This recently updated 2-bedroom, 2-bathroom condo is a haven of comfort and style. Recently adorned with a fresh coat of paint, the entire space feels rejuvenated and modern.

The kitchen will satisfy your culinary needs as it is equipped with core appliances including a fridge, microwave, dishwasher, stove, oven, and a convenient coffee maker to jumpstart your mornings.

As you step into the living room, the ambiance is inviting and cozy. A comfy sofa sleeper beckons for relaxation while you enjoy entertainment on the flat-screen TV. The floor-to-ceiling windows look out over a breathtaking view of the tranquil Comal River, creating a seamless connection between indoor comfort and outdoor beauty. The entire living room is bathed in natural light, creating a warm and welcoming atmosphere.

The bedrooms are a haven of tranquility. The master bedroom boasts a luxurious king-size bed and an ensuite bathroom with a shower-tub combo, vanity, and toilet. The guest bedroom features a plush queen-size bed, perfect for a restful night's sleep. The guest bathroom, complete with a standalone shower, vanity, and toilet, ensures convenience for all occupants.

With the added convenience of a stackable washer and dryer, every detail has been considered to make your stay seamless.

Beyond the walls of this chic condo, the condominium grounds offer a haven of outdoor delights. Nestled right on the waterfront of the Comal River, you can enjoy the soothing sounds of nature and picturesque views. Picnic tables and grills are nestled under majestic trees, providing the ideal setting for al fresco dining and relaxation.

The condo is within walking distance to Schlitterbahn and the quaint and charming downtown New Braunfels where there are plenty of shops, restaurants and bars, Wurstfest, Landa Park, and golf. Historic Gruene is 4 miles away with its unique shops, restaurants, and the famous Gruene Hall – the oldest dancehall in Texas. Canyon Lake, Natural Bridge Caverns, Snake Farm, San Marcos, and San Antonio are just a short drive away as well!

*Monthly reservations during our popular winter months (January, February, and March) MUST be booked from the 1st to the 1st. **Remaining off-season monthly stays must be booked for a FULL month (i.e. 1st to the 1st, 6th to the 6th, 27th to the 27th, etc) We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans).

Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience!

We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay! The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay! With any excessively dirty unit (vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :).

-Renting party must be 23 or older (all members of the group must be 23yrs of age or older, unless there's a parent/guardian present during the entirety of the stay).  
-Must sign Rental Agreement prior to receiving check-in details- please let us know if you'd like a copy before booking (we can't attach)
-If booked on the same day or weekend, please call After-Hours # provided, as we can access our phone quicker than AirBNB
-No day visitors (6 guests-max occupancy- occupancy includes children)
-Bracelets are given for the max occupancy of the unit. These are to be worn to use the amenities on property.
-Max parking- 2 cars (in designated spots, towing will be enforced by a 3rd party company which unfortunately we have no control over- please use parking permits provided upon arrival)
-For stays over 28 days- max 1 guest per bedroom

Im hesitate on posting my review because I love this place and I need it stay open for me to return! We stay in this complex every year anf always have the best time. This is the perfect spot on the river. The condo is on the first floor and just steps to the water. The pictures are what you can expect. It is not a 5 star fancy hotel, but it is clean, comfortable, and has all the things you need for a relaxing stay on the Comal.

This is the first time I've used Vrbo and as a family we enjoyed everything about it! Being able to cook our meals, having our own bathroom and bedroom was a perk. This location was exactly what our trip needed. We were right next to 444 tubing for our day of river tubing, you can even walk there if you wanted. Close to Schlitterbaun, which we enjoyed the next day. We were able to make a few runs to Walmart for things, which was close as well. The river is literally in the backyard and nice to relax in at the end of the day. Bring goggles to go searching the river bottom in since the water is clear. We will be coming back! Thank you again for your quick responses when I had questions!

Been coming to the river for over 40 years and Comal river condo did not disappoint. Perfect location. Can take your tube and start floating. No need to get shuttle. We just walked back to condo.

It was ok
The property was very clean and exactly as posted. It was right on the Comal River which is why we chose this property. Within the first 10 minutes of our arrival our vehicle was almost towed. We had just gotten the parking pass and we’re on our way to put it in the car when the property manager said we were lucky. I thought it was ridiculous as we had just arrived. The beds were comfortable but the pillows were few and not padded. Luckily we brought some of our own. We were never able to connect to the internet. When I mentioned this to Kara she sent us a list of things we could try but nothing worked. This issue should be fixed but from other reviews it sounds like it’s been an ongoing problem. Too many remotes to try to figure out the tv’s. Master tv cuts out every few seconds which made watching miserable. Although the location was perfect, this isn’t a place I would stay again.
