About this house rental
Ideally located near Park City Mountain and Deer Valley and tucked away from the hustle and bustle of the resort community. Enjoy mountain views with open space and nearby skiing and biking, while abiding in this beautiful spacious townhome.
If you’re anything like us, we love the mountains, and we love all the outdoor activities Park City has to offer. However, we also enjoy a little privacy away from the busy atmosphere of the resort communities which can be had in this upscale Park Meadows neighborhood. Come and stay at our relaxing 3BR/3BR townhome, located just 7 minutes from Park City Mountain, 10 minutes from the Historic Shopping District, and 15 minutes from Deer Valley. Spend the evening in front of the fireplace, or soaking in your private hot tub with magnificent mountain views. Don’t let this relaxing opportunity pass you by, after all, you’ve been working hard, it's time for a break.
WHY WE LOVE OUR HOME
Once you’ve settled into this wonderful 2400 sq. ft. townhome you may never want to leave. Bring along six of your closest friends or family members in this home that sleeps up to eight. With two in the master bedroom situated with a king bed and en-suite bathroom, four in the guest bedroom with a queen bed and pull out sofa bed, finally two more in the second guest twin over twin bunk bedroom with a full sized futon. You’ll also have plenty of space to lounge in the open living room with a large television and plenty of couches. If you enjoy cooking, no need to worry, the kitchen is equipped with all your cooking basics. Oh, and did we forget to mention that you have a private hot tub just off the dining room?
THE KITCHEN
The Kitchen is equipped with a refrigerator, range/oven, microwave, toaster, flatware, crockery, and cookware.
THE LIVING ROOM
The vaulted and beautifully wood beamed open living room hosts plenty of couches for relaxing, as well as a television with smart capabilities.
MASTER BEDROOM
The private master bedroom is on the upper floor and plays host to a king bed, an en-suite bathroom, desk, and TV.
GUEST BEDROOM
The guest bedroom is on thee main floor and enjoys a queen bed, sofa bed, study desk, an en-suite bathroom, and TV.
BUNK BEDROOM
The bunk bedroom is adjacent to the guest bedroom, and has a full sized futon and a twin over twin bunk bed and a TV.
PARKING
You will be able to park up to ONE vehicle in the garage as the homeowner keeps a private vehcile parked there too. Please no parking on the driveway as it is not allowed by the HOA.
HOME DETAILS
This home is located in a safe and well maintained luxury community. Many of the other townhomes in the area are also vacation rentals while others are for permanent residents. Just behind the home, and about 100 yards SW are the greens to a local private golf club. Don't worry you don’t have to worry about golf balls landing on you while you’re in the hot tub, it just makes the views that much better!
RULES & INFO
- No smoking: Smoking is not allowed in or around the home at any time.
- No pets: Pets are not allowed in or around the home at any time.
- No Parties: Parties, Events, or Large Gatherings are not permitted in or around the home at any time.
- Laundry: There is a washer and dryer in the home.
- Winter Conditions: Be aware that during the winter months slippery and icy conditions exist and there may also be roof snow and icicles.

For after-hours communication, leave a message, and we will strive to promptly return your call. Refunds or considerations are only possible if problems are reported during your stay, and are not gaurenteed.
CONDITION OF PROPERTY:
Please leave the property in the same condition as during check-in, normal wear and tear excepted. PMI Park City or its agents may enter for repairs or maid service at reasonable times with prior written or verbal communication. Cooking is only allowed in designated areas. Guests must promptly report fire or damage. Liability extends to family, invitees, employees, or other guests. Subletting is prohibited. Guests must return all keys and openers upon departure; failure may result in a minimum $50 charge per item. Compliance with House Rules is mandatory, including no pets and no indoor smoking.
INSURANCE:
PMI includes an accidental damage protection policy of $59 in the nightly rental fees and is covered up to $5000 in accidental damages. Any damages that amount exceeds $5000, the remaining balance is to be paid by the Guest. Guest understands that this insurance does not cover damage or loss to Guest belongings. It only covers accidental damage to the property and/or contents caused by Guest.
Adherence to occupancy policies and limits is strictly enforced. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid.

This condo is in a quiet neighborhood with beautiful views of the mountains. It is well equipped for a home like stay. Renters should know that there are no window coverings In the primary bedroom and bathroom and it has windows overlooking living room. We hung a bed sheet over the window facing the street. Also it appeared that a mouse had eaten two holes in the living room rug. There are no window coverings on the entire front facing door walls so if privacy is desired at night it is not possible. Strange omission in an otherwise nice home.

Overall we enjoyed this space. The beds were comfortable, the hot tub was clean. The location worked well for our needs. The technology worked well (good internet, streaming options). The upstairs bedroom does not have window coverings which was fairly odd to us. There was no standard coffee maker - Kureg for a long stay is not my favorite and is wasteful. I would recommend filling the hand soaps or providing sufficient bar soaps and adding some hand towels especially for longer stays.
