Prepare to be impressed: This exquisitely presented, luxury property will knock-your-socks-off! Spacious and modern, presented to perfection, super-clean with fantastic amenities, you'll be loving where you're staying as much as the beautiful Island you're visiting. Featuring All new high quality furniture, divinely comfortable beds with hotel-grade linens, fully air conditioned & on mains water. The entertainer's kitchen & huge 4.8 metre dining table has space for everyone. Billiards Room, Smart TV's, Wifi, boardgames, magazines, plus separate backyard Games Room with Table Tennis, Fuseball, Air Hockey!
YOUNG CHILDREN: This luxury property may not be suitable for some young children unless carefully supervised by caring adults. Certainly not child-proof.
THE LOCATION: Located just 800m from Kingscote's main street & 150m from the ocean, you can enjoy the coastal walking trail into town with the convenience of cafe's, shops, the jetty, beach strolls & tidal pool nearby. Cactus Cafe, The Odd Plate and hotels are within walking distance, or just a 1-minute drive away, there's almost always seals & pelicans near the jetty & often dolphins in the bay. Kingscote is a convenient, central location for visiting the Island's attractions during the day & no need to drive outside of town at night.
THE KITCHEN+LIVING SPACES: The main upstairs living space can be accessed without using stairs & features an amazing kitchen with dishwasher, Nespresso machine, oversized oven + cooktop, standard fridge+wine fridge & an enormous island bench for everyone to congregate around, bonus fridge in the garage. There's a huge dining table for 16+, a comfy leather sofa for viewing the 70" Smart TV. This space opens out onto an undercover alfresco area with BBQ (gas provided), outdoor sofas, dining setting.
BILLIARDS ROOM: Inside, complete with 8ft pool table, bar-style seating & TV for keeping up to date with your favorite sports. Enjoy some friendly competition or take your socialising & drinks out onto the balcony area, with town and ocean views.
RUMPUS/GAMES ROOM: Additional backyard Games Room, separate to the house with Table Tennis, Fuseball & Air Hockey (about 10 steps to access).
GUEST NUMBERS/TARIFF: Base tariff includes up to 8 guests with all 6 bedrooms & 3 bathrooms accessible for your group, set up in standard configuration. A fee applies for extra guests if you have more than 8 using the property (max 16 inc. babies) or for non-standard bedding set up (just let us know if the config doesn't work for your group). Only booked/paying guests are permitted to visit or stay at the property during the day or overnight (no complimentary visitors or guests sorry & please don't just bring extras without paying). ALTERNATIVE BED CONFIGURATION: For a larger booking of up to 16 guests (inc infants), or non standard configuration, there are 3 x additional inner-spring mattress trundle beds and 2 x sofa beds available (addit fees may apply). This then provides up to 14 separate beds.
LINENS: Professionally laundered hotel-grade linens, including beach towels, lots of bath towels, bathmats, hand towels, tea towels, pillows & bedding etc.
CONSUMABLES: A great starter-set of consumables are provided for your convenience, likely enough for your whole stay (toilet paper, paper towel, dishwasher tablets, washing powder, kitchen sponges, soaps, food wraps, pepper+salt, coffee+tea etc.).
ACCESS: The clever design of the house means there's no need to use stairs to access the upper level (4 bedrooms/2 bathrooms/living spaces)-just enter via the rear door. If you're using the 2 downstairs bedrooms & bathroom, you can enter via the front door or using the stairs inside. The external rumpus room requires using about 10 steps to access.
CHECK IN / OUT TIMES: Standard check in is from 3pm, check out by 10am. Festive Season 4pm check in. Guaranteed Early Check In / Late Check Out by arrangement (fee applies). This gives us plenty of time to prepare perfectly for your stay - we don't cut corners with cleaning! That said, the property will sometimes be ready for an earlier check in, so just let us know if you're planning on arriving in Kingscote earlier & we'll message you on the day as soon as ready for check-in. Most guests to KI choose a midday or 1pm ferry & take the opportunity to have lunch at Dudley Wines on arrival day, before heading over to Kingscote in the late afternoon.
YOUNG CHILDREN: We're kind and friendly, but need to be up front that this luxury property may not be suitable for some children under about 5 years-it's a 'grown up' space & not set up in any way to be child-proof or robust. There are breakable styling items at low heights, magazines/books, light coloured textiles, glass objects, gorgeous furniture which isn't kid-friendly (ie white leather custom sofa), stairs, balconies etc -not the sort of place where the kids can run free-and-wild whilst the parents relax! If you are happy to effectively supervise your precious children (which most responsible, respectful people are!), you are warmly welcomed & we can provide a porta-cot, cot linen, high chair and toys.

WHEN TO VISIT: Everyone loves the peak Festive Season to make the most of KI's amazing beaches, do the Dolphin Swim tour & enjoy bbq's and warm nights outside with friends-and who wouldn't! But don't overlook the cooler months for great bushwalking weather & stunning photography opportunities, or simply to enjoy the fresh air, beach walks, fishing, wineries & the little shops.
PETS: Sorry, pet's aren't allowed on the property-we have no insurance whatsoever for damage caused by animals or pets. Genuine Assistance animals provide valuable support & are naturally very welcome, however we'll just need to know in advance to make special arrangements.
CLEANING: We do hope you love how clean the property is presented! It's the best compliment ever when guests tell us that our accommodation is the cleanest they've ever stayed in! We include normal cleaning, and like the normal expectation of a holiday rental, you need to pack up before you go (things put back where there were found on arrival), dishes put away, bbq clean, spills wiped up, rubbish in bins etc. Standard 'HOLIDAY RENTAL' level cleaning after respectful guests is naturally included and our pleasure. No Fish Cleaning facilities on the property. Property MUST NOT be left offensively odoured-we need to be able to rent the property to the next guests after normal cleaning, and this is not possible if odours have permeated curtains, sofas, carpet etc.. Function level cleaning is not available. WE ARE KIND, BUT WILL ABSOLUTELY NOT TOLLERATE RECKLESS, DAMAGING OR FILTHY GUESTS - IF YOU 'TRASH' THE PLACE, YOU WILL BE CHARGED ACCORDINGLY.
PARTY POLICY: This property is located in a peaceful residential area, so sorry, absolutely NO wild, crazy parties, schoolies/buck's/hen's etc. here. If you throw a wild party, you will be required to leave immediately without refund. You're very welcome to celebrate a special occasion in a quiet & sensible manner, however functions (such as a birthday party) require prior approval only booked guests may attend the property (no extra day or night visitors) & no disturbance to neighbors.
DOMESTIC TRAVEL INSURANCE: Sometimes holidays don't go as planned, such as illness, missed or cancelled transport or weather events, so travel insurance is highly recommended, as we don't typically refund if you can't make it to your booked stay. We're kind and friendly & will put care into planning for your stay, but we don't cover the risk that Travel Insurance is designed to cover.

This property is fantastic for large groups. Very well set out and loads of room to move around freely in all areas. Wonderful outdoor area well protected.

Luxury getaway in Kingscote
Three generations of our family enjoyed a week of blissful relaxation in this gorgeous property. Every need is catered for and the standard of the finishes, provisions and cleanliness is second to none. Rachel is an excellent host and offers lots of helpful advice. The pool room and games room kept the kids entertained for hours and we really could not have asked for anything more for our stay. We highly recommend this property and hope to be able to stay again!
