This is a penthouse sunset facing 4 bedroom luxury condo at the highly sought after Boardwalk Beach Resort. it was just remodeled and professionally decorated in the winter of 2022.
The master bedroom on the water has a king size bed and cable TV plus a great view of the ocean and access to the ocean front balcony. THE MASTER BEDROOM HAS A PRIVATE BATHROOM WITH A JACUZZI TUB.
The 2nd bedroom has a KING size bed and flat screen cable tv on the wall.
The 3rd bedroom has a Queen size bed and flat screen cable tv on the wall.
The living room has floor to ceiling windows overlooking the ocean, with access to the oversize private balcony and a queen pull out couch.
The 4th bedroom or the lockout suite sleeps 4 and has a king size bed and a day/night chest which folds out to a queen size bed. 55 inch flat screen cable TV, an ocean view and its own private balcony over looking the ocean. The lockout has a private bathroom with a jacuzzi tub. It also has a kitchenette.
With nine-foot ceilings, crown molding, tile throughout, granite counter tops, ceiling fans throughout and garden tubs and showers this condo has it all! From this 22nd floor balconies, you'll overlook a 1,700-foot expanse of sugar white sand beach.

The property was not properly maintained. The owners of this property need to put money into it to fix it up. Several towel racks were broken, the sliding glass door to deck needs to be replaced as it was hard to open. We had to call maintenance twice before the door was fixed enough to where we could open it easily. The safe was locked and we couldn't get into it to store our valuables. Some doors were patched up. The living room sofa needs to be replaced. Only the TV in the living room worked properly. We had to guess how to use the other bedroom TVs. The master spa wasn't a spa, just an oval tub. The water knobs were broken and you had to make sure that they were in the correct position so that the water wouldn't drip.

This property was in a great location and wonderful view of the ocean and sunset. The elevators are fast, which is a big plus! It accommodated our family of 6 adults, two 4 year old's, two 2 years old's, and two 9 month old's nicely.
This unit does need some updating and better cleaning crew. First off, the towel bar in the large suite was laying on the window sill when we got there. I feel like the main tile area had not been mopped in a while & just swept. Whenever we would have to wipe up water from the floor, the dirt from the floor was black. The utensil drawers have sand & crumbs in them. The refrigerator ice machine does not work. The middle bedroom with the king bed, right side squeaks terribly when just trying to get out of it. You have to take the closet door off the hinge to open the dryer door. The large suite stays humid and the vents need cleaned in that room and in the hallway.
The front bedroom seemed to be okay and the bed soft.
The small bedroom is small, but we just had a playpen in that room and not anyone else. Every toilet flushed well and showers drained well.
The kids pool was operating, but there were somethings that looked like needed worked on, but did not stop the kids from having a blast. The big pool was nice, but I feel a little overboard on some of the rules, but I understand. The one rinse off shower leading up to the pool from the beach, was not working.
My overall rating is a 3.

We loved this property as it had everything we needed and it was in the ideal location. There were lots of beach toys and floats provided and the large balcony was amazing. The kitchen was almost fully stocked; the only thing missing that my family uses almost daily was an air fryer. The only complaint I had is that we couldn’t figure out how to lock any of the interior doors (bedrooms, bathrooms), and I really think the locks were just worn out, but we just made everyone aware and we all tried to knock before entering any rooms, which was a little difficult with kids and teens who like to barge in unexpectedly; but it worked out and was fine. The balcony door to the living room was extremely hard to open and close, but I’m sure that can be contributed to the sand/salt that accumulates. Although we were on the 22nd floor, we never had any issues waiting for an elevator and they were quick and easy to use. My father in law is also bound to a wheelchair and the extra space in the condo made it easy for him to maneuver. I do wish it had one bathroom that was handicap accessible with toilet bars and a roll in shower, but we had a wonderful week with my family of 11, and we would definitely book again!!!

The property was great, overall. The space was very good for the 10 guests we had (really 9, one extra stayed 2 nights). The views of the beach were excellent and the location was very close to all shopping and restaurants. We did have an issue with the up-front condo and entry room (very small one) not cooling very well. It got a little warm in these areas at times but was better if the bedroom doors were left open - inconvenient. The blender in the kitchen does not work and should be discarded. I would definitely consider staying here again.

Cleaning crew/person didn't do a good job. Kitchen was not well stocked with dishes, pots, pans. There was one kitchen towel and one dirty one left in the cabinet. Some dishes in cabinet were dirty. Dishwasher didn't work (would not release detergent). Air conditioner in breakout room started working intermittently with two days left in my stay. Ice maker in freezer didn't work. One of refrigerators drawers was stuck. Pocket door between bathroom and wash room was off tracks and couldn't be used. Towel bar by tub was ripped out wall. Handle on garden tub in one of rooms was not secure and came off. Overall love PCB, love Boardwalk, but did not love this room and will not rent it again. For the price we paid we expected better than this.

First off, no complaints with building. Pool area and parking are really nice.
We arrived late so should have been clean.
Many issues as soon as we arrived. Sand in the beds Broken doors (hanging) specially the bathroom so that was a fight the whole week, some locks didn’t work. Kids sticky toy stuck to kitchen ceiling. Dirty pans in the oven. Toilet seat was cracked. Shower rod keep falling so it would rip the paint. The bedroom with the queen bed is to small for a couple with no closet or storage. Dirty marks on the wall. Towel rack was broken Emailed and sent pictures but no action was taken to fix things. Would stay at the resort again but not this unit. Needs TLC

Our condo was never apparently cleaned before check in. Sun flower seeds all over the floor, cereal and crumbs on kitchen counters, large dead roaches scattered throughout the condo, master bed had dead bugs and what appeared to be clumps of pubic hair still in it. There was no way the sheets had been washed. The floor was covered in sand. Curtains looked like they had blood all over them in the living room. Living room furniture was small, dirty and very worn. The sofa felt like you were sitting on a wooden box. Definitely needs to be replaced. Master bath handle was sitting on the side of the tub. Tv never would work. Master shower was covered in black mildew around the caulk. Mattress was terrible and covered in urine stains. I spent our first night cleaning someone else’s mess and washing all of the sheets and comforters. Property manager finally had someone come clean on our second day, but I had already cleaned most of it. They took the pillow cases and we never got them back. I messaged with no response back. I had to go buy pillow cases. Overall I would say this was probably the dirtiest condo we have ever stayed at. The boardwalk resort was nice and I would recommend it. Definitely wouldn’t recommend this particular unit to anyone EVER.

The place was dirty. A lot of things were broken like the door the lamp the knob to the tub and AC in the lock out room worked half the time. The kids were not allow to pass a ball in the pool or splash. The kids couldn’t have fun in the pool the work out room was for owners only. The ice machine didn’t work and die the money we had paid with all these things. Very very disappointing. I would not recommend anyone to go there.

We had a great time at the condo. The condo was clean (except for having to wash the sheets on the pullout bed in the extra room), and all appliances worked well. The location is GREAT! Friendly security staff. Wonderful pool and outdoor mini restaurant. Elevators were fast so we didn’t have to do a lot of waiting.

Everything was great but the only complaint I have is cleaning. When we checked in we found trident gum wrappers all over the condo which questioned the cleanliness of the condo with our group. Also red wine cup ring on one of the bath tubs. Cleaning crew could have done better. For the cleaning fee we were charged at booking I would expect the whole place to be clean even with the short turnaround time.
Location and set up were great. Enjoyed our trip and stay. When I had questions property management was quick to respond.

This condo/pent house was absolutely stunning. There was enough room for everybody and nobody was stepping on top of one another. We had a group of 4 adults 2 teenagers and 2 children and the entire place was beautiful. There was enough amenities for everybody to use complete with washer and dryer so that we could keep all of our clothes clean and return home with clean clothes it. Came fully stocked with dishes as well as toys in the closet for the kids to play with beach chairs so we didn't have to buy any. This place was above and beyond our expectations.

Great location. Beautiful views. Quick elevators. That would be the only description of the advertised “penthouse “. King bed and queen bed were the worst beds we have ever slept in. Very uncomfortable, queen frame under middle of bed was on the ground, rolled to middle; just seemed very old. Coffee machine but no coffee pot, 4 forks, 5 spoons. Sand appeared to be everywhere including counter tops. Not sure floor was swept. Management company was contacted and brought new coffee pot, more silverware, mixing bowls, dish towels. They were very easy to work with with quick response.

Far from penthouse! Kitchen only had 3 spoons. Very little useful in kitchen, not even cutting board! Needs some TLC! Should be stocked for # people staying, not near enough towels. Also asked for assistance with safes to no avail. Trying to be responsible for valuables isn’t possible without safes!

We started out in a reserved condo at the wonderful Edgewater Golf and Resort location. Upon arrival we were issued our parking pass and the proceeded to park, we needed a can opener to get in and out of the truck. We looked for luggage carts only to be disappointed that not one was available, so off we went to check out the condo, this one was supposed to be remolded and we couldn’t wait to see it. Well in the door we went only to find cabinet doors missing, bifold doors hanging off the hinge’s, curtains torn down and trash all over the balcony. Called ECD and they said they would send a cleaner over but , that was not going to do it for us. We got a hold of the supervisor who was great and moved us to the Boardwalk 2211 which made up for all the hassle. ( It was Fantastic)We will return next year, the Supervisor was awesome and very professional.

This place was great. The on-site security knocked on our door 3 mornings in a row but finally figured out it wasn't us making noise or doing anything else. So the rest of the trip was ok... the condo is great for large groups or larger families. We enjoyed our stay.

Boardwalk room 2211
No sheets for the sleeper beds. Ice maker quit working door on laundry room missing. The main thing was the main balcony door would not open, had to use the master bedroom door ams it was very hard to open also. Called maintenance and never showed up.. would stay here again but not in this condo

Horrific. Condo floor was nasty. No linens in the condo. Air conditioner in the lock out unit out for 5 days of a 7 day trip. I Have now emailed the Property rental service Emerald Coast Destinations 4 different times and called and can not get anyone from the agency to contact me back. I would like to be refunded my Cleaning fee and for the time the air was out of the lock out unit and it was un useable. We then had only a 3 bedroom condo. We paid for a 4 bedroom condo. You cant open windows on the 22 floor. Please reach out to me Emerald coast or Vrbo .

Less than stellar
Door handle missing to sliding glass door, stains on sofa, area rugs were heavily soiled, love seat dirty, chair broken on the deck, chair missing from dining area, fridge went out. Lost $800 worth of groceries, they had to replace the fridge during our stay, management company refuses to return my calls about being reimbursed for groceries. I have pictures, receipts to prove this happened.
I am thoroughly frustrated because we had to spend extra money we didn’t have to replace the food for 9 people. I would never stay at an ECDI property again. I have made a complaint with the Better Business Bureau.

I liked the location of facility for the rental, however, I did email the rental agent on a link to discuss issues with the room and never received a response. The air conditioning unit in the attached suite wouldn't turn up or down due to broken thermostate, therefore, it was super hot in that room. The toilet paper holder in master and towel rack in suite fell off the walls when we reached for towel or toilet paper. The doors to washer and dryer were only halfway on there and the other set of doors blocked you being able to easily access the dryer. There were not many dishes in condo and the ones that were there were dirty. The floors in condo were super dirty upon our arrival. the TV in the extra bedroom behind the kitchen was not linked to the cable. Also, there was an extra VRBO fee that I was charged for of like $98.00 that was not included in original estimate online.

Great Location
This was a great location with lots of room for our family. Complex was nice and everything was convenient. Downside was the details I. The condo itself. Bedspread was old and ripped with little balls all over it from age. It was covered in sand so when I pulled it aback to get in bed the first night the top sheet had a large layer of sand on it so I know it wasn’t washed before we came. All the other bedspreads and comforters were dirty as well. King bed in master… when we got there the 2 twin box springs were turned sideways so when I sat down at foot of bed to take my shoe off it flipped up and I fell into the floor. Lol. I discovered the reason, they don’t fit the other way so we ended up having to prop the bed up with suit cases at the foot. The mattress was so cheaply made you could fold it in half. Everything else was great. Balcony furniture was very nice and plenty of seating inside. If they can step up the game on the beds and linen it would be great.
