The condo is within walking distance to Schlitterbahn and the quaint and charming downtown New Braunfels where there are plenty of shops, restaurants and bars, Wurstfest, Landa Park, and golf. Historic Gruene is 4 miles away with its unique shops, restaurants, and the famous Gruene Hall – the oldest dancehall in Texas. Canyon Lake, Natural Bridge Caverns, Snake Farm, San Marcos, and San Antonio are just a short drive away as well!

*Monthly reservations during our popular winter months (January, February, and March) MUST be booked from the 1st to the 1st. **Remaining off-season monthly stays must be booked for a FULL month (i.e. 1st to the 1st, 6th to the 6th, 27th to the 27th, etc) We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans).
Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience!
We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay! The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay! With any excessively dirty unit (vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :).

Im hesitate on posting my review because I love this place and I need it stay open for me to return! We stay in this complex every year anf always have the best time. This is the perfect spot on the river. The condo is on the first floor and just steps to the water. The pictures are what you can expect. It is not a 5 star fancy hotel, but it is clean, comfortable, and has all the things you need for a relaxing stay on the Comal.

This is the first time I've used Vrbo and as a family we enjoyed everything about it! Being able to cook our meals, having our own bathroom and bedroom was a perk. This location was exactly what our trip needed. We were right next to 444 tubing for our day of river tubing, you can even walk there if you wanted. Close to Schlitterbaun, which we enjoyed the next day. We were able to make a few runs to Walmart for things, which was close as well. The river is literally in the backyard and nice to relax in at the end of the day. Bring goggles to go searching the river bottom in since the water is clear. We will be coming back! Thank you again for your quick responses when I had questions!

Been coming to the river for over 40 years and Comal river condo did not disappoint. Perfect location. Can take your tube and start floating. No need to get shuttle. We just walked back to condo.

It was ok
The property was very clean and exactly as posted. It was right on the Comal River which is why we chose this property. Within the first 10 minutes of our arrival our vehicle was almost towed. We had just gotten the parking pass and we’re on our way to put it in the car when the property manager said we were lucky. I thought it was ridiculous as we had just arrived. The beds were comfortable but the pillows were few and not padded. Luckily we brought some of our own. We were never able to connect to the internet. When I mentioned this to Kara she sent us a list of things we could try but nothing worked. This issue should be fixed but from other reviews it sounds like it’s been an ongoing problem. Too many remotes to try to figure out the tv’s. Master tv cuts out every few seconds which made watching miserable. Although the location was perfect, this isn’t a place I would stay again.

Great location
This was the perfect place for us to stay for 5 weeks until our home was completed. It was in Nov. and Dec. so the condo complex was not busy except for the permanent residents who lived above and beside this condo. The apt. is small. The location is convenient to all in New Braunfels. Loved seeing "tubers" floating down the Comal on Christmas day!

Property is is a great location with direct access to the Comal River. Walking distance to downtown. Nice lawn abs patio/BBQ area.
Our stay was nice. The lady next door was a little over the top enforcing the wrist bands. There was a noisy disturbance in the parking lot last night involving the police but we mostly slept thru it. Would stay again.

This is a great property that is fairly quite with nice views and convenance. The condo was very clean and well kept and had all the amenities that you need. Great communication with the hosting manager.

Great property, beware of neighbor
This was our 2nd time to stay in this particular unit…. our 5th time staying at this property. Unfortunately, it was also our last! It’s clean, convenient and in a prime location! Seemingly the perfect place to stay for a quick family river vacation. Until you encounter the neighbor upstairs. This man is a permanent resident (so, he’s always there). Ironically, his mother is also the complex’s property manager and a direct neighbor on the left side of this unit. We’ve encountered this man before during previous stays, but his behavior (while obnoxious) had been tolerable. This time however, he cussed out my 12 year old and another renter’s 9 year old for being “too loud” opening the door! (Note: those renters were in unit 331 which is across from this man’s unit; read the comments that people have left for that property about said neighbor). This incident occurred well in advance of the complex’s “quiet” hours. When the 9 year old’s father walked up (from the picnic tables) to see what was going on, the neighbor cussed him out too! Then the neighbor’s mom (property manager) came out, supported her son (who is a grown man) and tried to rationalize his inappropriate reaction. It made for an awkward, uninviting stay. We were definitely targeted after that. “Under the microscope” so to speak. We have used VRBO to book stays in multiple locations across the country. I’ve always been an exemplary renter. This property is great. However, I feel mention of the nightmare neighbor is warranted if you want to make an informed rental decision.

We visit NB several times a year and love all the parks and water activities, so it was the perfect place to get great outdoor engagement pics for our daughter. We've stayed at this condo many times and love it's location to the downtown square and comal river views!

Great Experience!
Teresa was awesome! She went above and beyond since I first booked the condo. She answered all of my questions promptly and was made available through out our stay. The Condo was ready for use at 10 am on the day of check in. When we arrived the condo was neat and clean. It had everything that we needed including dishes and extra sheets & blankets. We enjoyed the view as the river was straight down from were we stayed. Overall, great experience! I recommend to use Teresa's condo.

Condo is on the ideal spot of the river. Teresa was quick to communicate and very accommodating. My crew really enjoyed jumping in the river whenever we needed to cool off. Very peaceful and private property.

We had an excellent time at the condo. Coronavirus did not stop us from doing what we like best & that was float down the Comal thx to private access provided by the Condo. All our favorite restaurants were open with masks. The views from the condo are stunning & access to Schliterbaun fantastic. We look forward to our stay again next year.

Great location & unit.
We really enjoyed staying here. The layout of the condo was perfect as well as its location on the river. The owner was very helpful and responsive before, during and after our stay. The only negative was the master bedroom mattress had some sagging on the right side. Other than that, It was perfect!

Amazing view, great location, great value.
The check-in process was super easy and the place was super clean when we arrived. The place was exactly like the pictures, great views and amd clean space. The water front area was the best. We sat outside all day watching the floaters go by. Gretlication on the river between the public entrance and exit of the river. We will be back as soon as possible.

Fun getaway
We had a great time staying at the condo. We especially liked the convenience of the Comal river, cute shops and good restaurants. Our only issue was no ice in the ice maker, but our stay was short so it worked out okay.
