About this house rental
The Beach House boasts an enviable position overlooking North Berwick’s main beach, Milsey Bay and views to Bass Rock and across the Firth of Forth. Refurbished to a high standard throughout with quality furnishings and floorings, it offers an elevated, open-plan living area composed of a lounge, dining room and kitchen. This space allows our guests to take full advantage of the wonderful, expansive views of the beach and Bass Rock. The property is also complemented with heating and a fully equipped kitchen. All in all, The Beach House offers a warm and luxurious seaside holiday whatever the weather.
A south-facing, sheltered private courtyard also offers outside seating and a professional BBQ.
Living Area
Large comfortable sofas at one end of the open plan living space create a perfect seating area to watch television or simply relax watching the ships pass by or admire the enchanting views of Bass Rock through the bay window. In the middle of the room is a table and chairs to seat 4 guests whilst at the far end of the living space is a large dining table which can comfortably seat 10 – the perfect setting for a gathering of friends or family.
Kitchen
The large and spacious living area shares its space with the open-plan kitchen making it a perfect space for entertaining during your luxury seaside break. This well-equipped kitchen enjoys all the mod cons and integrated appliances including a dishwasher, coffee makers (Miele and Nespresso) and wine refrigerator. There is a small utility room, perfect for drying and storage and has a washing machine and separate tumble dryer.
Bedrooms and Bathrooms
The Beach House has four large, beautifully decorated double bedrooms, two with stylish en-suite bathrooms with walk-in showers and a separate bath. The other two bedrooms share the use of a large bathroom with a walk-in shower and panoramic views of the Firth of Forth.
You are welcome to bring one well-behaved dog as we understand if your dog is one of the family you will want to bring them! There is a small charge of £30.00 per booking.
Please note we do not provide hypoallergenic bedding at our properties.
Bookings made at this property require a £400 damage deposit, which will be due 7 days before check-in. Providing there are no deductions to be made from this, the payment will be refunded 5 working days after departure.
Please note complimentary mid stay cleans (including the provision of fresh linen and towels) will be provided as follows:
Bookings for 14-21 nights will receive one mid stay clean
Bookings for 21-28 nights will receive two mid stay cleans
Should you require any further mid stay cleans or linen and towels provided please note there will be an additional cost for this. Please contact our team to enquire further

The property is a "double upper" and is accessed by stairs at the rear of the property. The entrance, hall, lounge, dining room, utility room and main bedroom are on the 1st floor. There is then a small set of steps down from this level to the main bathroom. The 3 further bedrooms and 2 bathrooms are accessed via another set of stairs on the 2nd floor.

This exclusive first floor, 4 bedroomed home sits in a fantastic position overlooking North Berwick main beach. The property looks directly North across the Firth of Forth to the coastline of Fife in the distance and North Berwick’s famous Bass Rock just off shore. The nearby Scottish Seabird Centre is also worth a visit.
Getting there
Once in North Berwick, drive along Marine Parade and on to Tantallon Terrace towards the Glen Golf Club. The Beach House is the double upper apartment in the very last house in this row and from here you will see the gate into the garden to access The Beach House. You can park on the road outside the house in front of the beach.

The only issue was the BBQ was not useable as it was very rusted and extremely dirty. The recycling bins were overflowing and needed to be emptied, otherwise it was an outstanding place. Located 10-15 minute walk to main downtown shops and restaurants.
