovely and the rooms were great. Location is amazing. Very peaceful
Room layout probably could be improved by replacing the big table with a smaller one and adding more facilities like a small kitchenette.

Nice hosts.
Good comfy bed.
Good facilities.

James and his family are all so lovely and helpful. Our car broke down and it was really stressful but James and Amy helped us the best they could and let us check out later so that we could wait for the recovery crew to pick us up. The room was clean and the beds were comfortable for a family to stay. We saw cows, chickens, hares, and wag tails in the field next to our room:).
It is genuinely a welcoming place. We would love to stay there again in the future.

Fabulous location and was perfect for what we needed. The children enjoyed climbing the ladder up to bed. The children were allowed to feed the chickens and keep and egg!
Lovely and peaceful place.
Much better than staying in a big standard hotel room.
Lovely hosts. Made us feel very welcome and we're very helpful.
The fold out bed was quite uncomfortable to sleep on but we made it work and was fine for 2 nights.
Bigger TV would be nice but not essential.
Hand soap for the sink as we didn't bring any. I suspect if we asked though the hosts would have been more than happy to get us some.

Location was excellent, hosts were great, if you want somewhere quite this is the place.

The entire experience was fantastic, the hosts were superb, I had just the right balance of privacy and attention. Very spacious and I would have stayed longer if they had availability in the days after my trip was scheduled to end.

Amazing location and perfect facilities. Host was super helpful and made a special gesture for my sons birthday which was so well received!

The owner was lovely, let my kids feed the chickens and even collect and keep the eggs!
I’ve forgotten shampoo and when I’ve asked the owener immediately got me one.

The ambience, the warm friendly nature of the host and the silence once night fell.
My 3 year old (he had his birthday there) loved the ladder and the bed in the loft. He also enjoyed observing the chicken in the hen pen. He discovered lot of new things in the farm.
James was the kindest soul. He bought us some balloons for my kid to play with which were left over from his daughters recent birthday party. That was very moving and thank you James for going the extra mile for us.
More windows so we could see more of the farm at sunrise and sunset.
Directions were confusing a bit.
Suggest to include some farm activities in your site as well so that little ones from the city can explore farm life.

I stayed at the cottage for three weeks waiting for a house sale to go through. It was really comfortable place. Easy to find and it’s a peaceful area . Hosts were delightfully helpful and welcoming . Highly recommend

Located in a tranquil location, a bit off the beaten track, but that is part of the appeal of the place
James is a excellent host,
Stayed here a few times, so they must be doing something right.
All good for me.

Quite basic facilities, but suited us perfectly.

The converted barn was lovely, compact & had
everything we needed for our short stay. There
were 4 of us in total 2 toddlers and 2 adults and it
was a perfect space. The host gave us chicken feed
so that my children could feed the chickens in the
morning & we were also greeted by cows at the
window one afternoon. The host also brought us
some teabags in the morning when we politely
messaged asking for them 10/10 hosts!
our only criticism would be how remote the location
is but that is obviously not the hosts fault. That
was our own fault booking before checking our
transport route as we didn’t come with a car.

The hosts are the loveliest family! Extremely warm and welcoming. They even gave me a pot of their bee's fresh honey! The best part was the cows saying hello at my window in the morning.

Location of this property is so beautifully quiet yet only 17 mins away from Newark Showground. You’ll have lovely stay as it’s on the same grounds as the owners’ property and they’re brilliant at unobtrusively checking you have what you need. They honestly go above and beyond to make sure you have a comfortable stay.

The location is very handy for the main roads but far enough away for peace and quiet. The hosts are very friendly and helpful.
The walls are extremely thin and, with wooden floors, every noise could be heard from next door. Unfortunately, the way the two units have been laid out, the bed headboard is on the same wall as next doors. This could have been thought out a little better. The facilities are fairly basic and 'washing up' had to be done in the bathroom in a very small sink with nowhere to drain. Although they provide a microwave, fridge, cutlery and crockery there is no kitchen, so drinking water is from the bathroom. This shouldn't be marketed as an apartment. As the host has said in reply to another review, this is more like a hotel room with a few extras.

The host was very friendly and polite. The location was outstanding and a real escape from it all.
To say this property was compact is an understatement. The marketing needs to make it clear just how small it is. The beds were extremely uncomfortable and we are people who make the best of everything. Water for the kettle had to come from the bathroom as no other water facilities. Also, if the holiday property next door had water running, we lost water pressure and temperature. Also, we were not told about where to put our rubbish until check out. This meant I drove around with my boot full of rubbish for three days finding local bins.

Very cosy little space with a lovely view out onto the cow field. The owner James was very welcoming when we arrived and though there is not an oven (this is explicitly stated so no biggy for us) he even offered to cook things like a pizza etc with his if we needed. The annex was clean when we arrived and bedding was supplied as we booked last minute and had not bought our own- which we highly appreciated. Work signal was very good too. Very highly recommend and would stay again if we were ever visiting this location again
-would also recommend the restaurant’Belle Vista’ which is 15 minutes from the property.
Nothing.
