Please look for and review any Rental Agreement terms, House Rules, and or Terms and Conditions presented during the online booking process. After booking, a Vacation Rental Agreement will be provided. All guests are required to sign the agreement within 72 hours of booking, and prior to occupying the property. There may be other requirements. For example, Guests may be required to provide additional information about the group that will occupy the property and or identification documents. Background checks may be performed, and in some areas are required by local law. Guests may be required to provide a credit card and or a refundable security/damage deposit. If you have any questions or concerns, please contact us before booking.
** Amenities - Some private or shared amenities may not be available for guest use during certain periods. Some amenities, when part of a property, may close daily, seasonally, or for maintenance. As such, all amenities can not be guaranteed to be available at all times. Please advise us when or before booking if you have questions about a specific property amenity so that we can give you the most accurate information possible for your dates.
** Air Conditioning - Most mountain resort properties were not built with air conditioning. During most hours of the day and weeks of the year, AC is not needed. Summer nights are cool and fans are provided at most properties. Check the average high and low temperatures and weather forecast for your dates of travel, and look at the list of amenities to see if AC or fans are part of the rental property and look for ceiling fans in photos.
** Group Sizes, High Occupancy Fees, & Maximum Occupancy - Some properties use a “High Occupancy Fee” to “raise the rate” for larger groups, and are thus able to list a lower nightly rate for smaller groups. Each rental agreement and associated rates are for a specific group size. Guests must enter the correct and maximum group size at the time of booking. The agreement requires a guest to confirm the group size and subsequently, to disclose any changes to the planned group size, which may result in an increase, or decrease, to the total cost, and may result in a security deposit becoming required.
** Video & Noise Monitoring - Please note that noise monitoring devices, and security cameras, do exist on the exterior of the property. Cameras are present to ensure the property remains secure and safe, as well as to ensure that guests are honest and upfront about their planned use of the property. If you plan to bring more people than you've indicated, more dogs than indicated, to host a party or event, or do not intend to respect neighbors or the value and quality of the property, then this is not the place for you, and you should not book the property. For normal, respectful groups, we are sorry that these statements and measures are necessary. Security cameras and noise monitoring devices are an example and demonstration that the property's owners are taking steps to ensure the home remains available for rental, and in good condition, for your benefit. Please let us know if you have any concerns.
** Cleaning Fees & Lengthy Rental Periods - The standard cleaning fee quoted as part of any booking is for the final cleaning, which is to be performed after the rental period has ended. For guests who are booking a lengthy stay of more than one week, a mid stay-cleaning fee equal to the final cleaning fee may apply for the second week, third week, and so on. If you are booking for a lengthy stay, please contact us before booking online to discuss your group, your dates, the rates, the cleaning schedule, etc.

Enjoyed being in Grand Lake for my brothers wedding with my siblings and the house accommodated us perfectly

We really enjoyed our stay at this home, we especially enjoyed how spacious it was for our family of 5, and the hot tub was the perfect way to end our days. The views from the patio were breath taking and location was convenient to the quaint downtown of Grand Lake, and RMNP. The hospitality and communication with the host was also wonderful. We would stay here again!

The property was well maintained and fully stocked kitchen and plenty of space. Deck outside and hot tub were great. Would recommend.

Our family had an amazing stay! This home had everything we needed and was a great home base for us while we stayed in Grand Lake and explored Rocky Mountain National Park and the surrounding area. The kids loved the bunk bed and the hot tub was amazing after a long day of hiking. We would recommend putting blinds or curtains on the sliding doors, as it gets a bit bright in the living room when the sun goes down. There was great communication from the host and he was super nice. I would recommend this home to anyone staying in the Rocky Mountain National Park area! Make sure you take the time to drive Trail Ridge Road to the Alpine Center at RMNP! What an amazing drive! We will definitely stay at this home when we come back to Grand Lake! Thank you for sharing your wonderful home with us!

This was our 1st get away as a couple. (But would be absolutely perfect for a family or friends get away) This house was perfect! The views were amazing. The house had everything we needed, including already setting up the fire pit for us. The beds & couches were probably the most comfortable I’ve ever stayed in in a rental property. You can tell the owners put thought into making their guest comfortable. We will definitely be back!!
4.9
A wonderful property! Only 10 minutes from downtown Grand Lake. The entire unit appears to have been totally renovated. Everything is brand new. The hot tub on the back deck was a nice bonus. Very spacious. Would definitely stay here again. No negatives.
4.9
This house is even better than the pictures show. Very spacious and clean. We liked being outside of town but still less than 10 minutes away. Just the two of us were staying on the property but the house is constructed in a way that large parties would still have lots of space to hang out. Very close to RMNP entrance as well as the inlet trails. House contains everything you need. Arrival instructions were very clear. The only thing we would add to the house are shades. While you are pretty secluded so it would be hard for others to see in, shades would be nice to control some of the sun glare. Super minor issue. We would definitely stay here again.

Property was nice and very clean. Saw a bear on property!! improvements suggestions - better instructions on TV. Had never watched through You tube? Shades on windows. Lots of large windows with great views, but sometimes during the day glare was almost to much. Need an option to possibly close some?

This cabin was perfect! It exceeded our expectations! Great layout and great location!
4.9
This was a great property and was great for our family of 8 to get close to the lake for a great weekend! I do have one opportunity to help improve the stay and that is to get some sort of window coverings for the main floor. As the sun set it was impossible to watch the USA women’s soccer game due to the glare. It was also extremely hot with the sun coming in and the ax could not keep up. When we would get back around 5 pm the thermostat read 84 degrees.
Other than that it was an outstanding property.
4.9
I don’t think the pictures on the sight gave the property just due. Everything and more than we expected.

Very clean, kitchen well stocked, great views, and close to Granby Lake to put in the boat. Very satisfied, would stay here again.

My wife, myself, and three friends (another couple and a mutual friend in our group) all had a super chill time here celebrating my wife's birthday. We relaxed in the hot tub, cooked the food we brought with us—the kitchen is pretty well appointed with appliances and.cookware—and had a day of trying out Nordic skiing & fat tire biking at Devil's Thumb. Great house, very roomy and comfortable. Recommend having a fire in the old-school fireplace/stove if you visit in the winter!
Because it was pretty cold when we arrived, the key code deadbolt was sticking when the little motor tried to open it. The property manager was alerted that the door was continuously trying to unlock, and he called me right away (great service) to help us get inside.
Excellent property and management!

Flew in to Denver and drove a minivan 2.5 hours to the cabin. Definitely able to get in and out without 4x4. Was very close to on the trails snowmobile rentals and it was awesome to have a hot tub to soak in after a day on the mountain. Would recommend and return.

Beautiful property, with views. We enjoyed our stay.

We love this area, and we loved this property! We had 5 adults & 5 kids, we all fit comfortably in the house. It’s super clean, and such a cute property, with lots of new finishes. The beds are cozy and very comfortable. The second story loft was not suitable for sleeping teenagers because of the fall risk, so that became the board game area and hangout. The beautiful deck out in front of the property, and the hot tub in the back were highlights. It’s located in a great neighborhood, with very little traffic, and within a short walk of the lake. We had an amazing weekend!

This house was a great fit for our family. Nice views, good private and group spaces. Loved the deck and hot tub.
